Why Greenhithe deposits get clipped

The DA9 stock skews new. Renters’ Rights Act 2025 – what changed on 1 May 2026

The Renters’ Rights Act 2025 commenced its headline reforms on 1 May 2026: rolling periodic tenancies replace fixed-term assured shorthold, Section 21 no-fault eviction is gone, rent rises move to once-a-year through a Section 13 notice with a tribunal route. None of that touches the deposit-deduction process at the end of a tenancy. The same five inventory grounds the clerk has always used apply: cleanliness, damage, missing items, gardens, and rubbish. Deposits sit with one of the three approved schemes – TDS, mydeposits or DPS. Cleanliness is still the most common ground for a deduction, and Shelter publishes the tenant-side process for disputing one. The check-out walk now carries more weight because the possession routes have narrowed.

Dartford Borough Council Article 4 across DA9

Dartford Borough Council holds Article 4 powers across the borough in two phases. The area north of the A2 came into the immediate Article 4 Direction on 9 December 2025; the area south of the A2 – which includes most of the DA9 Greenhithe patch and Ingress Park – followed on 10 December 2026 (Dartford Borough Council Article 4 announcement). The Article 4 removes permitted-development rights for change of use from a C3 single-family dwelling into a C4 small HMO, meaning any house-share conversion across the Vellum Drive townhouses or the Bellway western-edge stock now needs a planning application. The national mandatory HMO licensing regime applies borough-wide to any let to five or more people forming two or more households. Almost every Ingress Park let is single-family C3 not HMO, so the Article 4 is a fringe issue across the standard rota. We price HMO common parts at standard room rates where they apply.

What is particular about cleaning a Vellum Drive townhouse

Three things, in the order they cost cleaners time. First, the integrated extractor housing over the kitchen island. Crest Nicholson fitted the Ingress Park townhouses with a stainless extractor canopy over a central island, with a baffle filter and a glass front that picks up amber grease film around the perimeter inside two years even with regular wiping. The developer-photo schedule shows it spotless. Second, the tile-grout shower screen in the master ensuite. The walk-in shower in a Vellum Drive four-bed has a fully framed glass screen and a tiled surround where the grout darkens to a brown line in the corners over a long tenancy. Kitchen

The integrated extractor canopy over the kitchen island on the Crest townhouses is the headline. We strip the canopy down to the housing, soak the baffle filter in a degreaser bath, lift the amber halo off the glass front and the surround, and replace the filter with a fresh one if the developer fitted a paper baffle. The integrated oven and combination microwave come out for a full single-oven or double-oven clean. We pull the integrated washer-dryer and dishwasher front panels and clean the seals, doors, drawers and the cavity behind the kick-board. The kitchen island worktop, the splashback, the cupboard fronts and the soft-close hinges all get a degreaser pass. We descale the chrome mixer tap and run a scale paste under the spout. The fridge-freezer cavity is emptied, defrosted, and wiped down inside and out. The silicone bead behind the hob – the new-build deduction line – gets worked through with a soft brush.

Bathrooms and ensuites

The fully framed glass shower screen in the master ensuite is the screening item. We work the runner along the bottom with a scale paste pane by pane until the chalk tide-line is gone. We descale the chrome shower head, the riser rail, the basin mixer and the bath taps. The wall and floor tile-grout in the master ensuite gets a brushed pass with a grout cleaner to lift the soap-scum shadowing the clerk will photograph from the side. The toilet pan, rim, cistern and seat are bleached and rinsed. The mirror cabinet is cleaned inside and out. Extractor fan grilles are pulled, brushed and refitted. We pay particular attention to the silicone bead along the bath edge and the shower tray edge and we replace the bead if it is mouldy beyond cleaning – that costs extra and we tell you on the day.

Bedrooms and living areas

The engineered-oak hallway through to the kitchen is shampooed with a wet machine and the right pad to lift the commute-wear strip without damaging the lacquer. The bedroom carpets are vacuumed thoroughly and shampooed if they are on the carpet add-on. We move what we can to clean under and behind, including the bed if there is room to slide it. Wardrobes are emptied if instructed and wiped inside, including the rails and the tops where dust gathers. Skirtings, picture rails on the older Knockhall Road terraces, door frames and door tops all get a damp wipe and a polish where appropriate. We dust fitted blinds slat by slat. The radiators are wiped front and back where we can reach. The window frames inside, the sills and the catches are cleaned, and the glass is polished from the inside. On the Mascalls Wharf and high-terrace apartments the balcony glass and frame is hand-cleaned where access permits.

Throughout

Light switches, plug sockets, intercom panel, thermostat, smoke and CO alarms – wiped. All internal door handles, hinges and frames – cleaned and polished. The MVHR vents in the post-2010 Ingress Park stock are pulled, brushed and refitted where the developer has fitted them at ceiling level. The hallway and stairwell carpet runner if there is one. The under-stairs cupboard. The airing cupboard with the boiler and unvented cylinder, where the clerk often opens the door and looks. A 4-bed Crest Nicholson townhouse on Vellum Drive runs about seven and a half hours with two cleaners, longer if the integrated extractor canopy needs a strip-down or if the engineered-oak hallway needs a full wet shampoo.
