Straight to the numbers. A bedroom carpet is £36. A living room is £43. A through-lounge, the long double room you get where two rooms were knocked into one, is £61 because it holds twice the pile. Stairs are £41 a flight, and around here that price earns its keep: half the flats in Shoreditch sit above a shop or a bar, so you climb a flight or two before you ever touch your own hallway. The whole carpeted area of a two-bed flat is £115 in a single visit.
Rugs go by size, £35 up to two square metres and £51 above that. Worth knowing in a neighbourhood where the rug often is the carpet. Warehouse floors off Curtain Road are mostly bare boards with one big rug doing all the work, and that rug takes more traffic than a fitted carpet in an ordinary house would see in years.
The number we quote is the number you pay. No introductory rates, no was-price theatre. If a job turns out bigger than described, we say so on the doorstep before the machine comes up, not on the invoice after.
How hot-water extraction works
Hot-water extraction is the method most people call steam cleaning. The machine forces hot water and cleaning solution deep into the pile, then pulls nearly all of it straight back out, and the dirt comes with it. That reverse pass is the whole trick. A rented supermarket machine wets a carpet well enough; it simply hasn’t the suction to get the water back out, so the dirt settles where it was and the carpet stays damp for a day.

We pre-treat the marks first, extract, then run a slow final pass to leave the pile as dry as the machine allows. London water is hard, roughly 290 ppm of dissolved chalk, and a lazy rinse leaves mineral and detergent residue that turns pile sticky and pulls in fresh dirt within weeks. So we rinse properly. It takes longer, and it is the difference between a carpet that looks good on the day and one that still looks good in October.
We’ll also tell you what extraction won’t do. Pile crushed flat by ten years of desk chair is clean after we leave, but still flat. Bleach spots and iron burns are permanent. We’d rather you knew that before booking than discovered it after paying.
What Shoreditch does to a carpet
Shoreditch floors are odd, and we mean that kindly. This was furniture country: the warehouses along Curtain Road held showrooms and workshops for the Victorian furniture trade until the industry gave out in the 1980s, and when artists moved into the empty buildings in the early nineties, the floors stayed boards. Most conversions still run bare boards with big rugs, plus fitted carpet in the bedrooms, where bare feet get the casting vote. So we clean a lot of very large rugs here, flat and edge to edge, not a quick pass with the sofa parked on one corner.
The Boundary Estate is the other end of the story. Its mansion blocks around Arnold Circus opened in 1900 as the country’s first council estate, five storeys of red brick and no lifts, and plenty of the flats still wear older wool carpet. Wool also turns up in the terraces on the Hackney Road side, and wool wants cooler water and a gentler solution or it shrinks. We test a hidden corner first and set the machine to suit.
New-build carpet is its own animal. The towers that have gone up toward Old Street, and The Stage on Curtain Road with its 412 flats above the excavated remains of the Curtain Theatre, mostly fit dense synthetic carpet in the bedrooms. It takes a hot, firm clean and comes up nearly new. Light grey was clearly the fashion the year most of it went in, and light grey shows everything, which keeps our phone busy.
Then there is Friday. Hackney’s own night-time economy study counted 29 venues in its Shoreditch buffer zone licensed to trade past 1am, and those crowds use the same pavements you cross to reach your front door. Drinks stains are the local speciality. Red wine, beer, and the sugary cocktail spills that dry sticky, trap dirt and grow a grey halo. Fresh ones come out well. Old red wine that has already been through a hopeful scrub with the wrong spray is harder, because heat and alkaline products set the tannin. We’ll have an honest go and tell you the odds before we start.
On the day
We move the light furniture, sofas and chairs and coffee tables, and clean underneath. Wardrobes, platform beds and anything fragile stay put. If the floor is clear of shoes and cables when we arrive, you’re paying for cleaning rather than tidying, which is the better use of the hour.
Parking is ours to solve. Most of Shoreditch sits inside Hackney’s controlled parking, and some streets, like the stretch of Rivington Street between Curtain Road and Shoreditch High Street, are permit holders only. We plan for that, and it never appears as an extra line on the bill. If your building is a walk-up, we carry the machine. Four flights in a converted warehouse is a normal Tuesday.
Drying takes four to six hours. Lofts dry quicker than most because the windows are enormous and the air actually moves. Keep off damp rooms in shoes, socks are fine, and if any room doesn’t come up right, say so and we come back to re-do it. That guarantee costs us less than losing you would, so we honour it.

Do you move furniture?
The light pieces, yes. Sofas, armchairs and coffee tables get moved, cleaned under and set back. We don’t shift wardrobes, storage beds or anything that might not survive the trip. Clearing shoes, cables and plant pots off the floor before we arrive speeds the whole job up.
Will parking add anything to the price?
No. Shoreditch parking is honestly a bit grim, controlled zones on most streets and permit-only stretches like the middle of Rivington Street, and we deal with all of it ourselves. The quote you accept already carries the cost. No parking line ever appears on the invoice.
