Why Great Baddow deposits get deducted

Average private rent in the Chelmsford district reached £1,442 a month in February 2026, up 8.3% on the year (ONS Private Rent and House Prices, February 2026). Great Baddow, on the south-east cusp of the city, runs slightly above that line for the period stock and slightly below for the post-war terraces. A two-bed cottage on the High Street can let for £1,500, a three-bed Manor Road 1930s for £1,750, a four-bed Beaulieu-fringe new-build at the north edge close to £2,200. Every extra hundred a month enlarges the deposit at risk on move-out.

Great Baddow housing stock is unusually mixed for one CM2 7 postcode. The village core, designated a Conservation Area in 1969 and covering roughly 14.8 hectares, holds 41 listed buildings – timber-framed Tudor cottages around the High Street and Bell Street, Georgian and early-Victorian fronts on Church Street, the Vineyards and Maldon Road. Step a few hundred metres outward and the stock changes hard: 1930s detached and semi-detached lining Manor Road and Baddow Hall Avenue, 1950s and 60s LCC-style infill on the Galleywood Common edge, modest pockets of 1980s estate housing, and a thin band of new executive build pushing in from the Beaulieu Park direction at the north fringe. Inventory expectations differ wildly between a 17th-century cottage with low oak beams and a 1962 chalet bungalow on Pump Hill, but the clerk’s checklist is the same.

The water is the third factor. Great Baddow sits on the same Anglian-supplied chalk geology as the rest of CM2, with hardness measured around 327ppm in the city and creeping toward 360ppm out into the village fringe. UK national average is 205ppm. Scale builds back on shower heads, kettle elements, chrome taps and toilet rims inside a fortnight if the descaler choice or the dwell time was wrong on the previous clean. Inventory clerks working CM2 know this and they look for it specifically.

Renters’ Rights Act 2025 and what changed on 1 May 2026

Section 21 no-fault evictions ended a week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025. The headline reforms commenced on 1 May 2026: rolling periodic tenancies replace fixed-term ASTs, Section 21 is gone, and any Section 21 notice served on or before 28 April 2026 has to be acted on with a possession claim by 1 August 2026 or it falls invalid. Chelmsford City Council has published its own guide on chelmsford.gov.uk. From a tenant’s view, a clean move-out and a documented inspection is now the cleanest exit route, because possession is harder for the landlord and the deposit dispute is the main lever either way.

Clerks have got tighter since.

Chelmsford City Council’s licensing position

Unlike Medway or parts of east London, Chelmsford City Council has not designated selective licensing wards or issued an Article 4 Direction across the private rented sector. Mandatory HMO licensing still applies to qualifying properties (the council holds the public register), and from late 2026 every private landlord nationally has to register on the new Private Rented Sector database under the Renters’ Rights Act. If you’re moving out of a licensed HMO room in the village, the licence-holder has standing to deduct for shared-area condition that wouldn’t be picked up on a single-occupancy let. We price HMO common parts as standard rooms; you’re not paying double.

What’s particular about cleaning in Great Baddow

Three things, in the order they cost cleaners time. First, the Conservation Area cottage stock around the High Street and Bell Street. Original timber framing, oak beams at chest height in the older properties, lath-and-plaster ceilings, flagstone vestibules, open fireplaces with soot-stained brick reveals, leaded windows where the panes are individually puttied. Hand work, not spray work. Second, the Manor Road 1930s detached belt.   • Scale tide-marks on shower screens. The Anglian Water 327ppm load leaves a faint horizontal line at the water level, and a junior clerk catching it in side-light will flag it. We now do a second descale pass on every screen, then dry-buff with a microfibre.
  • Oven trim residue. The thin chrome strip around an oven door catches polymerised grease that lifts only with a paste, dwell time, and a plastic scraper. Skip the dwell and the trim looks unclean even when the rest is glass-clear.
  • Soot ghosting on cottage chimney breasts. On the High Street and Bell Street stock, a single light scrub spreads the soot rather than lifting it. We do soot work first, dry, before any other cleaning gets near the brick.
  • Picture-rail dust on Manor Road 1930s ceilings. Three metres up, you can’t see it from below, but a clerk with a step-ladder and a torch can. Same for ceiling-rose tops and cornice flats. We carry a step in.
  • Beam-side cobwebs on timber-framed cottages. The triangular gap where the oak beam meets the lath-plaster ceiling collects spider silk that a cloth can’t reach. We use a long soft-bristle brush and work around the beam, not under it.

What about scale on chrome shower fittings?

Anglian Water at around 327ppm in the city and creeping toward 360ppm out into Great Baddow is very hard by national standards (UK average 205ppm). Chrome shower heads, screen runners, mixer taps and kettle elements need a dilute weak-acid soak with proper dwell time, then a polish. Our team carries all of it.
