A revived market town now has revived rents

Walk through the Market House on a Saturday and the turnaround is obvious. Six kitchens, two bars, the 1879 listed hall that Trafford Council and the team behind the regeneration reopened in 2014. The trams from Manchester run every few minutes, the Mid-Cheshire line drops commuters at the station hourly from Piccadilly, and Hale and Bowdon on the southern edge hold some of the priciest housing in the North of England. All of that is good news for the town. It is also why your deposit is large.

Here is the figure that matters. ONS data for Trafford puts the average private rent at £1,359 a month in April 2026, up 2.5% on the year, with the average house price at £380,000 in March 2026. Semis average £431,000, terraces £333,000, detached houses £767,000. Deposits track rent. A two-bed flat off Stamford Park Road carries something in the £1,400 to £1,800 band; a four-bed off Dunham Road or up in Hale Barns can sit at £2,800 or more. Bowdon, in WA14 2 and WA14 3, is the heart of it: The Firs, Stamford Road, Priory Road, Langham Road, Green Walk. Large Victorian and Edwardian villas, many of them in the Bowdon Conservation Area, with ornate plaster cornices, original tiled hallways, cast-iron fire surrounds and tall timber windows. Hale and Hale Barns sit just over the WA15 line on Ashley Road, Cecil Road and Bankhall Lane, where 1930s detached houses and German integrated kitchens are the norm. Deposits in this band routinely top £2,500. Clerks here inspect the original features minutely. Dust on a picture rail, a fingerprint on polished brass door furniture, a chalky ring on a period tap: all of it gets written up. You cannot steam-blast a hundred-year-old plaster cornice clean, which is exactly why the wrong cleaner does more harm than good.

The kit list is different in these houses. Original timber sash windows have a deep recess and glazing beads that hold dust, and the cords and runners need a soft brush rather than a wet cloth. Cast-iron grates and tiled hearths take a specific touch, not a kitchen spray that strips the blacking. Polished hall tiles, the original Minton-style floors you find in the Bowdon halls, want a pH-neutral solution and nothing acidic. The Broadheath and Navigation Road new-builds

Broadheath and West Timperley, WA14 4 and WA14 5, run along Atlantic Street, Manchester Road and the new flat conversions near Navigation Road, plus the Redrow development off Stamford. New-build stock trips up on the things that were never properly finished: builder dust still sitting behind a washer-dryer from the day the tenant moved in, sealant that was never wiped, the skirting line where the contractors stopped. Timperley itself, WA15 6 and WA15 7 around Wellington Road, Crofton Avenue and Hall Road, is a sea of 1930s bay-fronted semis with tiled splashbacks that hold grease at the grout, and gardens that fail the “leave it as found” clause if they have been ignored for a month.

Why does the property type matter so much? Because the clerk reads the inventory against the check-in report, and a check-in on a Bowdon villa lists features a check-in on a Broadheath flat never mentions. The villa report logs the cornices, the fire surrounds, the tiled hall. The flat report logs the appliance seals and the sealant. So the same word, “clean”, means a different job in each, and a crew that treats every move-out the same will pass the easy ones and fail the hard ones. What Trafford licensing actually means for your tenancy

Tenants ask whether their place needs a licence, and in Altrincham the answer is usually simpler than people fear. Trafford runs a borough-wide Article 4 Direction, in force since 21 December 2017, which stripped the automatic right to convert a family home (use class C3) into a small shared house (use class C4) anywhere in the borough. A landlord who wants to run a three-to-six-person shared house now needs full planning permission first, Altrincham, Bowdon, Hale and Timperley included. The Direction was brought in over student-housing pressure elsewhere in Trafford; the council itself noted that the expensive south of the borough was never likely to see a surge of conversions.

On licensing proper, Trafford Council operates mandatory HMO licensing only. A property needs an HMO licence where five or more people from two or more households share it, regardless of how many storeys it has. Trafford has not brought in any selective licensing scheme, and there is no additional HMO licensing scheme on top of the mandatory threshold. So an ordinary family let or a single-household flat in Altrincham needs no licence at all. The practical read-through for a tenant: most lets here are single-household tenancies judged against a tight check-out standard, not shared houses, which means the cleaning bar is high and the deposit is the thing on the line. Always confirm the position of your own address with the council if you are unsure.


The deposit rules behind the clean

Your deposit is protected in one of three government-backed schemes, and the rules around it shifted this spring. A quick glossary, because the jargon is half the battle.

Deposit protection scheme
By law your landlord must hold your deposit in a protected scheme: the Tenancy Deposit Scheme, the DPS, or mydeposits. The gov.uk guidance sets out the duty and the timescales.
Check-out inventory
The report a clerk or agent writes when you leave, compared line by line against the check-in inventory taken when you arrived. Cleaning standard is judged against the move-in condition, allowing for fair wear and tear.
Fair wear and tear
Reasonable deterioration from ordinary living, which a landlord cannot charge you for. Citizens Advice is clear that dirt is not wear and tear, so a dirty oven is a deduction while a faded carpet is not.
ADR
The free alternative dispute resolution each scheme runs. If you dispute a deduction, an adjudicator decides on the evidence. You usually have to claim within three months of moving out.

The big change: the Renters’ Rights Act 2025 received Royal Assent on 27 October 2025, and its core provisions went live on 1 May 2026. Section 21 “no-fault” evictions are gone, existing assured shorthold tenancies have converted to periodic ones, and rent rises are capped to once a year. The deposit-scheme rules themselves did not change, but the new redress system and the Private Rented Sector Database make check-out disputes more formal and more visible than they were. None of that helps you if the flat fails its cleaning inspection. A clean that passes today still passes after 1 May; the standard did not move, the paperwork around the dispute did.

One thing worth knowing about disputes. If a deduction is proposed for cleaning and you do not agree, you can take it to the scheme’s ADR rather than accept it, and the adjudicator decides on photographs and the two inventory reports. This is exactly why we photograph every finished area before we leave: a date-stamped set of images of a clean oven cavity and a descaled shower is the evidence that wins a cleaning dispute. Agents know the move-in photographs cut both ways, and a tenant with a proper before-and-after set is in a much stronger spot than one relying on memory. The five-bed and six-bed villas in Hale Barns and Bowdon are quoted on a look, because the size and the original features vary so much. By-the-hour work, where there is no deposit on the line, runs at £30 per cleaner. Carpets and upholstery are quoted from our full price lists, and patios, decking or a drive are handled separately through outdoor cleaning. People sometimes ask whether a regular fortnightly clean, kept up for a year, means they can skip the move-out clean. It almost never does. A maintenance clean keeps the visible surfaces nice while you live there; it does not strip an oven cavity, pull a fridge out, or descale a shower head, and those are the lines that fail. The check-out is judged against the original check-in, so even a well-kept flat carries a year of cooking grease and limescale that a clerk will find. The move-out clean is a different job with a different purpose, which is why it is priced and guaranteed differently.
