Walk up Norwood Road and it forks at St Luke’s church, the 1822 one with its tower facing the wrong way, into Norwood High Street on the left and Knight’s Hill on the right. That fork is the middle of the ward, and almost every flat we hand back here sits within ten minutes of it. Most of our SE27 work is a tenant moving out at the end of the month with a Pedder or KFH check-out booked for the Friday. The fork at St Luke’s, and what it tells a cleaner

Knight’s Hill the ward is bigger than Knight’s Hill the road. It is one of three Lambeth wards that make up West Norwood, alongside Gipsy Hill and West Dulwich, and it runs from the railway cutting up towards the Streatham Hill edge. West Norwood station sits at its centre, with trains to Victoria, Clapham Junction and London Bridge, and Tulse Hill a few minutes north puts you on the Thameslink line. The local Business Improvement District is literally called Station to Station because the high street strings the two stations together.

None of that would matter to a cleaner except for one thing: it tells you the stock. Railway suburbs built fast and built varied, and West Norwood did both. The same morning we can clean a converted flat above a shop on the main parade and a maisonette on a post-war estate built where bombs fell, and the two need different work. So we quote off what the flat actually is, not off a postcode average.

If you live here you already know the markers. West Norwood Cemetery sits just off the high street, one of London’s Magnificent Seven, opened in 1837 and full of listed monuments, and a lot of our rounds run past its gates. The old fire station is now the South London Theatre. The Picturehouse and the library share the Nettlefold Hall, opened back in 1969. We mention them because they pin the geography for anyone reading from outside SE27, and because the streets of flats we clean sit in the grid around exactly those buildings.


Four kinds of SE27 flat behind one postcode

There are roughly four kinds of home we hand back around here. The cleaning bill tracks which kind of home you are in more than it tracks the rent.

The first is the late-Victorian and Edwardian terrace, the substantial sort built along and just off Norwood Road and Knight’s Hill, most of it long since split into an upper flat and a lower flat. Picture rails, dado rails, deep skirting, original sash windows at the front. Lovely to live in, fiddly to hand back, because dust gathers on every moulding and the sash runners and the cords need wiping by hand.

The second is the 1930s purpose-built block, more of it the closer you get to the station. Steel-framed casement windows, tiled hallways, a small kitchen and a small bathroom that were modern in 1935 and have been re-fitted once or twice since. These clean up quickly if the kitchen has been kept on top of, slowly if it has not.

The third is the post-war council flat. Lambeth rebuilt chunks of West Norwood on bomb-damaged ground in the late 1940s and 1950s, the York Hill, Fern Lodge, Portobello and Holderness estates among them, and a fair share of those flats are now privately let. Solid, square rooms, lino or laminate over the original floors, and a hand-back standard that is exactly as strict as the period conversions because the clerk works to the same inventory.

The fourth is the newest: light-industrial buildings near the railway, around Elder Road, converted to flats through the 2010s. Open-plan, hard floors, big metal-framed windows, and usually the easiest of the four to clean unless the previous tenant cooked a lot and never touched the extractor.

Why does this matter for a quote? Because the same one-bed price covers all four, but the time on the job does not. A bare new-build conversion can be done well inside the window. A period upper flat with a hundred years of moulding, deep skirting and a sash in every room takes the full visit to do properly. We send two cleaners either way and we do not cut the period flats short to keep to a clock, which is the corner most cheap quotes quietly cut.

The licensing line agents lean on since September 2024

Here is the part most tenants do not realise is working against them. Knight’s Hill was one of the first four wards Lambeth brought into its selective licensing scheme, live since 2 September 2024, before the council extended the scheme across most of the rest of the borough in September 2025. So if you are renting a flat in the ward, the odds are high it is licensed.

The scheme covers ordinary privately rented homes, the single-family lets and the small house-shares of no more than two unrelated sharers, and it sets conditions the landlord has to meet. You can read the conditions and the current fee on the Lambeth Council selective licensing page. The one that bites at the end of a tenancy is the requirement to protect the deposit, hand over the prescribed information, and return the property in a reasonable state. That last phrase gives the agent a regulatory peg to push for a professional clean before they sign the check-out off, and most of them use it.

Bigger shared houses fall under a separate borough-wide additional HMO licensing scheme that Lambeth has run since December 2021, which raises the management bar again. Either way the cleaning expectation at hand-back has gone up, not down.

What the licensing did not change is deposit law itself. Your deposit still has to sit in one of the three approved schemes, the Tenancy Deposit Scheme, mydeposits, or the DPS, and the landlord still has to give you the prescribed information within 30 days of taking it. The Renters’ Rights Act 2025 scrapped Section 21 no-fault evictions and made periodic tenancies the default, but it left the deposit rules alone. If the agent wants to deduct for cleaning, they have to evidence it with dated photos, the check-in inventory to compare against, and a real quote for the work. Selective licensing
A council scheme that requires landlords of ordinary private rentals in named wards to hold a licence and meet set conditions. Knight’s Hill has been in Lambeth’s scheme since 2 September 2024.
Additional HMO licensing
A separate borough-wide Lambeth scheme covering smaller shared houses that fall outside the mandatory national HMO rules. It raises management and safety standards on house-shares.
Prescribed information
The set of details a landlord must give you within 30 days of taking your deposit, including which scheme protects it. Missing it weakens the landlord’s position in any later dispute.
Check-in inventory
The dated, usually photographed record of the flat’s condition at the start of the tenancy. The check-out clean is judged against this document, not against a clerk’s general impression.

Hard water, brake dust and the SE27 things we plan for

South London water is hard. Thames Water classifies SE27 in the 280 to 300 mg/l calcium-carbonate range, and you can confirm it on the Thames Water water-quality lookup for the postcode. In a flat that means scale, and scale in the predictable places: showerheads, kettle elements, the aerators on every mixer tap, the back of the chrome basin taps, and a chalky tide line inside the toilet bowl. A wipe with a cloth does nothing to it. We soak and descale those points on every clean. A clerk who runs a thumbnail down a tap and feels grit will write it up.

The railway leaves its own mark. Flats backing onto the cutting between West Norwood and Tulse Hill pick up a faint band of brake dust on the south-facing sills and the lower window glass, finer than ordinary street grime and easy to smear if you go at it dry. We do those frames wet and finish them streak-free.

One more local quirk. The conversions above the Norwood Road shops sit over kitchens and dry-cleaners, and the air that drifts up settles greasy on top of wardrobes and on the picture rails. Period flats here need the high dusting done properly, not flicked.

Scale is the single most common reason a self-clean fails a check-out in SE27. People scrub the visible surfaces and forget the tap aerators, the little mesh inserts where the water comes out, which fur up and stay furred unless you unscrew and soak them. The kettle gets descaled inside but the element-side film survives. The showerhead looks clean from the front while every nozzle behind it is half-blocked. We work through all of it as a matter of routine, because we know that is where the deduction notes get written. None of it is hard once you know to look. Most tenants simply do not, and the clerk does.


Streets we load the van for

Kitchen

Hand-back clean, deep clean or a regular tidy

Three different jobs, worth keeping straight.

An end of tenancy clean is the hand-back clean, the only one measured against a check-in inventory, and it is the work described on this page. A deep clean is the same depth without the inventory pressure, for someone staying put who wants the flat reset. A regular clean keeps a lived-in home tidy week to week. If you are not handing a flat back, a deep clean is almost always the right call instead, and it costs a little less because nobody is grading it.

The difference people miss is the standard, not the effort. Our cleaners do not work harder on a hand-back than on a deep clean. The hand-back just has a referee. Every surface is checked against a document that says how it looked the day you moved in, so the bar is fixed and external, and that is why we run the 57-point list rather than trusting a feel for when a flat is done. We clean the inside of every window as part of the standard clean. Outside glass is a separate service, so book our window cleaning if you need both, or ask on the call. For most ground and first-floor flats here we can reach the outside from a stepladder and include it; anything higher needs a proper window visit.

Is the deposit really at risk if I do not get a professional clean?

Less than it once was, because agents have to evidence deductions to the scheme adjudicator and the burden of proof sits with them. But Pedder and KFH clerks know the list, and a self-clean almost always misses three or four of the eleven things on it. A £207 spend to protect a £2,000-plus deposit is the sum most tenants here run.

What hours do you work?

Weekdays 8am to 6pm is the standard window. We do Saturday mornings on request with no weekend surcharge. Sundays we would rather not, but we will if your check-out lands on a Monday and you are stuck.

How do I pay?
