What carpet cleaning costs in Peckham
The numbers first. A bedroom carpet is £36. A living room is £43. A through-lounge is £61, and Peckham has plenty of those, because so many Victorian terraces off Bellenden Road and Choumert Road had the wall between the front and back parlours knocked out decades ago. That one long room is two rooms of pile, and it is priced as two.
A flight of stairs is £41. Stairs are the slowest part of any carpet job, all hand work and awkward angles, and in a converted terrace they are usually the dirtiest part too. Rugs are £35 up to two square metres and £51 above that. The whole carpeted area of a two-bed flat, done in one visit, is £115.

The carpets Peckham actually has
Most of the homes we clean in SE15 fall into three rough groups. The first is the Victorian terrace, two or three storeys of London stock brick, and around Holly Grove and the Bellenden streets many sit in conservation areas with their original staircases still in place. A lot were split into flats years ago, which means one hallway and one staircase carry the footfall of two or three households. That shared runner is always the worst carpet in the building.
The second group is the ex-council stock. Whole streets around North Peckham were rebuilt low-rise in the late 1990s when the old estates came down, and those houses and maisonettes mostly have hard-wearing synthetic carpets. Synthetics take a hot, firm clean well, so the results there tend to be dramatic.
The third is the warehouse-style flats around the Copeland Park end of Rye Lane, near the Bussey Building. Open-plan, usually boards with big rugs rather than fitted carpet. We clean those rugs flat and off the boards, so nothing bleeds into the wood.
Wool is the exception that runs through all three. It needs cooler water and a milder solution or it shrinks, and the older conversions still have plenty of it. We check the fibre before we set the machine, not after.
How hot-water extraction works
Hot-water extraction is the method most people call steam cleaning. The machine pushes hot water and detergent deep into the pile, then pulls nearly all of it straight back out, and the dirt comes with it. Vacuuming, even good vacuuming, only lifts the loose surface layer. Extraction reaches the ground-in dirt at the base of the fibres, which is the dirt that actually wears a carpet out.

The rinse matters in London. Tap water here runs hard, roughly 270 to 300 ppm depending on the supply zone, so a lazy rinse leaves mineral residue that dries stiff and starts grabbing dirt within weeks. We rinse properly and pull the moisture back out on a slow final pass.
One honest caveat. Cleaning lifts dirt, not wear. If the pile in a doorway is crushed flat after fifteen years of traffic, you will get back a clean, flat carpet. Mud, dogs and red wine
The Rye is the big one. Peckham Rye Park and Common pulls dog walkers, runners and half the neighbourhood’s toddlers every weekend, and from October to March the grass line turns to mud. That mud comes home. Hallways in the side streets facing the park show a tide mark by Christmas that no cordless hoover touches.
Dog and cat accidents we treat with an enzyme product that breaks the residue down rather than perfuming over it. Fresh ones come out well. Urine that has soaked through to the underlay is harder, because the smell lives under the carpet rather than in it, and we say so up front instead of promising a miracle.

What happens on the day
We arrive in the window we gave you, and we sort our own parking, which around the Rye Lane end of SE15 means permit bays and a walk with the hoses. That is our problem, not yours, and it never appears as an extra on the bill.
We move the light furniture, sofas, coffee tables, dining chairs, and clean under it. Wardrobes, beds with drawers underneath and anything fragile stay where they are. Clearing shoes, toys and cables off the floor before we ring the bell saves you money, because you are paying for cleaning time.
Then the work itself: pre-spray the marks, agitate, extract, and finish with a dry pass to pull out as much water as the machine will take. Carpets take four to six hours to dry. Do you move furniture?
The light pieces, yes. Sofas, chairs and coffee tables get moved and cleaned under. Wardrobes, storage beds and anything likely to be damaged stay in place. If the floor is clear of small stuff when we arrive, the job runs quicker and you get more cleaning for the same money.
Is my rug worth cleaning or should I replace it?
A decent rug cleans up well for £35 or £51 depending on size, which is a lot less than replacing it. A cheap flat-weave that has taken years of doorway traffic may not repay the effort, and we will say so. Wool and viscose rugs get a gentler process after a fibre test.
Can you clean carpets at the end of a tenancy?
