Start with the mechanism, because almost nobody does, and it is the whole game. Almost none of it is Victorian. The render, the leaded casement and the brick gable are the local notes, not the bay-fronted terrace. Why the hardest water in London loses deposits here

Bedrooms, reception rooms and the bits between

Inside every wardrobe, drawer and built-in cupboard. Skirtings, picture rails (most 1930s mansion-block receptions keep the original rail), door frames, doors and handles. Light fittings, switches and the ceiling roses, which in an older flat hold years of dust. The leaded and original casements on the listed parade blocks and the Hampstead Way fringe are hand-wiped pane by pane, no spray near the came; the post-war double-glazed ones get the inside glass cleaned. Radiators behind, under and on top. Walls spot-wiped for marks, with a realistic line drawn, because nail holes are a decorator’s bill and not yours to scrub. Hard floors washed, carpets hoovered in two directions and spot-treated.

Then the rest: sockets, thermostats and the doorbell button; the communal landing outside the flat door, which mansion-block clerks always check; cobwebs out of the ceiling corners; a final walk-through with a low torch to catch what daylight hides on skirting tops and behind the radiators. Every room photographed before and after, the evidence you keep.
