What carpet cleaning costs in Stratford
The numbers first. A bedroom carpet is £36. A living room is £43. A through-lounge is £61, and Stratford has plenty of those, because so many terraces between the Broadway and West Ham Lane have had the two downstairs rooms knocked into one long space. A flight of stairs is £41. Stairs cost nearly as much as a room because every tread is hand work, and there are usually thirteen of them. The whole carpeted area of a two-bed flat is £115.
Rugs go by size. Up to two square metres is £35, anything bigger is £51.
There are no introductory offers and no prices that swell once the machine is through the door. If we quote £43 for the living room, the invoice says £43. We would rather lose the odd job to a cheaper quote than win it with a number that was never true.
Pale carpets in the new blocks
East Village set the template for new Stratford. The former athletes’ village opened to residents in 2013 and now holds 2,818 homes, around half of them rented, in E20, a postcode that only existed in EastEnders until the Olympic Park made it real. The flats came carpeted the way developers like: pale grey, oatmeal, light beige. The towers that went up afterwards around Westfield and Stratford International mostly laid hard floor through the living space instead, so in Manhattan Loft Gardens or the blocks along the High Street what we clean is usually bedroom carpet and the odd staircase in a duplex.

The same carpets are also the easiest in Stratford to bring back. Nearly all of them are synthetic and fitted within the last ten years, so they take hot water and firm suction without complaint. A bedroom in an E20 block is usually done inside the hour, and the colour that returns tends to surprise people.
Older carpets in the terraces
Walk ten minutes from the station and the housing changes century. The streets off Leytonstone Road, the roads around Tennyson Road in Maryland, the terraces running down through West Ham: two-storey Victorian houses, many split into flats, plenty still whole family homes. The carpets here are older and heavier. Wool mixes that have been down fifteen years. Patterned stair runners. The occasional front-room carpet so protected that only Christmas guests have walked on it.
Wool needs different handling from a synthetic. Run it as hot as a new-build carpet and it can shrink, so we test a hidden corner, turn the temperature down and use milder chemistry. The dirt is different too. A terrace hallway takes grit straight off the pavement, and grit is what saws through carpet fibre at the base. We will also be honest when a carpet is past it. Extraction lifts dirt, it does not repair worn pile, and we would rather say that at the door than take £43 for a miracle we cannot perform.
The Carpenters Estate sits between the two Stratfords, 1970s towers and low-rise terraces with a long-argued regeneration finally approved, and some carpets in the streets around Dennison Point have served one family for decades. Those get the slow treatment. Twenty years of settled dirt does not leave in one quick pass.
How hot-water extraction works
Hot-water extraction is what most people call steam cleaning, though there is no actual steam in it. The machine forces water at 90 to 95 degrees, mixed with cleaning solution, deep into the pile, then pulls nearly all of it straight back out under strong suction, and the dirt rides out with the water. A hired supermarket machine wets the top of the fibre and pushes some dirt around. Extraction gets to the base of the fibre, which is where a carpet actually ages.

Marks are treated before the main pass. Red wine caught within the first day or two usually lifts completely. Pet accidents get an enzyme product, and old urine gets an honest conversation, because once it has soaked into the underlay the smell lives below the carpet and no surface clean fully removes it. Then a slow drying pass to draw back as much water as the machine will give us. Carpets are walkable in two to four hours and ready for furniture a while later. Winter in a cold terrace adds time. Open windows in summer take it away.
What happens on the day
We turn up at the time we agreed. Light furniture, the sofas and chairs and coffee tables, gets moved and cleaned under, then put back. Wardrobes, storage beds and pianos stay put and we work around them. If the floor is clear of clutter before we arrive, you are paying for cleaning rather than tidying, so it is worth ten minutes the night before.
Parking is ours to solve. The streets around the station and Westfield are permit-controlled and busy, so we plan the van stop in advance and any meter or permit cost is already inside the quote. In the towers and the East Village blocks we sign in with the concierge and use the service lift where there is one. Give us the flat number and the building’s quirks and we handle the rest.
