Why the check-in report decides the whole thing

Begin with the document, because almost nobody does, and it settles the argument before it starts. The day you moved in, a clerk walked the property and wrote down the state of every surface, usually with photographs, often with the word “new” against the kitchen and bathroom. Grout is the quiet one alongside both. Kitchen and bathroom grout is the line between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving, which happens in a long tenancy, we photograph the state before we start so the clerk cannot bill you for wear that was already there at check-in. What 1 May 2026 changed for a Heybridge move-out

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. That timing bites differently out here than in a dense town. Heybridge has grown a long way from the farming village it was until the 1970s, with the Bovis estates that went up west of the village in the mid-1990s and a steady run of newer building since, so there are more family houses on longer lets than short flats.   • Engineered-oak floors in the newer homes given a sealed-floor wash with a barely damp pad, never a wet mop that swells the seams.

From basin cottage to Bovis estate: the stock by area
