Why an Old Vinyl Factory deposit gets clipped

The site was the EMI Records works built between 1907 and the 1930s, the largest record-pressing plant in the UK through the post-war era, where the Beatles catalogue and most of the Parlophone, HMV and Columbia output for the British market came off the line. EMI sold the site in 2002 and the buildings sat largely empty for a decade. U+I (then Cathedral Group) bought the western half in 2013 and started a phased conversion of the listed brick blocks alongside new-build infill. The Record Building came first in 2016, then the Material Store and the Ink Building, with the Boiler House restored as a live music venue. What is rented out as residential here is, almost entirely, converted-warehouse loft inside the original EMI fabric. Exposed pale-yellow London-stock and red-brick walls left unpainted. Original cast-iron columns with riveted plates. Crittall-style steel-frame windows replacing the 1907 industrial originals at the same proportion and rhythm. Polished-concrete floors finished in a clear matte wax, or reclaimed pine boards on the upper-level mezzanines. Double-height ceilings with the original truss work left exposed where it survived. Kitchens are bespoke industrial-spec joinery with stainless-steel splashbacks and Siemens or Smeg integrated ovens; the new-build infill flats run a more conventional Bosch or AEG fit-out. Heating is wet-underfloor on the ground levels and column radiators on the mezzanines.

As of April 2026 the borough has consulted on additional and selective designations through 2024 and 2025, but no scheme has been confirmed across the Hayes wards (Botwell, Yeading, Pinkwell, Townfield). Mandatory HMO licensing still applies to qualifying multi-occupant lets. The position sits with the council’s private rented housing pages. The locally relevant detail at the Old Vinyl Factory is the listed-building status of the original EMI blocks. One main thing. Surface variety. A single Material Store loft puts six fundamentally different surface types into one open-plan room: bare brick on three walls, riveted cast-iron columns, polished-concrete floor with a wax seal, reclaimed pine on the mezzanine, Crittall steel frames in the windows, and a stainless-steel kitchen splashback. Each one needs a different cloth and a different solution. The polished concrete is the one most cleaners get wrong.
