Why Langley deposits get deducted

Slough’s private rent figure hit £1,485 a month on the ONS index in January 2026, up 5.9% on the year before. SL3 sits at the lower end of that for the older stock and the upper end for anything new and station-adjacent. The point of mentioning it: every extra fifty quid of rent enlarges the deposit a tenant is risking on a check-out, and Slough-side landlords have got noticeably tighter on inspection standards in the past twelve months. The Crossrail money has pushed the agents’ expectations up faster than the cleaning trade in the area has kept up with.

Langley housing stock is a split job. Around the High Street and the lanes either side of St Mary’s Church you’ve got late-Victorian two-storey terraces, some with the original front-bay tile path, mostly converted into either two-bed flats or kept as single-family rentals. Move half a mile west and you’re into the 1930s semis on Trelawney Avenue, Bryant Avenue and the closes off Sutton Lane – pebbledashed fronts, side passage to a back garden, a coal-house door at the back kitchen wall on the older ones. Then there’s the post-war estate stock around Parlaunt Road and the long terrace behind the recreation ground, and finally the 2020s infill near the Elizabeth-line platform: glass-balustraded flats with combi boilers and underfloor heating that the older Langley plumbers won’t touch. End-of-tenancy expectations differ between a Trelawney Avenue semi and a Crossrail-side one-bed, but the clerk’s checklist runs the same way through both of them.

The third factor is the water. Langley sits in the Affinity Water Central region; hardness measured at around 280 to 320 mg/l calcium carbonate, classified very hard (Affinity Water hardness lookup). Chalk on shower heads, screen runners, kettle elements and chrome taps builds back within a fortnight if you don’t use the right descaler at the right dwell time. Slough-area inventory clerks know this. They look for it specifically on the move-out walk.

Renters’ Rights Act 2025 – what changed on 1 May 2026

Section 21 no-fault evictions were abolished nine days ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the main reforms commenced on 1 May 2026. Rolling periodic tenancies replace fixed-term ASTs across England, Section 21 is gone, and any Section 21 notice served on or before 28 April 2026 has to be acted on with a possession claim by 1 August 2026 or it’s deemed invalid. From a tenant’s perspective the deposit-return route is now the cleanest exit. A clean move-out, a documented inventory walk, deposit back, you walk. From a landlord’s perspective the inventory has more weight than ever, because the possession routes have narrowed and the deposit dispute is the main lever left on cleanliness disagreements.

Practical effect in Langley: clerks are being more thorough than they were six months ago, and the photo evidence pack they hand to TDS or mydeposits on a disputed return has got fatter.

Slough Borough Council licensing

Slough operates a borough-wide selective licensing scheme for the private rented sector, renewed in 2023 and live through to 2028 (Slough Borough Council property licensing). Every privately-rented property in SL1, SL2 and SL3 has to hold a licence regardless of the household size, and the licence conditions include obligations around hygiene at the start of every new tenancy. That has a knock-on effect on the check-out clean: a property that’s about to be re-let must be handed over to a standard the incoming licence inspector can sign off, which means the agent’s checkout standard now runs about a notch above what it was pre-licensing. Larger HMOs in Langley – particularly the converted Victorian terraces around the High Street and around the Mackay Trading Estate – sit under the mandatory HMO licence in addition to the selective scheme, and the cleaning specification is written into the licence conditions in writing.

Langley Crossrail station and the Heathrow corridor

That has pulled in a different tenant profile: City and Canary Wharf commuters who would previously have rented in Acton or Ealing, plus the long-standing Heathrow workforce – cabin crew, airside engineering, baggage and cargo staff, hotel housekeeping at the Sheraton Skyline and the Sofitel T5 – who keep five miles east of Langley as a postcode of choice because the Bath Road A4 and the M4 spur are five minutes in either direction. Heathrow proximity has a measurable cleaning consequence too: easterly winds put departures over Langley most mornings, and the brake-dust and tyre-PM10 deposit on south-facing window sills, conservatory roofs and external uPVC trim is a recurring inventory point. That Crossrail-and-Heathrow combination explains the third stock layer near the station. Several 2020s blocks have gone up on the south side of the railway since the platform reopened; one-beds and two-beds aimed at commuter renters, glazed balconies, modern kitchens with deep extractors. Those flats fail check-outs on different items – underfloor-heating manifold cupboard dust, glass-balcony stain, balcony drain hair – than the Victorian terraces do.

Kitchen

The kitchen is where Langley check-outs fail. On the 1930s semis the original extractor housing has usually been replaced once and the housing screws are seized; we bring impact drivers and a spare set of M5s. Behind the cooker – the gap nobody cleans in four years – we slide it out, do the wall and the skirting, and put it back level. Cupboard interiors top and bottom, cupboard tops where the dust mat sits, plinths, kicker boards. Fridge and freezer if left, defrosted and wiped. Sink limescale on the spray-arm and the tap base. Tile grout discoloration where the cooking-oil residue has gone yellow.

Bathrooms

Affinity Water hardness means the bathroom limescale schedule is more involved than in soft-water boroughs. Shower head, shower screen runner, mixer tap base, screen glass corners, toilet rim and inner pan, bath taps and overflow plate, basin tap base, screen seal. We use a weak acid descaler with a 20-minute dwell time rather than a quick spray-and-wipe; that’s the only way to get the chalk off without scratching the chrome. Extractor fan grille comes off, gets washed, goes back. Behind the toilet pan and the pedestal sink to the floor seal. Mirror, mirror frame, mirror cabinet interior. Light fitting glass. Tile grout in the wet zones.

Bedrooms and living areas

Skirting all four walls, picture rail dust in the older terraces where the original rails are still in place, light switches and sockets, door handles inside and out, door frame tops, window sills (both internal and the inside of the external sill where it meets the frame), window frames, behind curtains. Wardrobe interiors top to bottom, including the top of the wardrobe where it doesn’t reach the ceiling. Bed frames if left, mattress flips if asked, under-bed where dust collects. Carpets vacuumed thoroughly with edge-tool detail. Hard floors mopped and grout-line cleaned.

Hallway and stair carpet edge dust, banister handrail and spindles, loft hatch dust (a real Langley issue on the 1930s semis with proper boarded lofts), airing cupboard interior, boiler cupboard wipe, meter cupboard interior, under-stair store.
