Where the property is a licensed HMO, the shared kitchen and bathroom get priced and treated as the busiest rooms in the house, because four or five people used them and nobody individually owned the mess. Trafford has run a borough-wide Article 4 direction since December 2017, which means turning a house into a small shared HMO here needs planning permission rather than happening automatically, partly a response to the new university campus taking shape in Old Trafford. So most of what we clean is a genuine long-let share rather than something thrown together overnight, and the wear reflects that.
A town centre rebuilding itself around you
Stretford is mid-rebuild. The old Stretford Mall is being demolished for around 248 new homes and a public park, developer Bruntwood working with Trafford Council and backed by money from the Mayor’s Good Growth Fund, and King Street is being reopened as a proper high street rather than a service road behind the shopping centre. Longer term the plans stretch to close to a thousand homes, shops, a hotel and office space around the tram stop. None of that changes the price of a clean, but it changes who is moving through Stretford and how often: new-build tenants alongside the long-standing terrace lets, all inside the same M32 postcode.
One practical thing the regeneration does not fix: match days.
