A hospital, a station and a town built around both
Urmston exists in its current shape because of a railway. The Cheshire Lines Committee opened Urmston station on 2 September 1873, running trains between Manchester Central and Liverpool via Warrington, and the fields either side of the line filled in with the middle-class avenues that still define the town. Chassen Road station followed in 1934, and Flixton has its own stop too, so three stations now serve a place of just over 41,700 people. That railway history matters to a cleaning job because it explains what you are actually renting.
Three property types turn up on our M41 bookings. The dominant one is the 1930s semi, bay-windowed, lining the planned avenues of Davyhulme, Flixton and Woodsend. Most still carry an original pressed-steel bath, ninety-odd years old, and a clerk flags a rust spot on it as fast as a dirty one. The second sits nearer the old centre, close to the station and Higher Road: tighter Edwardian and Victorian terraces with picture rails that trap dust nobody ever wipes. The third is modern. Eden Square, opposite the station on Flixton Road, was rebuilt around 2009 with four retail units below and twelve flats above, and a clerk working a flat there runs a finger along a plain skirting board because there is no period detail left to blame instead.
Most Urmston tenants commute into Manchester and plan the move-out around the train, so the clean often happens while the place is half-packed. Soft water, hard grease: where an M41 deposit really goes
Here is the fact the national cleaning checklists get wrong about M41. The water is soft. United Utilities draws this postcode from Pennine and Lake District reservoirs, and the United Utilities hardness map puts Trafford well down towards the soft end of its scale, nothing like the chalky supply that scales up a kettle in Kent or Surrey. A tap in Davyhulme does not fur up white. Limescale barely gets a mention on an Urmston check-out report.
So the deductions here are about three other things, and they are all worse without scale to blame for them. Baked kitchen grease, the biggest by some distance. Soap-scum film on shower screens and bathroom tiles, which soft water makes more obvious rather than less, because nothing crusts over the top of it to hide the state underneath. And damp-driven black mould, usually behind a wardrobe or in a north-facing bathroom corner where the air never moves.
Soft water hides nothing behind scale. It just lets the grease and the mould show through.
Grease is the one people underestimate. A hard-water kitchen builds a chalky film that at least looks obviously dirty. A soft-water kitchen builds a sticky, near-invisible layer that a tenant can wipe past for years without ever really shifting it, right up until a clerk pulls the cooker forward on the last day. That single fact decides most Urmston check-outs.
The damp side leans towards Flixton. The River Mersey forms the ward’s southern boundary here, flowing into the Manchester Ship Canal near Irlam Locks, and the older solid-wall houses nearest that low ground are the ones most likely to grow a mould patch nobody notices until the furniture moves. None of that is a tenant’s fault. It still fails a check-out, so we treat it properly rather than wiping the surface and letting the spores come straight back.
21 December 2017, and what it still means for a Trafford let
There is no cleaning licence in Trafford. Nobody inspects the clean itself, and no council certificate signs it off. What the council does control is who can turn a family house into a shared one. Since 21 December 2017 a borough-wide Article 4 Direction has removed the automatic right to convert an ordinary home into a small house in multiple occupation. Anyone wanting to let a Davyhulme semi to three or more unrelated sharers now needs full planning permission first, everywhere in the borough, no exceptions by ward.
That single change kept Urmston a family-let town. It is why the typical M41 tenancy is a four or five-year family let in a semi, not a six-bed share with a rota on the fridge. Trafford runs no selective licensing scheme and no additional HMO licensing scheme on top of that Article 4 rule; only the standard mandatory HMO licence applies, and only to larger properties let to five or more people from different households. For the ordinary Urmston tenant, the standard you are judged against comes from the letting agent’s inventory, not the council.

The clock that started on 1 May 2026
The Renters’ Rights Act 2025 received royal assent on 27 October 2025, and its first real change landed on 1 May 2026: Section 21 no-fault evictions ended, and every existing assured shorthold tenancy in England converted to a periodic one. A tenant can now give two months’ notice at any point in the year instead of waiting for a fixed term to run out.

The cleaning side of a move-out did not change at all. The obligation to hand back a property in the condition it was rented, fair wear and tear aside, sits exactly where it always did. What changed is timing, and Urmston already runs on long family tenancies rather than the churny short lets nearer the city centre, so the effect here is smaller than in central Manchester. It still pays to book earlier than you think you need to, because a periodic notice can land on any date.

- Deposit-protection scheme
- The government-backed body holding your deposit. In a dispute, its adjudicator rules on the check-in inventory set against the check-out photos, nothing else.
- Fair wear and tear
- The ordinary ageing a tenant cannot be charged for, a slightly worn stair carpet, for instance. Baked-on grease and bathroom mould are not wear and tear. They are dirt, and dirt is chargeable.
- Article 4 Direction
- The Trafford-wide planning rule, in force since December 2017, that stops an ordinary family home becoming a small shared house without planning permission first.
The Davyhulme kitchen: where most of the hours go
If one Urmston fact is worth repeating, it is this. The 1930s semis across Davyhulme and Flixton tend to have hard-working kitchens, often extended at the back over the years, used by families who cook every single night for years on end. The extractor filter clogs solid. The tile line behind the hob picks up a sticky brown film. Grease runs down into the gap behind the cooker, where nobody has cleaned once in five years, and it sets like varnish. A clerk does not have to hunt for it. Pull the cooker forward and it is the first photograph taken.
This is the single most common reason an Urmston kitchen fails its check-out. So it is where most of our hours go. The oven comes apart properly, door glass split front and back where the grease browns up, racks soaked and scrubbed separately. The cooker is pulled clear so the sides, floor and wall behind all get degreased together. The extractor filter is lifted out and treated on its own rather than sprayed in the housing. Splashback and tiles behind the hob are cut back to bare tile. Every cupboard and drawer emptied and wiped. Worktops, sink, taps. Two things make this worse than a new-build flat would be. First, the extended kitchens: a lot of these semis had the kitchen knocked through into the old back room years ago, meaning more units and more hidden gaps for grease to travel into. Second, tenancy length. Four and five-year family lets are normal here, so the build-up runs deep rather than shallow. We budget the hours for that up front rather than running short on the day.
Bathrooms, and the mould nobody checks behind the mirror
The bathroom is the second deduction zone, for the soap-scum reason rather than scale. A shower screen gets cleaned on both faces until it reads as clear glass again, because that film is what a clerk holds up to the window light and photographs. Tiles and grout are scrubbed back properly. Any mould in the silicone or grout lines is treated at the root, not smeared over to grow back within a fortnight.
Bath, basin, taps and shower head are cleaned and polished, and where the original pressed-steel bath survives we clean it back to whatever finish age has left it. Rust spots on that bath are fair wear and tear, not a deduction, but we make sure a clerk can see the difference in the photographs rather than guessing. The toilet is done inside the rim and behind the base, mirrors and cabinets wiped behind, the extractor vent cleared, and the floor washed last, into the corners and behind the pedestal.
Bedrooms and living rooms get the same pass. Every wardrobe and drawer emptied and wiped inside. Skirting, door frames and handles. Radiators front, top and behind, the older cast-iron ones taking longer than a flat panel. Window sills and frames on the inside. Walls spot-cleaned for marks with a realistic line drawn, because scuffs and nail holes are the landlord’s decorating bill, not the tenant’s. Carpets vacuumed thoroughly, and where a shampoo is booked separately we run it with proper drying time.
What it costs, and the maths that changes past two grand

Run the maths the way a deposit forces you to. A three-bed Davyhulme semi at £339 to protect a deposit north of £2,000 barely counts as a decision once you have seen a few disputed check-outs go the wrong way.
Three jobs people mix up, and why the difference matters
People book the wrong one of these more often than you would think. An end of tenancy clean is the hand-back, scoped to the inventory so the deposit comes back whole. A deep clean resets a home you are staying in, with no inspection standard hanging over it. A regular domestic clean is the ordinary week-to-week visit, lighter and recurring.
