The new ticket hall at White Hart Lane Overground station, the one with the terracotta-pot cladding that nods to Tottenham’s old greenhouses, put a fresh front door onto the High Road in 2019, and the streets behind it have been letting and re-letting ever since. We are a domestic cleaning firm, Monster Cleaning Ltd, working across White Hart Lane and the rest of the London Borough of Haringey, and an end of tenancy clean is the job we do more than any other. We run it to a 57-point agent-approved checklist, £30 per hour per cleaner, with a 48-hour re-clean guarantee if your inventory clerk flags our work. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover N17 around White Hart Lane and out into the rest of Haringey: the High Road, Lordship Lane, West Green, the Tower Gardens streets and the High Road West regeneration footprint. This page sits inside the borough directory at End of Tenancy Cleaning Haringey.

What is the inventory clerk actually reading on the High Road?

A check-out report is not a tidiness score. It is a line-by-line comparison against the check-in inventory written the day you moved in, and almost every surface in that document was logged as clean or as new, because the flat had just been done professionally. So the clerk walks the place again with that report in hand and marks anything materially worse than the entry, beyond fair wear and tear, as chargeable against your deposit. You are not being judged against an empty flat. You are being judged against a professional clean that happened before you ever held the keys.

That is the whole reason a mop and a free Saturday rarely gets a full deposit back around White Hart Lane. The benchmark was set high on day one, and the clerk is paid by the landlord or the agent to find the gap. On the do-it-yourself check-outs we get called in to rescue here, the same items come up: the oven, the grout, the chrome the hard water has clouded, the worn line up a staircase, and the dust along the top of original skirting and picture rails that a phone torch finds in a second. None of it is dirt you notice while you live somewhere. All of it is dirt the report is built to catch.

The money is not abstract either. On the rescue jobs we see around the High Road, the deductions land in a familiar spread: a chunk on the oven, more on grout and scaled chrome, a line for the gaps behind a fridge or a washing machine nobody had pulled out in years, and the big one on carpets where a stair-and-hall run is worn. Set that against a deposit of two thousand pounds or more and the clerk’s report stops being a formality. It is a bill, written room by room, and the only defence against it is a clean that matches the check-in entry and a set of dated photographs that prove it did.

You are being judged against a professional clean that happened before you ever held the keys.

Why the High Road West rebuild changes who hands keys back here

The land immediately west of the High Road, around Love Lane, is a building site in waiting. High Road West is the Haringey Council and Lendlease regeneration of this stretch, and in February 2026 the council’s Cabinet approved the contractor procurement for the first phase: 61 homes on the land to the south of White Hart Lane, with the council delivering them directly to start re-housing about half the Love Lane estate. The wider scheme runs to thousands of homes over the next decade. For a tenant in the streets around the Goods Yard, the Peacock Industrial Estate and the older terraces along the High Road, the practical effect is churn. Decant moves, short bridging tenancies, and new-build lets all generate hand-back cleans, and they rarely land on a tidy month-end rhythm.

The station itself is the marker for all of this. White Hart Lane Overground sits on the High Road on the Weaver line, and the 2019 rebuild kept the original 1872 frontage while adding the Love Lane ticket hall that connects straight onto the High Road and a second entrance on Penshurst Road. That terracotta and triangular facade is a deliberate nod to the nurseries and glasshouses that once filled this part of Tottenham, which is the same horticultural past Tower Gardens grew out of a little to the west. The station is the spine the regeneration is built around, and the lettings follow the spine.

There is a national timing change layered on top. The Renters’ Rights Act 2025 came into force on 1 May 2026, which abolished Section 21 no-fault evictions and converted existing assured shorthold tenancies to periodic ones, so a tenant can give notice at any point in the year rather than waiting out a fixed term. The cleaning side of a move-out did not change one bit. The deposit rules, the inventory benchmark, the maths: all the same as the week before. What changed is the timing, and a less predictable flow of move-outs is exactly what this corner of Tottenham already had. Book the clean earlier than you think you need to, because the slot you want goes first.

The two licences a White Hart Lane landlord is now under

Haringey runs two separate licensing schemes, and between them they cover almost every rented home around here, which is why agents in this patch hand properties back in genuinely lettable order rather than flat-and-tidy order.

Selective licensing
A 14-ward designation that began on 17 November 2022 and runs to 17 November 2027. White Hart Lane ward is one of the 14, alongside West Green, Bruce Castle, Tottenham Central and the rest of the Tottenham and Wood Green spine. It covers ordinary single-household and two-sharer lets, the bread and butter of these streets, and the current fee is £680 per property.
Additional HMO licensing
A borough-wide scheme from 17 June 2024, running five years, for houses in multiple occupation let to three or more people who share a kitchen or bathroom. The fee is £1,360 per property, and the council has been enforcing it since January 2025. Given how many of the late-Victorian terraces here are carved into shared houses, this one bites locally.

The detail of both sits on Haringey Council’s property licensing pages. The point for a tenant is simpler than the paperwork: a licensed landlord has conditions to meet and an agent watching the file, so the bar at check-out is real. The clean we run is built to clear it in one visit.

Hard water, and where it gives a flat away

North Tottenham sits on very hard water. Thames Water supplies N17, and the supply here reads around 332 parts per million calcium carbonate, well into the very-hard band and above the North London average of roughly 293. You stop seeing it after a few weeks. The clerk does not. It shows on the inside of the kettle, on the kettle-line in a steel sink, on the cloud around a mixer-tap base, on the spotting across a shower screen and the chrome of a towel rail. We work scaled metalwork with a measured descaling solution, applied and rinsed rather than wiped over, so taps and screens go back to a clean reflection instead of a smear. On an N17 round that single step is often the difference between a pass and a return visit, because a quick clean clouds back over within a day in this water.

Grout sits beside it. Kitchen and bathroom grout decides more borderline deductions in this borough than carpets do. We scrub it rather than wipe it, and where it is genuinely past saving, which happens in a long terrace tenancy, we photograph the state before we start so the clerk cannot bill you for wear that was already there at check-in. That dated photo has settled more arguments than any amount of arguing.

The 57 points, in one list

End of tenancy is the hand-back clean, the one that gets your deposit back. It is not a deep clean you book to enjoy living somewhere, and it is not a regular tidy. The 57-point checklist is the same on a converted flat near the station as on a Tower Gardens cottage, scaled to the size of the place. Here is the shape of it, room by room, in a single run.

  • Oven: stripped and degreased inside, racks soaked, the door glass split and cleaned between the panes
  • Extractor: canopy and metal grease filter degreased, the brown film that builds on a shared-house hood taken off
  • Hob and splashback: burners and pan supports lifted off and cleaned, splashback degreased to clear
  • Cupboards: every unit emptied, wiped inside and out, doors, handles and the tops of wall units done
  • Sink and taps: descaled, the kettle-line and tap-base cloud cleared, plughole and drain flushed
  • Fridge and freezer: defrosted if left on, shelves and seals washed, switched off and propped if you ask
  • Washing machine: drum, the rubber door seal and the detergent drawer cleaned out
  • Bathroom: bath, basin and toilet descaled and disinfected, tile grout scrubbed, sealant lines cleaned
  • Shower screen and chrome: glass cleared of scale to a clean reflection, towel rail and fittings descaled
  • Mirrors and glass: mirrors, splashbacks and internal glazed doors cleaned streak-free
  • Skirting and rails: skirting wiped through, picture rails dusted along the top edge, door frames done
  • Doors and switches: both faces of every door, handles, light switches and socket plates wiped of marks
  • Walls: spot-cleaned for scuffs and finger marks where the surface takes it
  • Carpets: vacuumed throughout, with stair and hall traffic lines flagged for the shampoo add-on where they need it
  • Hard floors: hallway and kitchen floors washed, with the edges and corners done by hand rather than mopped over
  • Windows: cleaned inside, sills and frames wiped, accessible reveals included
  • Dust and cobwebs: tops of doors, radiators, extractor vents, the high ledges a clerk checks, and the stair void cleared
  • Bins and bedrooms: bins emptied and washed, wardrobes and drawers wiped inside, under beds reached
  • Finish: floors done last, working back to the door so nothing is walked over after

Carpets and ovens are the two add-ons people ask for most, because they are the two things a report most often catches, and they are priced separately below so you only pay for what the place actually needs. If we ever do miss one of these inside the 48-hour window, that is what the re-clean guarantee covers, at no charge.

The stock shifts as you cross the High Road

The let stock around White Hart Lane is not one thing, and the report changes with it. East of the High Road, towards the streets the Overground runs through, you get dense late-Victorian and Edwardian terraces long since split into flats and shared houses, with original skirting and picture rails that hold a grey line of dust along the top. West of the High Road the ground shifts. Around Lordship Lane and West Green you reach Tower Gardens, the arts-and-crafts garden suburb the London County Council laid out from 1904, one of the first cottage estates anywhere, with its protected street trees and privet hedges along Risley Avenue and The Roundway. A fair number of those cottages are let whole to families, and a family house with a hallway and a staircase carries a worn traffic line that you stop seeing after a year.

Each type fails a check in its own way, and the clerk knows the difference. A shared house off the High Road fails on the extractor hood and the grout. A garden-suburb cottage fails on the stair carpet and the dust along original rails. A new-build along the regeneration footprint fails on the things a corporate inventory lists that a private landlord never bothers with. We clean to whichever report applies, not to a generic idea of clean. If your street is near here and you are not sure we reach it, ring and ask; the price is set by the size of the property, not by which road it is on.

What it costs, and the sum people run too late

These are our standard Haringey rates. White Hart Lane carries no central-London premium, so the price is set by the size of the property and fixed before we start, never adjusted on the day.

PropertyTypical durationEstimated cost
Studio flat near the High Road3-4 hours, 1 cleanerFrom £156
One-bed conversion flat4-5 hours, 2 cleanersFrom £207
Two-bed flat or shared house5-7 hours, 2 cleanersFrom £243

Four-bed house8-10 hours, 2-3 cleanersFrom £425
Carpet shampoo add-onSame visit£36 a bedroom, £43 a living room
Oven add-onSame visit£77 single, £110 double

If you would rather book by the hour, that is £30 per cleaner. Carpet shampoo runs at £36 a bedroom, £43 a living room, or £115 for a whole two-bed carpeted area done together, which is the one to take when a worn stair-and-hall line is what the clerk will circle. Ovens are priced by type: £77 a single, £110 a double, £114 for a 90cm range. A three-bed garden-suburb cottage with the stairs and hall shampooed and a double oven lands in the high £300s, and we quote it exact on the call once we know the property.

Run the sum the way the deposit makes you. A two-bed at £243 set against a deposit of two thousand pounds or more is not really a decision, yet most tenants only do the arithmetic after they have tried the clean themselves, failed the check-out, and lost the first round. The first round is the cheap one to win. Every booking carries a 48-hour re-clean guarantee: if the agent or clerk flags a cleanliness issue from our work inside 48 hours, we come back and put it right free, as long as you tell us in that window and nobody has moved in. Our pass rate across these jobs sits near 97%, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on deductions.

A Tower Gardens job from this spring

We rented one of the old cottages off Risley Avenue for nearly seven years, a three-bed with the stairs up to the bedrooms, and it was just me, my mum and my brother the whole time. The carpets were the worry, not the kitchen. There was a dark worn line straight up the staircase and across the landing where the three of us had walked the same route for years, and the agent had already mentioned it once. Monster sent two cleaners for most of a day, shampoo-lifted the stairs and the landing so the line actually came up instead of just looking wet, and went round the original skirting and the picture rail in the hall while they were there. We got the whole deposit back. After seven years I had braced for a deduction and there was not one.
Deniz, White Hart Lane N17, April 2026

That is a fair picture of the garden-suburb pattern: a long family tenancy, a staircase traffic line the report was always going to name, and original rails that hold dust where nobody dusts. What turned it was not the scrubbing alone but the dated before-and-after photos that went out with the invoice, which is the part most do-it-yourself check-outs never have when the agent pushes back.

Booking it, match days included

It is a short process and we keep it that way.

  1. Ring 0333 555 2076 or email [email protected] with the address, the property size and your check-out date.
  2. We confirm a fixed price and a slot, usually the day before or the morning of your inventory check-out so the place is at its cleanest when the clerk walks it.
  3. The team cleans to the 57-point checklist; you or your agent walk it against the inventory.
  4. Anything from our work flagged inside 48 hours, we come back and fix free.

One local note. White Hart Lane station runs a different timetable on Tottenham Hotspur match days, and the streets between the High Road and the ground go to a crawl for a couple of hours either side of kick-off. We have had check-outs where the clerk arrived late and rushed through that crowd, which helps nobody arguing a borderline mark. If your hand-back lands on a fixture day, say so when you book and we will bring the slot forward so the flat is finished and settled well before the clerk is fighting the High Road to reach it. We also run removals if you want the move and the clean on one booking, which earns its keep on these narrow permit-parked streets where several van trips become a problem.

Questions we get asked

How much is an end of tenancy clean around White Hart Lane?

£156 for a studio, £207 a one-bed, £243 a two-bed, £339 a three-bed and £425 a four-bed house. Carpet shampoo and oven cleaning are separate add-ons. We confirm the exact figure on the call once we know the property size, and the price is fixed before we start, not adjusted on the day.

Does White Hart Lane cost more because it is in London?

No. These are our standard Haringey rates with no central-London premium added. A studio is £156 here just as it is across most of the borough; the price tracks the size of the property and nothing else.

Do you guarantee the clean will pass the inventory check?

We clean to a 57-point agent-approved checklist and pass the first inventory check 97% of the time. If the clerk flags something that was our work, we return inside 48 hours under the re-clean guarantee and fix it at no extra cost.

What does the 48-hour re-clean guarantee actually cover?

If your agent or inventory clerk reports an issue with our clean within 48 hours of us finishing, we come back and put it right free of charge. It covers our workmanship, not new mess made after we left or damage that was there before.

Does the hard water in N17 really affect the clean?

Yes. North Tottenham is a very-hard-water area on the Thames Water supply, around 332 ppm, so scale builds on taps, shower glass and inside kettles. We descale and rinse metalwork properly rather than wiping it, which is why a cheap clean often clouds back over within a day and ours does not.

Should I book before or after my check-out date?

Before, ideally the day before or the morning of the inventory check-out, so the property is at its cleanest when the clerk walks it. Book a few days ahead where you can, especially on Tottenham Hotspur match days when the streets near the station are busier.

Do I need the carpet add-on?

If there is a worn traffic line on a staircase or down a hallway, yes, because a vacuum will not lift it and clerks circle it on the Tower Gardens cottages and the terrace houses. The whole-two-bed carpet option at £115 is usually the one to take when more than one room is affected.

Do you clean the shared houses and HMOs around here?

Yes. A lot of the late-Victorian terraces near the High Road are let as houses in multiple occupation, which sit under Haringey’s borough-wide additional licensing scheme. We clean them to the same 57-point checklist; the price is set by size, and the extractor hood and the grout are usually where these jobs are won.

Fresh from a end of tenancy cleaning in Haringey.

Is the oven really a separate charge?

Yes, because not every property needs the full oven strip and we will not pad a price. It is £77 for a single oven, £110 for a double and £114 for a 90cm range. The oven is one of the first things a clerk photographs, so most hand-back cleans include it.

Can you clean the same day I move out?

Usually, if the property is empty and we have a slot. Same-day works best when the furniture and boxes are already gone, since we cannot clean a carpet that is still under a sofa. Tell us your moving plan on the call and we will fit the slot around it.

Do you work with my letting agent in Tottenham?

Most likely. We are on the books of 300+ letting agents across London, including independents along Tottenham High Road and the West Green Road offices as well as the national chains. Tell us who manages the property and we will clean to their inventory format.

What if my deposit is disputed anyway?

Your deposit sits in a government-backed scheme and disputes go to that scheme’s free adjudicator, who weighs the dated check-out report. A clean that holds up in the photographs is your strongest position, which is exactly what the 57-point checklist is built around. We have recovered over £1.2m in deposits for tenants this way.

How long does the clean take?

A studio or one-bed is typically a half-day; a three-bed garden-suburb cottage with carpets and an oven is most of a working day. We send enough cleaners to finish properly in one visit rather than stretching it, and we do the floors last so nothing is walked over.
