The suburb the railway built to order

Berrylands station opened on 16 October 1933, and roughly nine-tenths of the cost was put up not by the railway but by the local developers who wanted it built. They had farmland to sell. Seven of them went to the Southern Railway and offered to fund a halt on the line out of Waterloo, because a station turned fields into commuter plots overnight, and the houses they then threw up across the old Berrylands Farm are, give or take a loft conversion, the same houses we clean at the end of a tenancy today. That is the thing worth knowing about a Berrylands check-out before anyone mentions an oven. The stock is unusually uniform. A 1930s semi off King Charles Road has the same bones as the one three streets over on Chiltern Drive, so the places a deposit gets lost are predictable here in a way they are not in a mixed-age borough. This page is about end-of-tenancy cleaning in Berrylands, done to the standard the inventory clerk signs off rather than the standard that merely looks done from the hall. It runs to a fixed checklist, it is aimed squarely at the deposit, and it carries a 48-hour re-clean guarantee against whatever the check-out report flags. Ring 0333 555 2076 for a price in about three minutes.

Most of Berrylands went up in one short burst in the 1930s, advertised in 1931 as semis from £850 to £885 in an unspoilt district near Surbiton. The Parkside estate got a run of flat-roofed Art Deco houses in 1934. The rest is the standard interwar semi-detached, with a band of detached houses and a small number of flats mixed in. KT5 is not a flat borough the way inner London is. It is a houses borough, owner-occupied for the most part, with a steady seam of family lets and commuter lets running through it, and that mix decides what a move-out clean here actually involves.

The 1930s semi as the unit of work

Forget the postcode for a moment and picture the house. Nearly every Berrylands let is some version of the same interwar semi, and the clean is shaped by that fact more than by anything else. Knowing the building tells you where the deposit hides.

Start at the front. The bay window is the signature of the 1930s semi, and a lot of them still carry the original metal-framed casements, the Crittall-style steel windows that pit and rust at the corners and grow a film along the glazing bars that a clerk photographs in raking light. The hall behind it is often the original tiled or quarry-tiled floor, grouted and ground in over ninety years, and grout is where mop water goes to die. Above head height there are picture rails and plaster cornicing, because interwar builders ran them through the reception rooms as standard, and a winter of dust along a picture rail is a deduction you cannot see from the sofa.

Then the floors. Berrylands semis very often have block parquet or herringbone under the carpet in the through-lounge, and where a tenant has pulled the carpet up to expose it, that floor is now on the inventory and a grey film or a swollen block gets written down. The bedrooms tend to be plain boards or carpet. Lofts have been converted on half the street, which adds a steep staircase, a dormer window and a low-eaves room that collects cobwebs nobody reaches.

The kitchen is where the interwar house has usually been changed most. The original scullery has been knocked through or extended into a side-return, so you get a newer fitted kitchen bolted onto a 1930s shell, with a gas hob, a built-under oven and an extractor over it. And the water that runs through all of it is hard. This corner of south-west London sits on chalk, so limescale furs taps, kettles, shower screens and the heating element faster than tenants expect, and a furred chrome mixer in a photographed kitchen is one of the easiest marks a clerk can record. We descale rather than wipe, every time, because wiping limescale only spreads it thinner.

Knowing the building tells you where the deposit hides.

What a Berrylands deposit is worth

The number on the line matters, because the cleaning deduction comes straight off it. Office for National Statistics figures put the average private rent across the Royal Borough of Kingston upon Thames at about £1,796 a month in early 2026, up roughly 3.5% in a year against 1.7% for London as a whole. That borough average is weighted down by smaller flats nearer Kingston and Surbiton centres. A three-bed family semi in Berrylands, the typical let here, sits above it, so the deposits are not small.

Your deposit is capped by law at five weeks’ rent where the annual rent is under £50,000, and it has to be protected in one of the three government-backed schemes within thirty days, with the prescribed information handed to you. The gov.uk guide to tenancy deposit protection sets out the schemes and the timing. On a Berrylands family house that cap puts a real four-figure sum in the scheme, and a professional re-clean billed back through an agent on a house this size is rarely a token amount once handling is added.

One point gets tenants talked out of money, so here it is plainly. A landlord cannot charge you for general wear over a normal tenancy, and cannot bill you to hand the house back in a better state than the check-in inventory recorded at the start. They can charge where it goes back worse than that documented condition. That is the whole test. Shelter sets out the tenant side clearly in its guidance on tenancy deposits, and a flagged cleaning dispute that cannot be settled goes to the scheme’s free adjudication, where a provider such as mydeposits weighs the check-in report against the check-out report. The report is the exhibit. Your dated photographs on the day you leave are your half of it.

The wider law has shifted too, and it is worth a sentence so nobody is caught out. The Renters’ Rights Act 2025 ends fixed terms and assured shorthold tenancies and moves everyone onto rolling periodic tenancies, with the main provisions in force from 1 May 2026. It does not touch the cleaning standard or the deposit cap. What it changes is the rhythm of move-outs. More tenants now leave on two months’ notice at a time of their own choosing rather than all piling onto one fixed end date, so check-out slots spread a little wider across the year instead of stacking on the last day of the month.

The licence question for a normal Berrylands let

Tenants in shared houses ask whether their let needs a council licence, and for most of Berrylands the answer is short. No. The Royal Borough of Kingston upon Thames ran a borough-wide additional HMO licensing scheme from 1 March 2018, and it lapsed on 28 February 2023 after its five years, with the council saying it had no plans to bring it back. There is no selective licensing across the borough and no Article 4 direction. So the only property licence in force is the national mandatory HMO one, which bites where a house is let to five or more people from two or more households.

End of tenancy cleaning in Kingston upon Thames by Monster Cleaning
A recent end of tenancy cleaning our team finished in Kingston upon Thames.

For a normal Berrylands let, a family in a three-bed semi, a couple, two or three sharers, that means no additional licence is needed. The handover is governed by the tenancy and the managing agent, not by any council inspection regime. That sounds like less to worry about, and in one sense it is. It also quietly raises the stakes on the inventory, because with no council file sitting behind the tenancy, the check-in and check-out reports are doing nearly all the work when a deposit is argued. A clean house plus your own evidence beats a clean house and a good memory.

The picture only changes for the genuine large share. A Berrylands house let room-by-room to five or more unrelated people does fall under mandatory HMO licensing, and on that kind of let the kitchen and the shared bathroom carry most of the deposit risk because they take the hardest year. We are not solicitors and none of this is legal advice. It is simply why we tell tenants in a shared Berrylands house to keep their own check-out photographs, whatever the licence position turns out to be.

What the 57-point clean touches in an interwar house

The 57-point checklist is the same document our cleaners work in Berrylands as anywhere else, agreed with the agents who book us so there is no argument afterwards about what was in scope. What changes from one area to the next is which of those points does the heavy lifting, and in a 1930s semi the list leans in a particular direction.

The kitchen takes the most time, as it does everywhere, and the oven takes the most of that. We take the oven apart, split the door, and lift the brown baked film off the inner glass and the panels, because a clerk opens the oven before looking at anything else in the room. The extractor over the hob comes next, the filter degreased or swapped rather than wiped over. Then limescale off every tap and the shower screen, the hard water here being what it is. The washing-machine door seal and the detergent drawer, where the black mould ring sits. After that the work is the parts of the interwar house that are specific to it.

Up high, the picture rails, the cornicing and the tops of the bay window, all of which the inventory caught with a pole and none of which a tenant cleans on a normal week. The original tiled hall floor and any exposed parquet, taken back to their real colour rather than mopped grey. The metal-framed casement windows, glass and frames and the corners where they pit. The understairs cupboard a family fills and never empties. The converted loft, where the dormer and the low eaves gather cobwebs. Skirting, switches and the painted-over patches behind doors. Inside every kitchen cupboard and drawer, runners and corners as well as fronts. Limescale and mould off the bathroom sealant. None of it is exotic. It is simply the list, and the list is the list because it is where the money goes.

The job runs to one rule whatever the house. Hot water and electricity on, the place cleared, the fridge-freezer defrosted before we arrive. We need running water and power for the oven and floor work, and an end-of-tenancy clean cannot be done around furniture, because a clerk looks exactly where the furniture stood. A part-cleared house is the commonest reason a clean overruns or splits across two visits, and in the last week of a tenancy there is no slack for that. We do not work to an hourly meter on a move-out. The team stays until the checklist is done and the house would pass the report, and you get the figure before anyone starts. If the oven is genuinely the only problem, a standalone oven cleaning is the cheaper fix, and where there is fitted carpet a separate carpet cleaning or a hard-floor floor cleaning treatment usually goes on the same visit.

The clerk’s first ten minutes in a Berrylands semi

Inventory clerks who work KT5 houses are quick. They have a route. They go to the same handful of places before anything you spent your last afternoon on, because that is where deductions actually come from in this stock.

  • The oven, door glass first, then the inner panels and the runners.
  • The extractor filter over the hob, lifted out and turned over.
  • Taps and the shower screen, checked for the limescale this chalky water leaves on chrome within days.
  • The washing-machine door seal and detergent drawer, then behind and under the fridge-freezer.
  • Picture rails, cornicing and the tops of the bay, the high lines a tenant rarely touches.
  • The tiled hall floor and any exposed parquet, in raking light, for a grey film or a lifted block.
  • The metal casement windows, glass and the pitted corners of the frames.
  • Skirting and the wall behind every door, where mop splash and knocks gather.
  • Inside kitchen cupboards and drawers, runners and corners as well as the doors.
  • Sealant around the bath, basin and shower tray, for mould and old silicone grime.

That is the whole game in ten minutes. A Berrylands house that survives those checks survives the report, and a dated photo of each room on the day you hand the keys back is your record if something is flagged that you do not think is fair.

A Berrylands house that survives those checks survives the report.

A move-out clean is not a deep clean

People ring asking for a deep clean when what they need is an end-of-tenancy clean, and the two are not the same job at a different price. They are different jobs. The terms below are the ones that come up on a Berrylands check-out, in plain English, because the wrong word books the wrong service and risks the wrong deposit.

End-of-tenancy clean
A move-out clean of an empty house, worked to the agent 57-point checklist and aimed at one thing: the house matching the check-in inventory so the deposit comes back in full. Priced on the house, never by the hour.
Deep clean
A heavy clean of a home you still live in. The same intensity in places, but it is not measured against an inventory and it does not target a deposit. A deep clean is useful in its own right, just not what a check-out needs.
Regular clean
Ongoing upkeep of a lived-in home. That is domestic cleaning, a surface tidy on a schedule, not a deposit job.
Check-in inventory
The dated report and photographs taken the day you moved in, almost always straight after a professional clean. It is the document every Berrylands deduction is argued against, which is why we clean to the report rather than to how the house feels on the day.
Mandatory HMO licence
The only property licence in force across Kingston, needed where a house is let to five or more people from two or more households. There is no selective scheme and, since 28 February 2023, no additional HMO scheme on top of it.
48-hour re-clean
If the check-out clerk or agent flags our work within 48 hours and the house is exactly as we left it, with no move-in and no interim use, we come back and put it right at no cost.

If you are not sure which one you need, say what stage you are at on the phone and we will tell you, even when the honest answer is the cheaper job.

The river, the works and the trains

Three local things shape a working day in Berrylands, and the first is the one nobody puts in the brochure. The Hogsmill Sewage Treatment Works sits by the station, built in the 1950s, and in the hot summers of the 1970s the smell off it was bad enough that the place got the nickname Smellylands and some owners held their houses off the market until winter. It is far better now. Thames Water put covers over the filter beds and added capping domes around 2011, and the worst of it is history. Right beside the works runs the Hogsmill River, which marks much of the boundary with New Malden, and the Hogsmill Nature Reserve off Lower Marsh Lane, reached from the station, is a genuinely good patch of green for a suburb this built-up. We mention it because tenants ask, and because a clerk is not going to dock your deposit for a passing whiff off the works.

Kingston upon Thames: another job wrapped up by our cleaners.

The second thing is the train, which is the reason the suburb exists at all. Berrylands station puts you into Waterloo in around twenty-four minutes on South Western Railway, with the K2 and 665 buses filling in locally, and Surbiton a short ride away for the faster services. That matters for one practical reason: our cleaners reach a KT5 job on time by train even when the A3 and the roads through Tolworth are solid, which counts on the last day of a tenancy when the check-out is booked to the hour.

The third thing is parking, and we will be straight about it. Most of residential Berrylands, the long streets like King Charles Road and Chiltern Drive, is still free to park on, which makes loading kit easy compared with central Kingston. The squeeze is near the station at commuter times and around Alexandra Recreation Ground when a match or a school run is on. We load equipment in and out rather than stroll in with it, so on the tighter mornings we book early and tell you plainly when a job is a carry-from-the-next-street one.

The booking order that works is simple. Move everything out, then we clean the empty house, then the check-out happens. Book us for the day after the van leaves and the day before the check-out where the calendar allows, because that gap is your safety margin and the window the 48-hour guarantee is built around. Most Berrylands tenancies still end at a month boundary, so the last weekend and the last working day are the crush. Book five to seven days ahead for month-end. Need a hand with the boxes as well? There is a removals option to combine the move and the clean. And defrost the fridge-freezer the day before, because a clerk marks an iced-up freezer and we cannot do a clean job on one at short notice.

The pages around Berrylands

Berrylands has neighbours. It sits in a tight cluster of KT postcodes, and the same checklist and the same guarantee apply whichever side of it your last house or your next one is on. Right next door are Surbiton and Surbiton Hill, where the Edwardian villas trade the interwar bay for three-metre ceilings and working sash windows, and Tolworth just south under the tower, much the same 1930s and post-war family stock as Berrylands. Across the Hogsmill is New Malden, with Old Malden and Malden Manor beyond it, and Motspur Park on the Merton edge.

Towards the centre of the borough there is Kingston itself and Norbiton, the premium belt up at Kingston Hill, and Seething Wells down by the river. South and west run Worcester Park, Chessington and Hook, with Raynes Park over the boundary. If your move crosses out of the borough, the same standard holds in Richmond over the river, Merton toward Wimbledon, Wandsworth up the A3 and Sutton to the south-east. The full End of Tenancy Cleaning London directory lists everywhere else we cover.

The add-ons on a Berrylands check-out are usually the same few. A window cleaning for the outside of those metal-framed bays the inventory caught, an upholstery cleaning for a part-furnished let where the sofa came with the house, and a separate floor cleaning for exposed parquet or tile. Tell us which a house needs on the booking call and they go on the same visit. The full price list lives on the prices page, and the wider end of tenancy cleaning service is described there too.

Berrylands end-of-tenancy questions

How much does end-of-tenancy cleaning cost in Berrylands?

It is priced on the house, never by the hour, so the figure turns on the number of bedrooms and bathrooms, whether it is a standard interwar semi or a larger detached house, the condition it is in, whether the loft has been converted, and whether carpets or the oven need doing on top. A three-bed Berrylands semi with exposed parquet and a converted loft takes longer than a two-bed flat the same nominal size, so they do not cost the same. Tell us the house on the phone and you get a fixed price before anyone is booked.

Do you guarantee I will get my deposit back?

We guarantee the clean, and we back it with a 48-hour re-clean. If the check-out clerk or agent flags our cleaning within 48 hours and the house is exactly as we left it, with no move-in and no interim use, we come back and put it right at no cost. The first-time pass rate across our Berrylands work sits around 97%. The deposit decision is the agent’s to make, but a house cleaned to the 57-point checklist removes the cleaning reason for a deduction.

Does my Berrylands rental need an HMO or selective licence?

A normal Berrylands let does not. Kingston’s borough-wide additional HMO scheme lapsed on 28 February 2023 and has not been replaced, there is no selective licensing and no Article 4 direction, so only the national mandatory HMO licence applies, for a house let to five or more people from two or more households. A family semi or a couple’s flat needs no additional licence. Because there is little council overlay, the check-out leans heavily on the inventory and on your own dated photographs.

Why are the windows such a big deal in a 1930s Berrylands house?

Because so many of them are the original metal-framed casements that came with the interwar semis here. Steel-framed windows pit and rust at the corners and grow a film along the glazing bars, and the inventory almost always photographs them on the way in. We clean the glass, the frames and the corners inside as part of the standard job, and the outside of the bay is a quick window add-on if the report wants it spotless on both sides.

End of tenancy cleaning in Kingston upon Thames by Monster Cleaning
Fresh from a end of tenancy cleaning in Kingston upon Thames.

Do you handle the hard-water limescale in KT5?

Yes, on every job, because this corner of south-west London sits on chalk and the water is genuinely hard. Limescale furs taps, kettles, shower screens and heating elements faster than tenants expect, and a furred chrome mixer in a photographed kitchen is one of the easiest deductions a clerk can write. We descale rather than wipe, and we match the descaler to the finish so nothing on the older brassware gets etched.

Does the smell from the Hogsmill works affect anything?

No, not the clean and not your deposit. The Hogsmill Sewage Treatment Works by the station earned Berrylands the old Smellylands nickname back in the 1970s, but Thames Water covered the filter beds and added capping around 2011 and it is far better now. A clerk will not dock a deposit for a passing whiff off the works, and it has nothing to do with the condition the house is handed back in.

When should I book the clean around my move-out date?

After the house is empty and before the check-out appointment. The clean has to be done on an empty house because a clerk checks under and behind everything, so book us for the day after your van leaves and ideally the day before the check-out. Five to seven days ahead is sensible for the month-end crush, when most Berrylands tenancies end together. That gap between the van and the clerk is also the window the 48-hour guarantee is built around.

Do you clean shared houses as well as family lets?

Yes, and the checklist is the same. On a Berrylands house share the kitchen and the shared bathroom carry most of the deduction risk, because they take the hardest year, so we clean those to the same report standard as the bedrooms. We price a share on the whole house, and the oven and the bathroom grout usually take the most work once everyone has moved out.
