The number that decides your move-out
If you are moving out of a flat in Abbey ward, the number that matters is the deposit, and right now it is a big one. Two kinds of Abbey home, two ways a clean fails
There are really two Abbey wards, and they fail a check-out clean in opposite ways.
The first is the period one. Victorian and Edwardian two-up two-down terraces run along Abbey Road, Nelson Grove Road, Pincott Road and the Haydons Road approaches, with the odd loft or side-return conversion bolted on. These flats have narrow galley kitchens, single bathrooms and original sash windows whose reveals, horns and parting beads collect a grey line of dust that no tenant ever thinks to wipe. The skylight in a loft conversion and the extractor fan in a windowless bathroom are the two spots that quietly fail more period check-outs in this ward than anything else, because they are out of eye-line and nobody cleans what they cannot see.
The second is the converted-mill and new-build one. From the 1990s onward a wave of purpose-built flats went up at Merton Abbey Mills, Bennetts Courtyard, Prospect House and the Abbey Mills development, then the Colliers Wood Tower redevelopment and the infill blocks around it. Open-plan kitchens, integrated appliances with panels a clerk will unclip, glass balustrades, floor-to-ceiling glazing and engineered oak floors. Here the trap is the opposite of the terraces: everything is glossy and the marks show. A streak on the balcony glass or a smear on the oak is instantly visible to a clerk holding a torch.

Geography is part of why the let market here is so big. The Northern Line runs from Colliers Wood and South Wimbledon, the Tramlink stops at Phipps Bridge and Morden Road, and cycle route CS7 cuts straight up to Southwark Bridge, so the flats fill with commuters who move every year or two. The heritage is the other half of the story. The strip along the Wandle is where the 12th-century Merton Priory stood, and from 1881 William Morris ran his textile-printing works on the site; Liberty took it over in 1904 and printed silk there until 1972. Today Merton Abbey Mills is a heritage complex with a working waterwheel, a weekend craft market, a few independent cafes and the Colour House Theatre, and the flats wrapped around it on Watermill Way, Bennetts Courtyard and Priory Mews are let far more often than they are owned. That mix of weekend footfall and high turnover is exactly the churn that keeps clerks busy.

Hard water is the local tax on your deposit
Merton water is hard. It runs at roughly 280 to 300 mg/l of calcium carbonate, which is firmly in the hard band, and it is the single most reliable way to lose money on a check-out clean around here.
Limescale builds where water sits and dries: the shower screen and its tracks, the taps, the kettle-print ring in a stainless sink, the tide-line round a mixer spout, the sprayheads on a wet-room rose. Deposit-protection scheme
One of three government-backed schemes your deposit must legally sit in: DPS, TDS or mydeposits. If you and the landlord disagree over a deduction, the scheme’s adjudicator decides.
Check-in inventory
The report and photos taken at the start of your tenancy that record the condition and cleanliness of the flat. Your check-out is judged against it, so it is the baseline you are trying to match.
Inventory clerk
The independent inspector the agent sends at check-out. They work to an industry standard and check the spots tenants miss, then write the report the deposit decision rests on.
End-of-tenancy clean
A one-off clean built around that inventory standard rather than day-to-day tidiness. It covers inside the oven and appliances, inside every cupboard, and full descaling, which a regular clean does not.
The disputed numbers back this up. The Tenancy Deposit Scheme adjudicators put the average cleaning deduction at £178 in 2025, and in 52% of those cases they sided with the landlord, almost always because the tenant had no invoice to produce.

Why does any of this matter when you are just trying to get a flat cleaned?
