The N22/N10 line that runs through the park

If you rent here you already know the neighbourhood does not match its name on a map. Alexandra Park is the quiet residential shoulder below the palace, the streets that lean towards Muswell Hill rather than the Wood Green end, and the postcode flips from N22 7 to N10 2 somewhere around the top of Alexandra Park Road. That split matters at move-out, because the agent valuing your flat prices it as a Muswell Hill-adjacent home and inspects it to that standard.

The housing is nearly all Edwardian. These villas went up between 1896 and 1914 under the Edmondson and Collins builds that gave the whole hill its red-brick look, and most were carved into flats in the 1970s and 80s. So you are usually renting a conversion: stripped pine floors, original cornicing, a tiled hearth, sash windows set in deep reveals, a tiled path to the front door. Each of those holds dust and grease in a way a new-build never will, and each one ends up in the check-out photos.

What an Edwardian conversion hides from a clerk

An inventory clerk does not clean. The clerk looks. They walk the flat with the check-in report from the day you moved in, and they compare, room by room, against what they can see now. In a converted Edwardian flat that comparison is unkind, because the features people love about these places are exactly the ones that trap grime where you never look.

Take the cornicing and the ceiling roses. They run to the original 1900s mouldings on the better streets, and dust settles into the deep cuts and goes grey over a tenancy. Nobody dusts a ceiling rose during a normal week, so it reads on the report as neglect even when the rest of the room is spotless. A cast-iron fireplace surround does the same thing, holding soot and polish residue in the casting detail, and the tiled hearth in front of it shows every scuff.

Then there are the sash windows. The reveals are deep, the gap between the upper and lower sash collects a black line of London dirt, and the sills carry condensation staining that a tenant stops seeing after a month. Clerks check that gap on purpose. They know the building.

The floors are the other one. Stripped pine looks wonderful and hides grit in the gaps between the boards and along the skirting, and if a previous tenant ever waxed them the edges go dark near the hearth. We work these with the grain, lift what is in the gaps, and leave the timber dry rather than soaked, because water standing in an old pine joint is its own problem. On painted surfaces we use a pH-neutral degreaser, and we keep bleach and anything abrasive away from original timber and ceramic completely, since one careless wipe on a hundred-year-old skirting can cost more to put right than the whole clean.

The deposit maths on Alexandra Park Road

Here is the part that decides whether a clean is worth it. Asking rents on Alexandra Park Road have climbed to around £2,983 a calendar month on the Land Registry-linked figures from early 2026, with sale values near £977,000 on the main road and £580,000-plus on the Victorian terraces behind it. Against a deposit that size, the deductions are not trivial. A smoked oven, discoloured bathroom grouting and a grease film on the wall units together can run to £200 to £500 once an agent prices the remedial cleaning, and they will price it at a contractor rate, not what it would cost you. The deposit is your money sitting in a scheme. A cleaning deduction is the easiest one for an agent to justify and the easiest one for a tenant to lose by default, because most people do not dispute it.

Spending £243 to £255 to protect £2,770 is not a hard sum. What tends to go wrong is the timing rather than the cleaning itself. A tenant cleans hard over a weekend, the clerk comes Monday and flags four things, and there is no time and no energy left to fix them before the keys go back, so the agent proposes a deduction and the tenant accepts it to be done with the place. The clean was fine. The process beat them. Booking the job for the day before the check-out, not the day of the move, is the single thing that changes that outcome, and the new Act giving most people a clear two months makes it easy to plan.


Hard water, the N22 problem nobody warns you about

North London water is hard. Really hard. N22 sits in a chalk-fed supply zone, and limescale is the single biggest deduction trigger we see on check-out reports across this postcode, ahead of ovens and well ahead of carpets. It builds a chalky ring on the kitchen tap, a white crust on the shower head, a scaled line round the toilet, and a dull film across tiled splashbacks that a quick wipe does nothing to.

The Edwardian bathrooms make it worse. A lot of these flats still have the original tile layout, and old grouting yellows fast under hard water, so what looks like dirt is often scale and mineral staining bonded into the surface. You cannot spray and wipe that off. We use a proper descaler with dwell time, leave it to work on the taps, heads, toilet and tiles, then take it back, which is slower and the only thing that actually shifts it.

There is a knock-on most people miss. Scale furs up the inside of a kettle, a dishwasher and a washing-machine drum just as readily as it coats the taps, and where the landlord left white goods in the flat the clerk will open them. A scaled detergent drawer or a mouldy washing-machine seal reads as a dirty appliance on the report even though it is really just the water doing what hard water does. We descale and clean those out as part of the kitchen, not as an extra.

If a flat has been let to smokers at any point, the nicotine yellowing on ceiling roses and the tops of door frames is a separate job again, and a clerk will spot the difference between scale and tar straight away.


Which rules actually bind your flat

Three sets of rules touch a tenancy in this corner of Haringey, and tenants mix them up constantly. One is national and brand new, one is about shared houses, and one is about the look of the streets. Only some of them change what happens on your check-out, which is why a landlord quoting a licensing scheme at you as a reason for a deduction is often quoting a rule that has nothing to do with how clean the flat is when you leave it. So it is worth being plain about which is which.

Renters’ Rights Act 2025
Live from 1 May 2026 and the biggest change to renting here in thirty years. The Renters’ Rights Act 2025 scraps Section 21 no-fault notices and makes periodic tenancies the default. For move-outs it means fewer rushed 48-hour exits and more tenants giving the statutory two months, so you get time to book a clean properly instead of a midnight blitz. It also means agents are tightening check-out protocols, because disputed deposits now sit inside the Private Rented Sector Database and an ombudsman scheme, and a named professional invoice with a 48-hour guarantee carries more weight than it ever did.
Selective licensing
Haringey runs a selective licensing scheme until 16 November 2027, but it does not reach here. It covers wards like Bounds Green, Noel Park, Harringay, Seven Sisters, St Ann’s and Tottenham, and the Alexandra ward is exempt. The full ward list is on the Haringey Council licensing page.
Additional HMO licensing
This one does apply. The borough-wide additional HMO scheme runs until 16 June 2029, so any flat shared by three or more unrelated people needs a licence, and a licensed HMO is held to a stricter inspection standard on kitchens, waste and bathrooms. Check out of a four or five-person share on Mayes Road or one of the bigger Palace Gates conversions and the clerk will be working off the HMO template.
Conservation area

Kitchen

The kitchen is where most deductions live, and the oven is where most kitchen deductions live. We strip the oven interior, the door glass, the racks, trays and grill, including the catalytic liners a lot of these flats had fitted in the 2010s. The hob, the extractor hood and its filter, and the splashback tiles all get a full degrease, and the splashback is usually scaled as well as greasy in N22.

Bathroom

The top of the wardrobe gets done, because the top of the wardrobe is the most commonly flagged missed spot on any check-out report, full stop.

Halls, stairs and the rest

The bits between rooms still count.
