On a Malden Manor semi the check-out clerk does two things before anything else: runs the bathroom tap for a minute to watch the scale bloom on the chrome, then climbs the stairs and looks at the carpet along the wall side of every tread. Those two habits decide most deposits on this estate. So end of tenancy cleaning here is built backwards from them, checklist first, at £30 per hour per cleaner, with a 48-hour re-clean guarantee measured against the clerk’s own report. Ring 0333 555 2076 for a fixed price in about three minutes.
Last updated June 2026. We cover the Malden Manor end of KT3, the streets around Malden Manor station from Manor Drive North across to Sheephouse Way, Barton Green and the Hogsmill side. This page sits inside the borough directory at End of Tenancy Cleaning Kingston.
How the check-in report quietly decides your deposit
Start with the mechanism, because almost nobody does, and it is the whole game. The day you moved into your Malden Manor flat or semi, a clerk walked it and wrote a report describing every surface, usually with photos, usually with the words “new” or “as new” against the kitchen and bathroom. Those words were true, because the place had just had a professional move-out clean for the last tenant. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, past fair wear and tear, is chargeable against your deposit. You are being marked against a professional clean. That is why a mop and a spare Saturday rarely gets you over the line.
The money is not abstract. On the Kingston check-outs we get called in to rescue, deductions land in a familiar shape: the oven, the bathroom scale, the walk-line on the stairs, the gaps behind the appliances, marks on skirting and paintwork. Put a couple of those against a five-week deposit on a KT3 family let and the sum makes itself. Most tenants only run that sum after they have tried, failed the check-out, and lost the first round. It is nearly always that way around, which is a pity, because the first round is the cheap one to win.
Why is the clerk so exacting on this estate? Because the deposit is real money someone has to account for, and it sits in a protection scheme where a deduction has to be evidenced, not asserted. If your deposit is held with the Tenancy Deposit Scheme or mydeposits, a cleaning charge has to stand up against the check-in inventory, and an adjudicator decides on the paperwork. Shelter walks tenants through that process plainly. The practical effect is simple. A clean documented against a checklist, with a re-clean guarantee behind it, is evidence in your favour. A clean done from memory the night before is not.
Why a 1938 station estate fails an inventory its own way
Malden Manor is one of the most readable rental markets we work. It is a station suburb, built to a plan. Malden Manor station opened on 29 May 1938 on the Chessington branch into Waterloo, and the houses went up around it in the same few years: bay-fronted semis and short terraces along Manor Drive North, Sheephouse Way, Barton Green, Douglas Road and the roads either side, laid out on a tight grid off the station approach. There is some post-war council building and a scatter of later infill, plus flats nearer the platforms, but the dominant stock is 1930s Surrey-edge semi. That is not scene-setting. It tells you what the check-out report will fixate on, because an interwar semi fails an inventory in a completely different place to a new-build flat.
Do not confuse this with Old Malden, which is a separate place with its own page. Old Malden is the historic village core to the east, around St John the Baptist church and Church Road, older and grander in feel. Malden Manor is the planned 1930s estate to the west and south of it, the station and the streets that came with the station. New Malden town centre and its Korean high street sit up to the north; Worcester Park and the KT4 line begin just south, where the grid thins out toward the borough edge. When a clerk books a Malden Manor job they mean these specific interwar streets, and the clean is set up for them.
These houses were put up fast and to a standard Southern Railway pattern, which shows in the details a clerk checks. The kitchens are small, so grease creeps along the top edge of the wall units and into the gap behind the cooker far more than it does in a bigger or newer room. The bay windows have deep reveals that hold a season of dust in the channel a normal wipe never reaches. Many still carry the picture rails the 1930s builders fitted as standard, and a rail collects a grey line of dust a clerk will run a finger along. The front paths run straight off the pavement, so grit walks into the hall on day one. Add the internal staircase every one of these semis shares, and the pattern is set: on this estate the check-out is won on the edges of rooms, not the middle of them. Tenants who have only ever rented modern flats are routinely caught out by that.
On this estate the check-out is won on the edges of rooms, not the middle of them.
None of it is unusual. It is just the specific combination this estate throws up, every tenancy, in the same handful of places.
What Thames Water does to a Sheephouse Way bathroom
KT3 is supplied by Thames Water, and the water here is hard, around 285 parts per million as calcium carbonate. You can read the classification for your postcode on their water-quality pages if you want the figure rather than the symptom. The symptom is the part that costs you. Scale builds a cloudy film on a glass shower screen, a hard white crust round the bath taps and the base of the mixer spout, and a dull bloom on chrome that a quick wipe leaves exactly where it was. Clerks across the borough look for it first, because in a Kingston bathroom the hard-water mark is the single most reliable deduction. A bathroom that has had a normal end-of-tenancy wipe still fails on it.
The fix is a method, not effort. A descaler goes on the screen, the taps and the mixer bases and is left to work until the glass is genuinely clear rather than smeared, then the grout and silicone are scrubbed back and the chrome brought up so it does not show that hard-water dullness under the clerk’s torch. We pick one descaling approach and see it through. The step a rushed clean skips is the waiting, and that is the step the clerk catches every time.

The stairs are the other guaranteed one, and they are pure geometry. Every 1930s semi on this estate has the same staircase running off the hall, and the carpet wears in a line: the outer edge of each tread, on the wall side, goes grey and flat along the route everyone actually walks. People hoover the middle for years and never touch the edge, so the contrast against the check-in photo is stark. A clerk does not need a meter for it. They lay the report next to the carpet and the worn line is right there. Heavy walk-line soiling is the second most common Malden Manor deduction after the bathroom, and a proper clean lifts most of it before it is ever argued.
What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.
Here is the part people get wrong. The cleaning side of a move-out did not change. The check-in benchmark still applies. The deposit maths is exactly what it was the week before. What changed is timing, and on a high-turnover family estate like this one, timing is what bites. Rolling notice means move-outs land more often and less predictably, so the slot you want will be gone if you leave it late. Book earlier than you used to.
One local point on licensing, since landlords ask. Kingston ran an additional HMO licensing scheme, but it ended on 28 February 2023 and the council has not replaced it. For now only mandatory HMO licensing applies, meaning a house let to five or more people forming more than one household. A standard Malden Manor family let, or a couple of sharers in a two-bed, does not need a licence on that basis. The council’s pages have the current detail; they tend to block automated readers, so confirm directly rather than trusting a cached copy.
The 57 things we go through, room by room
Every booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what this borough’s clerks actually flag. The full list comes with the job, or we talk you through it before we start. Here is the shape of it, and it is worth being clear which job this is.
- Check-in inventory report
- The document the clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of “clean”.
- End of tenancy clean
- The move-out clean built to pass that inventory and get the deposit back, done with the property empty, with the 48-hour re-clean guarantee on it.
- Deep clean
- A full reset for a home you are staying in, lived-in, with no inventory to satisfy. A different job.
- Regular domestic clean
- Lighter routine upkeep on a weekly or fortnightly visit. Different again.
The kitchen, where most of the money goes
The oven comes apart rather than getting wiped. The door glass is split so the brown film between the panels comes out, the racks and grill pan are done, and the interior, fan and seals cleaned. The inside of that door is the single most photographed thing in a Kingston check-out and one of the easiest deductions a landlord can take. In these small 1930s kitchens the extractor and its filter are degreased, the hob and splashback cleared, and the wall units cleaned along the top edges and handles where the tacky brown build-up sits. Fridge and freezer defrosted and wiped if they stay. Everything pulled out, so the gaps behind and beside the cooker, fridge and washing machine are done as well as the visible fronts.
The bathroom, where the scale lives
The descaling is the headline, because in Malden Manor it always is. Screen, taps, mixer bases, grout and silicone, then tiles, basin, toilet and bath, and the chrome finished so it holds up under inspection. Then the parts people forget: behind the pedestal, the overflow, the underside of the taps, the extractor vent. On the older semis the sealant line often needs scrubbing back to a usable state, and where it is genuinely past that we photograph it first so a worn bead cannot be billed as a dirty one.
Bedrooms, living rooms and the rest
Full carpet clean where it is wanted, with real attention on the stairs given how this estate wears. Skirting boards, picture rails and the tops of doors. Inside the wardrobes and any fitted storage, light switches and sockets, and the bay-window reveals and sills where dust gathers in the channel. Throughout the property: paintwork spot-cleaned for scuffs within reason, because nail holes are a decorator’s bill and not yours to scrub; internal doors and frames wiped; every skirting run done; all the glass cleaned inside; cobwebs cleared from the ceiling line; floors finished last. The window frames on this estate are mostly later replacements rather than original timber, so they wipe down without the fuss an older sash gives you. It all runs against the same 57-point list the better Kingston agents work to, so the clean and the check-out are measured on one standard rather than two, which is a large part of why we hold a 97% first-time pass rate on the end of tenancy work.
What it costs, and the sum nobody runs in time
Pricing is fixed by property size and you are told the figure before we start, not after. Kingston is not a premium zone, so these are the standard rates.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio or flat near the station | 3-4 hours, 1 cleaner | From £156 |
| 1-bed flat | 4-5 hours, 1-2 cleaners | From £207 |
| 2-bed semi or terrace | 5-7 hours, 2 cleaners | From £243 |
| 3-bed semi (Sheephouse Way, Barton Green) | 6-8 hours, 2 cleaners | From £339 |
| 4-bed house (larger Manor Drive North semis) | 8-10 hours, 2-3 cleaners | From £425 |
| Carpet add-on, whole 2-bed | Same visit | From £115 |
| Oven only, if that is all the agent flagged | 1.5-2 hours | From £77 |
If you would rather book by time than by job, the rate is £30 per cleaner per hour, though for a move-out the fixed price is usually the better deal because it carries the guarantee. Carpet cleaning is added where it is wanted, and on this estate the stairs alone often justify it: £36 per bedroom, £43 for a living room, or £115 to do the carpets through a whole two-bed in one visit, which is the common booking here because of the walk-line. The oven is already included in the end of tenancy price; as a standalone it is £77 for a single, £110 for a double and £114 for a 90cm range. There is no call-out fee and nothing added on completion. The number you are quoted is the number you pay. If the carpets are the only worry, our carpet cleaning service can be booked on its own, and for a furnished let where the sofa is on the inventory there is upholstery cleaning too.

Now run the sum the way the deposit makes you. A two-bed at £243 to protect a five-week deposit on a KT3 semi is not really a decision. Behind that price sits a 48-hour re-clean guarantee: if the clerk flags anything we cleaned, we come back inside three days and put it right at no cost, provided you tell us in that window and nobody has moved in. And behind the guarantee sits the record it rests on, a 97% first-time pass rate, more than £1.2m in deposits recovered for tenants we have cleaned for, and a clean built to the same checklist used by 300+ letting agents. Cheaper quotes exist around KT3. Most do not come back for free when the report has a line on it, and on this estate the report usually has at least one if the bathroom scale was left half done.
A Manor Drive North job from spring
“We handed back a three-bed semi off Manor Drive North after nine years, so it was our family home more than a rental and the wear showed it. The clerk’s two worries were the limescale round the bath and shower and the stair carpet, which had gone grey up the wall side where I had honestly never got at it. Two cleaners spent most of a day, took the oven apart, and did the carpets through the whole house. The screen came up clear, the stairs looked like a different carpet, and the report came back with nothing against us. Full deposit returned. The bathroom was the bit I had written off.”
Priya, Malden Manor KT3, April 2026
That is a fair example of the pattern on this estate: a long family tenancy, hard-water scale nobody had truly beaten, and a stair carpet worn exactly where the geometry says it will be. The clean cost a fraction of what was at stake, which it usually does. What settled it was not only the scrubbing but the dated before-and-after photos that went out with the invoice, the part most DIY check-outs never have when the agent pushes back.
Booking it around the inventory date
It is deliberately a short process.
- Ring 0333 555 2076 or email [email protected] with the KT3 postcode, the number of bedrooms, and whether carpets and the oven are in.
- You get a fixed quote back, usually the same day, with the checklist and the 48-hour guarantee stated in writing rather than implied.
- We book a slot before your check-out, ideally after the furniture and your things are out so nothing is missed behind them.
- The team cleans to the 57-point list. Most Malden Manor flats and semis are a single visit; a larger four-bed occasionally runs longer and we say so up front, not on the day.
- If the inventory flags anything we cleaned within 48 hours, we return and correct it at no charge. That is the whole arrangement.
If you want the clean timed around the inventory appointment specifically, say so when you call, and tell us which agent is doing the check-out. We have cleaned to the check-out standards of the firms letting across this part of KT3, so if we know whose clerk is coming we set the clean to what that clerk actually checks. Plenty of tenants here commute into Waterloo and cannot be on site, which is fine: we can work from a key collected with the agent or landlord, so tell us the arrangement when you book. If you are moving locally, Old Malden and New Malden are both a few minutes away and we cover them too, along with Worcester Park on the KT4 side.
Questions we get asked
How much is end of tenancy cleaning in Malden Manor?
It is fixed by size: studios £156, one-beds £207, two-beds £243, three-beds £339 and four-bed houses £425. Kingston is not a premium zone, so these are the standard rates. The oven is included. Carpet cleaning is an add-on at £36 a bedroom, £43 a living room, or £115 for a whole two-bed, which is the usual booking here because of the stair wear. The quote is fixed before we start and there is no call-out fee.
Why does the hard water in KT3 matter so much for the deposit?
Malden Manor is supplied by Thames Water and the water is hard, around 285 parts per million, so scale builds a cloudy film on the shower screen and a white crust on the bath taps. Kingston clerks look for it first because it is the most reliable deduction in the borough. It needs a descaler left to work, not a quick wipe, and the waiting is the step a rushed clean skips.
Why do you keep coming back to the stairs?
Almost every house on this 1930s estate is a semi with the same internal staircase, and the carpet wears grey along the wall-side walk-line because people hoover the middle and never the edge. The contrast against the check-in photo is obvious to a clerk, so it is the second most common deduction here after the bathroom. A proper clean lifts most of it.
Is this the same as your Old Malden page?
No. Old Malden is the historic village core to the east, around St John the Baptist church and Church Road, and it has its own page. Malden Manor is the planned 1930s estate around Malden Manor station, Manor Drive North and Sheephouse Way. We cover both, but the housing and the way an inventory is judged differ, so we brief the clean for the specific streets you are in.
Does the price change for the older semis versus the modern infill?
No. The price is set by the number of bedrooms, not the age of the property. The clean itself is briefed differently, because an interwar semi tends to fail on bathroom scale and stair wear while a modern infill house or flat fails more on appliance interiors and grouting, so we plan for which one we are walking into.

What is the difference between end of tenancy, deep and regular cleaning?
End of tenancy is the move-out clean built to pass an inventory and hand the keys back. A deep clean is a full reset for a home you are staying in. Regular cleaning is lighter routine upkeep. They are different jobs, and the work described on this page is the end of tenancy one.
Do you cover my street on the estate?
We cover the whole Malden Manor catchment, including Manor Drive North, Sheephouse Way, Barton Green, Douglas Road, the roads by the Hogsmill and the open space south of the station, and out toward the Worcester Park edge of KT3. If you are in or near KT3, we are there.
How long does it take?
Most Malden Manor flats and semis are a single visit on the day. A larger four-bed on the estate occasionally runs longer, and if yours is one of those we tell you in advance rather than on the day. Booking the slot after your furniture is out gives the cleanest result.
Can you time it around my check-out appointment?
Yes. Tell us the inventory date and which agent is doing it when you call. We have cleaned to the check-out standards of the firms letting across this part of KT3, so we set the clean to what that particular clerk checks.
Is the oven really that important?
It is the single most photographed item in a Kingston check-out and one of the easiest deductions a landlord can take, between £77 and £114 of work depending on the type. The door glass, racks and grill pan come apart and are done properly as part of the end of tenancy price, not as an extra.
What if the deposit is disputed anyway?
Deposit disputes run through the protection schemes such as the Tenancy Deposit Scheme or mydeposits, and the adjudicator decides on the evidence against the check-in inventory. A clean documented against a 57-point checklist with a re-clean guarantee is evidence in your favour. We have helped recover more than £1.2m in deposits for tenants we have cleaned for.
Do I have to be there?
No. Plenty of Malden Manor tenants commute into Waterloo and cannot be on site, so we can work from a key collected with the agent or landlord. Tell us the arrangement when you book and we fit around it.
