Why High Road West deposits get clipped
High Road West is the western half of the White Hart Lane ward, the strip running along the Tottenham High Road from Whitehall Street up to Brereton Road, opposite Tottenham Hotspur Stadium. The whole patch is inside an active regeneration scheme run by the council and Lendlease, demolishing the 1960s Love Lane Estate (296 homes cleared between 2024 and 2026) and replacing it with a programme of around 2,500 new homes, a high-street square, a learning centre, a library and a leisure centre. The first Lendlease residential blocks have started letting; later phases are scheduled through 2030. The High Road frontage itself keeps a run of late-Victorian and Edwardian three-storey shop-with-flat-above units that survived the demolition footprint, plus a small number of split-flat conversions on Brereton Road and Whitehall Street.
Haringey private rents averaged £2,202 a month in December 2025, an annual rise of 4.7% from £2,103 (ONS Housing Prices Local for Haringey). High Road West sits a touch below the borough average for the older High Road flats and a touch above for the new Lendlease 1-beds, where finishes are higher and a small front balcony or Juliette glass rail is standard. Five weeks’ rent goes down as deposit. The inspection bar on a brand-new build is sharper than on a tired older let, because the operator has a reference photo set from move-in and any deviation from those shots reads as a deduction line.
Then there is the architecture itself. A typical High Road West Lendlease 1-bed has a kitchen and living-dining open plan along the window wall, with the glazing running floor-to-ceiling onto either a small balcony or a Juliette rail. The kitchen is fully integrated: AEG fridge-freezer behind a cabinet door, AEG induction hob, AEG combi oven, a fan-assisted extractor inside a cabinet pelmet, undermount sink in a quartz worktop. The bathroom is a wet-style shower room with a brushed-chrome mixer and a glass screen on a chrome runner. There is no plaster moulding anywhere in the flat. The cleaning brief shifts away from cornicing entirely and lands hard on the glass, the integrated cabinet seams and the MVHR ventilation grilles.

Renters’ Rights Act 2025 and what changed on 1 May 2026
Section 21 no-fault evictions were abolished a week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and Phase 1 commenced on 1 May 2026: rolling periodic tenancies replace fixed-term ASTs, Section 21 is gone, and rent rises go through the Section 13 (Form 4A) process. The deposit-return route is the cleanest exit: a clean move-out, a documented inspection, deposit back, you walk. For a Lendlease BTR operator, the inventory carries more weight than ever, because possession routes have narrowed and the deposit dispute is the main lever left. Tenants in dispute should review options with the relevant scheme: Tenancy Deposit Scheme, mydeposits, or the Deposit Protection Service. BTR operators tend to use one custodial scheme across a whole block, and the standard form they file is unforgiving on photographs.
Haringey Council’s selective and additional licensing regime
The High Road West patch sits inside Haringey’s selective property licensing scheme. The scheme designates fourteen wards on the eastern side of the borough, including White Hart Lane (which contains the High Road West regeneration footprint), Northumberland Park, Tottenham Central, Tottenham Hale, Bruce Castle, Seven Sisters and West Green, and started on 17 November 2022, running five years to 16 November 2027. Any private landlord renting out a single-household or two-sharer flat in the designated wards needs a selective licence; failure to license is a civil penalty offence under the Housing Act 2004. The fee is £680 per property in two instalments, with a £50 discount for accredited landlords and a further £50 if the property holds an EPC at A, B or C. The new Lendlease blocks all sit at EPC B or A, so the discount tends to apply across the block in one filing. Separately, Haringey runs a borough-wide additional licensing scheme for HMOs of three or four unrelated sharers, and the mandatory five-or-more HMO regime under the Housing Act sits over the top.
Practical effect on cleaning: licensed flats and BTR-operated apartments get inspected more closely than unlicensed lets used to be. On the new build-to-rent blocks the operator runs its own inventory clerk in tandem with any council oversight, so the move-out walk is more thorough than a private landlord on the older High Road frontage would manage. We price common parts as standard rooms; you are not paying double for the apartment door area or the corridor strip outside.
What’s particular about cleaning a Lendlease 1-bed apartment on High Road West
Three things, in the order they cost cleaners time. First, the floor-to-ceiling glass and the Juliette balcony rail. The glazing on a typical High Road West 1-bed runs from a hidden bottom track behind the laminate to the soffit at the ceiling line, in two or three panes per bay. A glass-only smear shows clearly against the morning light off the High Road, and the operator’s reference shot at move-in is taken in exactly that light. We do the inside face with a soft microfibre and a streak-free finish, then a separate pass on the lower 18 inches where every previous tenant has wiped with whatever was nearest. The Juliette rail itself sits between the glass and the open air, and the lower flange of the chrome rail catches dust off the High Road. Second, the integrated AEG kitchen. The fridge, freezer, dishwasher and combi oven all sit behind matching cabinet doors, with a magnetic catch on most. We pull the doors, clean the appliance face properly (the fan-pull on the AEG combi sits at the top edge and grease creeps to it), then re-seat the cabinet panel. The induction hob gets a separate pass with a dedicated glass-ceramic cream, not a kitchen spray. The integrated extractor inside the cabinet pelmet has its grease filter pulled and tray-soaked. Third, the MVHR extract grilles in the bathroom and the kitchen ceiling. The mechanical ventilation system runs continuously in BTR blocks, and the white plastic grille faces collect a fine grey film that is invisible at first glance but shows up against a torch. We pull each grille, wash it in warm water, dry it and re-seat with the correct rotation arrow.
“Fourteen months in a corner-facing 1-bed in one of the new Lendlease blocks on High Road West, originally signed through Hunters in early 2025. Single tenant, I work in the matchday operations team at Tottenham Hotspur Stadium, so the flat was a five-minute walk to the gate. Do I need to be there on the day?
No. Most of our High Road West clients drop a key-card or fob with the building concierge or with their letting agent — Hunters Tottenham at 696 High Road is a common drop-off, with Castles and KFH close behind. We send a written check-out report by email when we leave.
Do you bring all the cleaning products?
Yes. Everything from the descaler we use on Hornsey Treatment Works hard supply, to the glass-ceramic cream for the AEG induction hob, to the soft microfibres for the floor-to-ceiling glass and the streak-free dry buff. You don’t need to leave anything behind.
Can you clean a property while it is still partly furnished?
Better if it is empty, but we will work around stored furniture if it is confined to one room. We cannot reach the floor-to-ceiling glass behind a sofa pushed up against it, and the inventory clerk will see the difference, so try to clear the window walls if you can.
Do you cover the new Lendlease apartment blocks specifically?

Do you handle HMO common parts under Haringey’s licensing schemes?
We do. HMO common parts (front door area, communal corridor, shared kitchen, shared bathroom) get priced as standard rooms. The selective scheme covers the White Hart Lane ward where High Road West sits, and runs to 16 November 2027. The borough-wide additional licensing scheme covers HMOs of three or four sharers. Both add paperwork at the council end but the cleaning standard at hand-back is the same.
What about hard-water scale on the brushed-chrome mixers?
North London water on the Thames Water network is very hard, around 293 ppm calcium carbonate, with Hornsey Treatment Works on Hornsey High Street the local works (Thames Water hard water page). Brushed-chrome mixers, shower screens, kettle elements and washing-machine drawers need a dilute weak-acid soak with proper dwell time, then a dry-finished polish. Brushed-chrome shows a halo at the wrong angle if the polish pass is rushed. Our team carries all of it.
Can you reach the MVHR grilles in the ceiling?
Yes. We bring a small step and a Phillips driver. The bathroom and kitchen ceiling grilles on a Lendlease apartment pull off with a quarter-turn and a gentle prise; the white plastic face washes in warm water with a soft brush, then dries fully before we re-seat. There is a small printed arrow on the back of the face for the airflow direction — we line it up before we re-seat, because if the arrow is flipped the system whistles and the BTR check-out team will hear it on their walk.
