Where Yeading sits, and why it shapes the clean

Yeading was mostly fields and a winding brook until the 1930s, then the postwar building programme filled it in fast, which is why so much of the UB4 housing stock here is interwar and 1950s rather than the older terraces you find a mile east in Hayes proper. We clean a lot of those Barnhill and Yeading estate houses, and they have their own habits: solid plaster walls that hold cooking grease, original-spec kitchens that have been part-modernised twice, and the kind of textured ceiling coating that traps dust above a hob. If you have rented around Willow Tree Lane or off Yeading Lane, you already know the layout repeats street to street.

That repetition matters for an end of tenancy clean. An inventory clerk who works this corner of Hillingdon sees the same property type all week, so they know exactly where the previous tenant cut corners. We work to a 57-point agent-approved checklist built around what actually gets flagged in homes like these, not a generic list copied off a national franchise. Below is how we approach a Yeading move-out, what it costs, and how the deposit rules and the borough’s HMO licensing changes feed into it.

Yeading is an odd place geographically. It is not quite Hayes, not quite Northolt, and it has no station of its own, so people tend to define it by the brook and the estates rather than by a high street. The name is older than almost anything around it. There is a land grant from 757 AD that mentions Geddinges, which is what Yeading was before the Saxons became Hillingdon commuters, and the same document names the brook that still drains the meadows on the eastern edge. We mention this because the shape of the place, low ground near the water and dense estate building on the drier land, explains the two problems a Yeading clean keeps running into: trapped cooking grease in solid-walled kitchens and damp near the brook. Both come up again below.

The deposit is the whole point

Cleaning is the single most common reason a deposit gets docked. Not damage, not missing keys. Cleaning. When a landlord in UB4 keeps part of your money, the dispute almost always lands on the same handful of rooms, and the cost of putting it right yourself afterwards is usually more than booking it done properly the first time.

Your deposit sits in one of three government-backed schemes for the length of an assured shorthold tenancy: the Tenancy Deposit Protection rules on GOV.UK set out how it is held and how fast it must come back once you and the landlord agree a figure. If you do not agree, the scheme’s free adjudicator decides, and that is where the check-out report does its damage. A clerk’s line that reads “oven heavily soiled, kitchen requires professional clean” is hard to argue with when there is a photo attached. A clean done to the inventory standard removes the evidence before it can be written down.

We have been doing this since 2014, and over that time we have helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. We are also on the books of 300+ letting agents across London, several of whom manage stock in Hayes and Yeading, so the report style and the standard their clerks expect are not a mystery to us.

A clean done to the inventory standard removes the evidence before it can be written down.

The figure that matters most to a tenant is the pass rate. Ours is 97% first time, meaning the property clears its check-out on the first visit without a return trip. For the small share that get queried, the 48-hour re-clean guarantee covers a free return: if the inventory clerk or agent challenges our work within that window, we come back and put it right at no cost. You should not be paying twice for one move-out.

It is worth being clear about what a deduction actually costs, because tenants underestimate it. A clerk does not bill you for an hour of cleaning. They quote the agent’s contractor rate to bring the room to standard, and that rate is rarely cheap. A “kitchen requires professional clean” line on a check-out in UB4 routinely comes back at more than the price of a full move-out clean for the whole flat, because the agent has no incentive to find you a bargain and every incentive to use their usual firm. So the maths is simple. Pay once for the clean done to standard, or risk paying the landlord’s chosen contractor rate out of money that was yours to begin with. We would rather you kept the deposit.

The other reason the schemes matter is timing. A landlord has to return the agreed amount within ten days of you both settling on a figure. If you dispute it, the money is frozen while the adjudicator looks at the evidence, and that can drag on for weeks when you need it for the deposit on the next place. A clean check-out report keeps the whole thing moving, because there is nothing for either side to argue about.

What a full Yeading move-out clean covers

The point of an end of tenancy clean is that it is not the same as your weekly tidy. It is a top-to-bottom reset of an empty property, room by room, against the standard the original inventory recorded when you moved in. Our team brings every detergent and machine, so you do not supply anything.

The kitchen takes the longest. Inside and outside of every cupboard and drawer, the worktops, the splashback, behind and underneath where the appliances pull out, and the oven stripped down properly rather than wiped over. We take the oven door glass apart and clean between the panes, degrease the racks, and clear the grill. Extractor filters get soaked. The fridge and freezer, if they are staying, get defrosted and wiped inside.

Bathrooms are about scale and grout. We descale taps, shower screens and tiles, scrub the grout lines, clean the extractor, and polish the mirrors and chrome so there are no water spots. In the older Yeading bathrooms the build-up around the base of the taps is the usual sticking point, and that needs a proper descaler rather than a quick spray.

Across the rest of the home it is the detail work that clears an inspection. Skirting boards, door tops, light switches, sockets, radiators, window sills and the inside of the glass, picture rails where the house has them, and the textured ceilings vacuumed for cobwebs. Carpets are vacuumed throughout. We wipe internal doors on both faces and clean the handles, because that is exactly the sort of thing a clerk runs a finger along.

Bedrooms and living rooms look easy and are not. The work there is in the edges: behind where the wardrobe stood, the dust line along the top of a built-in cupboard, the marks left by furniture feet on the carpet, the window catches. Fitted wardrobes in the estate houses tend to have a top shelf nobody has touched in years, and a clerk will open it. We clean inside fitted storage as a matter of course. If the property is furnished, we wipe down the furniture surfaces that are part of the inventory, though we do not move heavy items the landlord has fixed in place.

Then there are the bits people forget exist. The inside of the washing machine drawer and rubber seal, where black mould grows if it has been shut up. The waste disposal, if there is one. The trickle vents on the window frames. The airing cupboard. None of these are exotic, but every one of them is a line on the inventory, and leaving them is how a tenant who thinks they cleaned thoroughly still loses fifty pounds. The whole job is a reset of the property to the state the photos recorded on day one, and the photos are unforgiving.

A few things sit outside the standard package and are booked as add-ons when a property needs them:

End of tenancy cleaning in Hillingdon by Monster Cleaning
A recent end of tenancy cleaning our team finished in Hillingdon.
  • Carpet cleaning by hot-water extraction, which lifts the ground-in dirt a vacuum leaves behind. Worth it on a tenancy where a pet has been in the house, or where the carpets are light.
  • Upholstery cleaning on the same machines, for sofas and mattresses that are part of a furnished let.
  • Exterior window cleaning using water-fed poles, so the outside glass matches the inside.

If you want any of those, say so when you book and we will fold them into one visit. The deep oven clean is part of the standard end of tenancy package already, but you can also book it on its own through our oven cleaning service if the rest of the flat is fine and the cooker is the only problem. Heavy carpet work is handled by the carpet cleaning team with the proper extraction kit.

Prices for UB4, with no hourly surprises

We price end of tenancy work by the size of the property, not by the hour. That is deliberate. An hourly rate punishes you when a kitchen is worse than expected, and it gives the cleaner a reason to rush. A fixed price by property size means the team stays until the checklist is signed off, however long that takes.

For an empty Yeading flat or house the standard rates are: a studio at £156, a one-bedroom at £207, a two-bedroom at £243, a three-bedroom at £339, and a four-bedroom at £425. Those are full move-out cleans against the agent checklist, with all materials included.

If you only need part of the job, we also work by the hour at £30 per cleaner, which suits a part-furnished room or a top-up before a viewing. Carpet cleaning runs at £36 a bedroom and £43 for a living room, or £115 to do a whole two-bedroom home. Oven cleaning is £77 for a single, £110 for a double, and £114 for a range cooker.

The quirks of cleaning postwar Yeading homes

Yeading grew up around brickmaking and the Grand Union Canal. Bricks went out by barge from Yeading Dock, and the canal-side land that is now Lake Farm Country Park was clay pits before it was sixty-odd acres of grass. None of that is trivia for the sake of it. It tells you the housing here is mostly twentieth-century, built quickly for a growing population, and that has a direct bearing on what an end of tenancy clean has to deal with.

The big estate houses off Willow Tree Lane and Barnhill have solid walls and original ventilation, which means kitchen grease travels and settles on the ceiling above the cooker. A standard wipe-down leaves a faint film up there that shows under the clerk’s torch. We vacuum and wipe those high surfaces as part of the job. The 1950s metal-framed windows that survive in some properties collect grime in the corners of the frame, and those corners are exactly where a check-out photo gets taken.

Damp is the other local theme. The Yeading Brook still runs through the meadows on the edge of the estate, and the low ground near it has always been prone to standing water, which is partly why Yeading Lane needed properly building up over a century ago. Ground-floor flats near the brook can hold moisture, and that shows as mould spotting on bathroom sealant and around window reveals. We treat the mould rather than paint over it, because a clerk knows the difference and so does the next tenant.

The football ground tells you something about the area too. Hayes and Yeading United play at the SKYex Community Stadium on Beaconsfield Road, in UB4, and the club itself is a 2007 merger of the old Hayes FC and Yeading FC. Yeading FC came up through local pitches near the brook before any of that. The point is that this is a settled, working community with a long memory, not a transient patch, and the rented housing is family-sized estate stock rather than the carved-up flats you get nearer central London. That changes the clean. You are dealing with whole kitchens and full bathrooms used hard by households, not a single bedsit ring on a hob.

One more thing about this patch. A lot of the rented stock is let through agents who also handle Hayes and Northolt, so the inventory format is shared across the three. If you are moving between them, the standard the next clerk holds you to will look familiar, and the work that passed in one will pass in the others. We clean across all of them in any given week, which is partly why we know the recurring flags on these properties before we walk in.

HMO licensing in Hillingdon, and what it means for you

If you share a Yeading house with people you are not related to, the rules around your tenancy changed this year, and it affects how end of tenancy cleaning gets handled when several rooms turn over at once. Hillingdon Council has brought in a borough-wide additional HMO licensing scheme that covers smaller shared houses, the ones with three or four occupiers from two or more households that the national mandatory scheme leaves out.

The council made the designation in February 2026 after a consultation that drew more than a thousand responses, with most backing it. Applications opened in May, full compliance is required by 23 August 2026, and enforcement begins on 24 August 2026. There is no separate selective licensing scheme for ordinary single-family lets in the borough; this is additional HMO licensing only. Hillingdon also has a borough-wide Article 4 Direction from December that means a landlord now needs planning permission before turning a family house into an HMO.

We state Hillingdon’s position in prose here because the council’s own pages currently redirect automated requests to a staging server, so we point you to the national rules instead. The broad principle, that larger shared houses need a licence from the local council, is set out in the GOV.UK guide to houses in multiple occupation; the borough scheme sits on top of that national baseline.

Why does a cleaning company care about licensing? Because a licensed HMO is inspected against management standards, and a landlord who has to meet those standards is far more particular about the condition each room is handed back in. When a tenant leaves one room in a shared Yeading house, the clean on that room gets scrutinised on its own. We can do a single-room move-out clean on the hourly rate rather than charging you for a whole property.

There is a practical wrinkle in shared houses that catches people out. The communal areas, the kitchen and bathroom and hallway, belong to everyone and to no one, so when one housemate leaves the others can find a cleaning charge landed on the shared deposit for a mess they did not make alone. If you are the one moving out, getting your own room and your fair share of the kitchen done to standard protects you specifically, and we can split the job that way. The licence does not change your deposit rights, but it does mean the landlord’s managing agent is watching the property’s condition more closely than they might have a year ago, so a half-hearted clean is more likely to be picked up now than before the scheme came in.

The wider tenancy backdrop is shifting too. The Renters’ Rights Act 2025 received Royal Assent in October 2025 and is changing how tenancies end, including the move away from fixed terms. Whatever the route out, the deposit and the check-out clean still work the way they always have.

Hillingdon: another job wrapped up by our cleaners.

How the clerk’s inspection actually runs

A check-out is a room-by-room comparison. The clerk has the check-in inventory from the day you moved in, with its photos and its condition notes, and they walk the empty property holding that document against what they see now. Fair wear and tear is allowed. Dirt is not.

They go for the same places every time. The oven, because it is the single most disputed item in the country. The extractor filter above it. The tops of doors and the high edges of kitchen units. Window tracks and the corners of frames. Behind the toilet and the sealant around the bath. Inside the kitchen cupboards, where crumbs and sticky rings give away a rushed job. Limescale on taps and screens. The seal of the fridge if it is staying.

Our 57-point checklist is built to match that route, point for point, which is the reason the first-time pass rate sits at 97%. We are cleaning for the clerk’s torch, not for a quick visual once-over. If something is queried, the 48-hour re-clean guarantee means we are back inside three days to settle it, and because we already work with the agents managing much of the Hayes and Yeading stock, those conversations tend to be short.

One honest caveat. We clean. We cannot fix a stain that has gone through the carpet backing or a scorch mark on a worktop, and no cleaning company can. If the inventory will flag genuine damage, tell us up front so we can advise what cleaning will and will not move, rather than leaving you to find out on inspection day.

People also ask whether the clerk can simply refuse to accept a professional clean. They cannot reject it for being professional. What they can do is record anything still below the move-in standard, which is why the standard matters more than the receipt. A common myth is that handing over an invoice from a cleaning firm guarantees the deposit. It does not. The clerk judges the condition in front of them, not the paperwork. That is the whole reason we clean to the inventory rather than to a tidy-looking finish, and why the re-clean guarantee exists: if condition is the test, then we fix condition.

If you want to see how the standard is set out, Citizens Advice explains what counts as fair wear and tear versus a charge a landlord can take from your deposit, and the deposit schemes’ own adjudication notes lean on the same distinction. Worth knowing: a receipt for a professional clean is listed there as useful evidence in a dispute, alongside your own photos and the check-in and check-out inventories. We clean to the stricter end of the standard, because passing comfortably is cheaper for you than passing by a margin and then arguing.

Keep your own record either way. Photograph each room once we have finished and before you hand the keys back, date-stamped if your phone does that. If a deduction is ever raised, those photos plus our work sit alongside the clerk’s report, and an adjudicator weighs the lot. You usually have three months from moving out to take a cleaning dispute to the scheme’s free resolution service, so do not bin the paperwork the day you leave.

Booking, parking and getting us in

Booking is a phone call. Ring 0333 555 2076 or email [email protected] with the postcode, the number of bedrooms and bathrooms, whether the place is furnished, and the date you need it cleared. We work seven days a week, including weekends, and we can usually fit a UB4 job within a day or two at normal notice.

Before we arrive, the property should be empty of your belongings, with the electricity on and the hot water running. We need both: you cannot clean an oven or descale a bathroom without power and hot water. If the keys are with the agent, tell us which office, because most of the Yeading lettings are handled from the same handful of branches and we can collect.

Parking in Yeading is mostly fine, which is not something you can say everywhere we work. The estate streets off Willow Tree Lane and around Barnhill have kerb space, and our van can usually get close to the door. The Parkway and Yeading Lane are busier and tighter at school run time, so if your flat is on those we will aim away from the morning rush. Tell us if there is a permit zone and we will sort it.

For a wider move we can pair the clean with our removals service, so the home is emptied and cleaned in one coordinated booking rather than two separate days. If you are heading to or from a neighbouring area, we run the same end of tenancy service across the borough, including end of tenancy cleaning in Hayes next door and over the border in Northolt, all sitting under the Hillingdon end of tenancy hub.

Words you will see on the paperwork

Check-in inventory
The document made when you moved in, recording the condition and cleanliness of every room with photos. Your check-out is judged against it, so it is the benchmark your clean has to meet.
Check-out report
The clerk’s room-by-room write-up at the end of the tenancy. Cleaning comments here are what trigger deductions, which is why removing the evidence beforehand matters.
Deposit protection scheme
One of three government-backed holders of your deposit during the tenancy, with a free adjudicator for disputes. The rules are on GOV.UK.
Additional HMO licence
Hillingdon’s borough-wide licence for smaller shared houses, with full compliance from 23 August 2026. It sits on top of the national rules for larger HMOs.
End of tenancy clean versus deep clean
An end of tenancy clean is benchmarked to the move-in inventory of an empty property. A deep clean is a thorough reset of a lived-in home with no inventory standard to hit.

Questions Yeading tenants ask us

How much is end of tenancy cleaning in Yeading?

A studio is £156, a one-bedroom £207, a two-bedroom £243, a three-bedroom £339, and a four-bedroom £425. The price is fixed by property size and includes all materials, so the quote we give on the phone is what you pay.

Do you guarantee I will pass the check-out inspection?

We clean to a 57-point agent-approved checklist and 97% of our jobs pass first time. If the inventory clerk or agent challenges the work, the 48-hour re-clean guarantee brings us back free of charge within three days.

Is the oven included or is it extra?

The oven is part of the standard end of tenancy clean. We strip the door to clean between the glass, degrease the racks and clear the grill. You can also book oven cleaning on its own from £77 if the rest of the home is fine.

End of tenancy cleaning in Hillingdon by Monster Cleaning
Fresh from a end of tenancy cleaning in Hillingdon.

Can you clean a single room in a shared house?

Yes. When one room turns over in a shared Yeading house, we do that room on the hourly rate of £30 per cleaner rather than charging for a whole property. This is common in licensed HMOs where rooms let separately.

Do I need to be there while you clean?

No. Most tenants leave keys with the letting agent and we collect them. Tell us which branch, because much of the Yeading stock is managed from a few local offices we already deal with.

What do I need to do before you arrive?

Empty the property of your belongings and make sure the electricity is on and the hot water is running. We cannot clean an oven or descale a bathroom without power and hot water.

How long does an end of tenancy clean take?

A one or two-bedroom flat is usually a few hours; a larger house can be six or more. Because we price by size and not by the hour, the team stays until the checklist is complete however long that runs.

Do you clean carpets as part of the price?

Carpets are vacuumed in the standard clean. Hot-water extraction, which lifts ground-in dirt, is a separate add-on at £36 a bedroom or £115 for a whole two-bedroom home, and it is worth it after a pet or on light carpets.

Can you come at the weekend?

Yes, we work seven days a week including weekends at no extra charge. UB4 bookings can usually be fitted within a day or two at normal notice.

What if my landlord still tries to deduct for cleaning?

Our work is recorded and we deal with the deposit schemes regularly. If a deduction is raised on cleaning we have cleaned, we return within 48 hours to settle it, which removes the basis for the claim.

Does Hillingdon’s HMO licensing affect my deposit?

Licensing and deposit protection are separate. Your deposit is held in a government scheme regardless. A licensed HMO is held to management standards, so landlords there tend to scrutinise the condition each room is handed back in more closely.

Do you cover the rest of the borough as well as Yeading?

Yes. We run the same service across Hillingdon, including Hayes next door and Northolt over the border, all under our Hillingdon end of tenancy hub. The inventory standard is shared across these areas, so a clean that passes in one passes in the others.

Are cleaning materials included in the price?

Yes. Our team arrives with every detergent, descaler and machine the job needs. You do not supply anything, and there is no separate charge for materials.

A price in about three minutes.

Month-end fills up fast. Book 7 to 10 days before your inspection.
