Clean an upper-floor Edwardian villa flat off Rosendale Road and you already know where the inventory clerk goes first. They stand in the bay with the light behind them and run a finger along the picture rail, because the original mouldings in these tall SE21 rooms hold a season of dust that newer plaster never does. That one habit decides more West Dulwich deposits than the oven. So this is what an end of tenancy clean here has to be: built to satisfy the person who wrote the check-in report, priced at £30 per cleaner per hour, backed by a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price in about three minutes.

Last updated June 2026. We cover the whole of West Dulwich SE21, from the Rosendale Road and Croxted Road side across to Park Hall Road, Thurlow Park Road on the South Circular, and the Belair Park end. This page sits inside the borough directory at End of Tenancy Cleaning Lambeth.

How the check-in report quietly sets the bar

Start with the mechanism, because almost nobody does, and it is the whole game. When you moved into your West Dulwich flat, a clerk walked it and wrote a report describing every surface, usually with photos, and against the period detail they will have written “original” and “good order”. Those words were true on the day. At check-out a different clerk walks it again and compares line by line. Anything materially worse than the check-in entry, past fair wear and tear, is chargeable against your deposit.

Here is what makes SE21 different from a rougher patch of London. Tenants on these streets tend to be careful and the homes are well kept, so a clerk is not hunting for damage. They are grading against a higher baseline. On a Streatham ex-council flat the clerk looks for what is broken. In a double-fronted Edwardian villa off Park Hall Road they look at the tops of the door frames, the cornice runs, the picture rails and the deep skirtings. The check-in report set the property there, and the report is the standard.

Three things drive nearly every held deposit in this postcode. Dust on high original mouldings that the move-in inventory described as clean. Scale in the bathrooms, because the water is very hard here. And the oven, which is the single most flagged line on a check-out report anywhere in the country, and West Dulwich is no exception to that. Sort those three properly and the rest of an SE21 report is usually cosmetic.

Two things sit behind all of it in law and they pull in different directions. The Tenant Fees Act 2019 means your landlord cannot make professional cleaning a contractual condition, so nobody can force you to book us. Damp and mould, on the other hand, are a landlord obligation under the Homes Act 2018, not a tenant failure. Where we find structural damp behind a wardrobe in one of these older houses, we photograph it so the charge sits where it belongs.

The check-in report set the property there, and the report is the standard.

The Lambeth licence your street may now need

West Dulwich sits in the London Borough of Lambeth, and Lambeth has spread landlord licensing right across the borough. This matters at a hand-back for a simple reason: a licensed property is inspected against a written standard, not a landlord’s eye, so the bar a clerk applies is higher and less forgiving.

The Lambeth ward that covers the SE21 streets on the west side of Croxted Road came under selective licensing on 1 September 2025, in the second phase of the borough’s scheme. In plain terms, plenty of the ordinary flats and family houses let here now need a licence, the shared HMOs included. The current application fee is £1,025 per property from 1 April 2026, and letting an unlicensed property can bring a civil penalty of up to £40,000, so agents and landlords in this postcode take the standard seriously.

On top of that, smaller shared houses fall under Lambeth’s additional HMO licensing, which runs borough-wide and covers houses with three or more sharers from separate households. It has been in place since December 2021. Larger shared houses of five or more people need a mandatory HMO licence under the national rules. If you are leaving a room in a shared house here, the parts you are responsible for are inspected to the licence standard, which is why we can clean just your room and the shared areas rather than the whole property. You can check the position for a specific address on lambeth.gov.uk before you hand keys back.

There is a local wrinkle worth knowing. The border with Southwark runs down Croxted Road, so an address on the east side, in Dulwich Village proper, is a Southwark matter under a different regime, while the West Dulwich streets on the Lambeth side are the ones covered above. People guess this boundary wrong all the time.

What 1 May 2026 changed for SE21 move-outs

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point in the year rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies. The check-in benchmark still applies. Your deposit still sits in a government-backed scheme and is still decided on the clerk’s report and the move-in photos. What changed is timing.

West Dulwich has a lot of family houses on long lets, which used to mean predictable summer move-outs tied to the school year. Let tenants leave on a rolling two months instead and the hand-backs spread out and get harder to plan around. The practical takeaway is dull but it pays for itself: book the clean earlier than you used to, because the slot you want, a day or two before your check-out, will be gone if you leave it late.

The 57 things we go through, room by room

Every West Dulwich booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what the clerks on these streets actually flag. End of tenancy is the hand-back clean, the one inspected against the move-in inventory rather than judged by how it looks to you. Here is the shape of it.

The kitchen, where a lot of the report lives

The oven is stripped, not wiped. Racks go in a soaking tank, the door glass is split apart where the model allows so the brown film between the panels comes out, and the interior, fan, element and seals all get done. That film is the single most flagged oven fault at a check-out. The hob, splashback and extractor get the same treatment, and the filter comes out and is degreased on its own, because a clean hood with a greasy filter is still a line on the report. Cupboards inside and out, the tops of the units where grease and dust settle, behind and beside the appliances where they pull out, the sink and taps descaled, and the floor into the edges. Fridge and freezer defrosted and cleaned through if they are staying.

The bathrooms, where the hard water shows

This is a full descale, not a spray and a wipe. The shower screen goes back to clear glass. The taps, mixer and shower head are stripped of scale until the head runs straight again. Tiles and grout are scrubbed, and the sealant lines cleaned and checked for mould. Toilet done inside and out, including behind the pan where nobody looks but the clerk. Extractor vent dusted, mirror and any chrome polished, floor washed into the corners and under the basin pedestal.

The bedrooms and reception rooms, where the SE21 standard is set

In these houses the bedrooms and reception rooms are where the grading really happens, so this is not a quick pass. Picture rails, cornices, the tops of door frames and the deep skirtings are cleaned with the dust lifted off rather than pushed along, which is the single most flagged item in the period villa flats here. Bay window reveals and sills are done, internal glass cleaned, switches and sockets wiped, doors and frames cleaned both sides, radiators done including behind where access allows, and the carpets vacuumed thoroughly with a shampoo available as an add-on where the inventory calls for it.

Throughout the flat

Hallways, stairs and landings, all internal doors and frames, skirtings and architraves, light switches and sockets, the inside of every window with the frames and sills, any built-in storage and the airing cupboard, cobwebs off the high corners, and the floors done last into the edges of every room. The aim is a property that matches its check-in inventory line by line, not one that simply looks tidy. If the clerk flags something on the list inside the window, we come back under the 48-hour re-clean guarantee at no extra cost.

What Thames Water hardness does to an SE21 bathroom

The water here is very hard, and that one fact loses more deposits in this postcode than almost anything except the oven. Thames Water supplies West Dulwich and runs at roughly 293 parts per million of calcium carbonate across this part of south London, which sits firmly in the hard band. You see it on every chrome surface in a bathroom that has not been treated for months.

Scale builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. Shower screens go cloudy, the mixer round the bath furs up, and the holes in a shower head block until the spray splays sideways. A clerk checks for exactly this. They run a thumbnail down the tap, look at the screen edge-on against the light, and pull the head in close, because scale photographs badly and a bad photo is what settles a deduction. We treat it with a proper scale remover and a lot of physical work: the glass comes back to clear, the deposit comes off the taps, and the head is cleared so the water runs straight. On a flat let two years with no descaling, that is often the whole difference between a passed bathroom and a re-clean.

West Dulwich street by street: the stock changes as you cross Croxted Road

West Dulwich is the leafy, affluent corner on the Lambeth side of Dulwich, built up around West Dulwich station and its trains to Victoria, with Belair Park and the Georgian Belair House on one side and the edge of the Dulwich College playing fields on the other. It is almost entirely family housing, and the stock is what shapes the clean. What the clerk writes down depends on which part of it you are in, and after enough check-outs the pattern is predictable.

On the big late-Victorian and Edwardian villas and double-fronted houses along Rosendale Road, Park Hall Road and Croxted Road, many split into upper and lower conversion flats, the report almost always lives in the period detail: the tops of the picture rails, the cornice runs, the moulded door surrounds, the deep skirtings, and the bay reveals where dust settles on the angles. These are tall rooms and the clerk checks the parts a tenant cannot easily reach. On the substantial interwar semis nearer Thurlow Park Road the detail is plainer, so the clerk leans on the kitchen and the tiled bathroom instead, and the oven carries the report. In the mansion blocks and the newer infill near the station it is closer to a normal flat check-out: kitchen, bathroom, floors and the inside of the windows.

Across all of it two things stay constant. The bathrooms carry a scale risk because the water is very hard, and the oven is on more reports than any single other item. We brief the cleaners off the property type before they arrive, so an upper-floor villa flat off Rosendale Road gets time costed onto the high mouldings from the start rather than discovered on the day. If your address sits closer to a neighbouring patch, we cover those too: West Norwood down the hill, Tulse Hill to the west, and Herne Hill towards Brockwell Park.

Not sure whether your flat is Lambeth West Dulwich or Southwark Dulwich Village? The line runs down Croxted Road. Ring 0333 555 2076 with the postcode and we will place it in about ten seconds.

What it costs, and the maths nobody runs until it is too late

Pricing is flat and stated upfront, with no per-room surprises on the invoice. The bands below are the West Dulwich prices.

If you would rather book by time, it is £30 per cleaner per hour, though for an end of tenancy a fixed price is almost always the better value, because the job is priced to pass rather than to the clock. Carpet shampoo is an add-on where the inventory needs it: £36 per bedroom, £43 for a living room, or £115 for whole-flat carpet on a two-bed. The oven is included in the end of tenancy price; as a standalone it is £77 for a single, £110 for a double and £114 for a 90cm range. A villa flat with two years of dust on original mouldings sits in the standard band for its size. We cost the extra time on the period detail into the brief, not as a surcharge, so the number you are quoted is the number you pay.

Run the maths the way the deposit makes you. A two-bed at £243 against a deposit that on these streets often runs past £2,000 is not really a decision. We have recovered over £1.2m in deposits for tenants on these terms, with a 97% first-time pass rate, and the 48-hour re-clean guarantee covers anything the clerk flags inside the window. That last number is really the whole job: money that stays with the tenant instead of going on a deduction.

People mix up the different cleans and book the wrong one, so the short version is worth spelling out.

Check-in inventory report
The document the clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a general idea of “clean”.
End of tenancy clean
Built to pass that inventory and get a deposit back, to the letting agent’s standard, with the flat empty and the 48-hour guarantee on it, at £30 an hour if booked by time.
Deep clean
A reset of a home you are keeping, lived in, with no formal standard to hit, also from £30 an hour.
Regular domestic clean
Ongoing weekly or fortnightly maintenance of a home you live in, from £22 an hour.

A Rosendale Road job from March

“We rented the upper floor of a double-fronted Edwardian villa just off Rosendale Road for two years, both of us out at work all day, so the flat was tidy but never deep cleaned. The one thing the clerk had photographed at check-in was fine dust on the picture rails and the cornices, because the mouldings are original and the house is graded high. We had budgeted to lose part of the deposit over it, because neither of us could reach the tops of the rails or the run of cornice round the bay. Two cleaners spent a long stretch on the period detail alone, took the rails, cornices and door frames back to clean, and did the deep skirtings while they were at it. The clerk came back through and flagged nothing on the mouldings. Full deposit back through the scheme, which for the two of us mattered more than it sounds.”
Priya and Tom, Rosendale Road SE21, March 2026

That job is a fair example of the pattern on these streets: a careful couple, a long let, and a report that lived entirely in the parts of the room a tenant cannot reach. The clean cost a fraction of what was at stake, which it usually does. What turned it was the slow hand-work on the mouldings and the dated photo set sent with the invoice.

Questions we get asked

How much is an end of tenancy clean in West Dulwich?

A fixed price by size: £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed across West Dulwich SE21. The oven is included in that figure. Carpet shampoo is an add-on where the inventory asks for it. Prefer to book by time? It is £30 per cleaner per hour, though a fixed price usually works out better on a hand-back.

Is my street in the Lambeth selective licensing scheme?

Most of West Dulwich is. The Lambeth ward that covers the SE21 streets on the west side of Croxted Road entered selective licensing on 1 September 2025, so a good number of the flats and houses here now need a licence to let. Larger shared houses fall under HMO licensing on top of that. You can check a specific address on the council site, and it is worth doing before a hand-back because a licensed property is inspected against a written standard.

Why does the hard water in SE21 matter for my deposit?

Because it shows on every chrome surface a clerk photographs. Thames Water runs at about 293 parts per million of calcium carbonate here, which is very hard, so shower screens cloud over, taps fur up and the holes in a shower head block during a tenancy. A clerk pulls the head in close and runs a thumbnail down the tap. We descale the bathroom properly rather than wiping it, which on a flat with two years of scale is often the line between a pass and a re-clean.

What is the 57-point agent-approved checklist?

It is the room-by-room list of points that letting agents and inventory clerks actually inspect at a hand-back, from the oven trays to the tops of the picture rails. We clean to it line by line so the property matches its check-in inventory rather than just looking tidy to you. The full list comes with the job, or we walk you through it before we start.

Do you guarantee the clean will pass the check-out?

We work to the 57-point checklist and back it with a 48-hour re-clean guarantee. If the inventory clerk flags anything on that list within 48 hours, we come back and put it right at no extra cost, as long as you tell us inside the window and nobody has moved in. Across the work we run a 97% first-time pass rate.

What most often costs West Dulwich tenants their deposit?

Dust on high original mouldings the move-in inventory recorded as clean. In the tall Edwardian and late-Victorian villa flats around Rosendale Road and Park Hall Road the clerk checks the picture rails, the cornice runs and the tops of the door frames, all the parts a tenant cannot easily reach. That line holds more deposits in SE21 than the oven does, though the oven is a close second.

How does the Renters’ Rights Act 2025 affect my move-out?

It changed how tenancies end, not how clean the place has to be. Since 1 May 2026 Section 21 no-fault evictions are gone and existing assured shorthold tenancies have converted to periodic ones, so a tenant can give two months’ notice at any point. You still return the property in its check-in condition, fair wear and tear aside, and the deposit still sits in a government-backed scheme decided on the clerk’s report.

End of tenancy cleaning in Lambeth by Monster Cleaning
Fresh from a end of tenancy cleaning in Lambeth.

Do I need to be there when you clean?

No. Most West Dulwich clients leave keys with the agent on Rosendale Road or in a key safe, and we let ourselves in, clean to the checklist and confirm when it is done. A re-clean is arranged the same way. You do not need to be on site for either visit.

How far ahead should I book?

A few days is comfortable, and ideally we clean a day or two before your check-out so anything the clerk flags can be put right inside the 48-hour window. The period villa flats need time costed onto the high mouldings, so the earlier you call the better the slot, especially at the end of the month when everyone leaves at once.

Can you clean just one room in a shared house?

Yes. In a licensed shared house in Lambeth we can clean only your room and the shared parts you are responsible for, billed at £30 per cleaner per hour rather than a whole-property price. Tell us which parts are yours under the tenancy and we cost it to that.

Do you bring your own equipment and products?

Yes, all of it. The cleaners arrive with the scale remover the hard water here calls for, the degreasers for the oven, the machines and the cloths. You do not provide anything, and you do not need to leave anything behind for us.

Do you work with the letting agents around West Dulwich?

We clean to the standard the local agents and their clerks inspect to, and we work alongside 300+ letting agents across our areas, including branches active in SE21 such as KFH on Rosendale Road, Foxtons and Winkworth. You do not need the agent to instruct us, though. You can book us directly and we clean to the same checklist either way.

Will this get my full deposit back?

It gives you the strongest case for it. We have recovered over £1.2m in deposits for tenants on these terms with a 97% first-time pass rate, and the 48-hour re-clean guarantee covers a flagged checklist point. The final decision belongs to the deposit scheme, but a clean report against the inventory is what wins it.

Which areas near West Dulwich do you cover?

The whole of SE21 and the streets the clerks treat as part of it, plus West Norwood, Tulse Hill and Herne Hill on the Lambeth side, and Dulwich Village over the Southwark border. The Lambeth hub lists the neighbouring pages if your address sits closer to one of those.
