Grease, not scale: what actually fails an Old Trafford inventory

Most of our end of tenancy pages spend a paragraph fighting limescale. This one barely will. M16 sits on United Utilities supply drawn mostly from Lake District and Pennine upland reservoirs, and Trafford tests at roughly 55mg/l calcium carbonate, moderately soft on the standard UK scale (United Utilities water hardness data). That is good news for descaling and bad news for anyone who assumes soft water means an easy inventory, because the failure mode here just moves somewhere else. What actually loses a deposit on this patch is grease behind the cooker, dust along picture rails and architraves in the Edwardian terraces, traffic film on the lower window panes facing Chester Road, and mould blooming in the silicone round shower screens and bath edges. Warm bathrooms, soft water and a busy household is a reliable recipe for a faint grey or pink bloom within months, and it is the first thing a clerk checks with a torch angled low. It rarely takes long to spot.

None of that is a criticism of the area. It is just what the local water does, and it means the cleaning method here is not the one we would use on a hard-water borough in London.


What 1 May 2026 changed for M16 move-outs

The Renters’ Rights Act 2025 received royal assent in October 2025, and its first phase landed on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England converted automatically to a rolling periodic tenancy, and a tenant can now give two months’ notice whenever they choose rather than waiting for a fixed term to run out.

Nothing about the cleaning side moved an inch. The inventory benchmark is the same, a landlord still cannot make professional cleaning a contractual condition, and the deposit maths runs exactly as it did in April. What changed is timing. Old Trafford already carried a high churn of short lets and match-day arrangements before May, and a rolling notice period does nothing to smooth that out. If anything, move-out dates are becoming less predictable, which is the opposite of what most tenants assume a change like this will do.

Tenants who end up in a genuine dispute anyway can escalate to the deposit scheme adjudication, such as mydeposits, with a dated invoice and photo report as evidence.

Trafford Council runs no selective licensing scheme over Old Trafford, which is worth stating plainly because Manchester City Council next door does run one on parts of its own patch and tenants sometimes assume the two boroughs work the same way (Trafford Council HMO licensing). What Trafford does run is a borough-wide Article 4 direction, which strips a landlord’s automatic right to convert an ordinary house into a house in multiple occupation without planning permission first. Mandatory national HMO licensing still applies once a shared house crosses five occupiers from more than one household, and that licence creates a paper trail the council can reference if a dispute ever comes back around.

Old Trafford is genuinely defined by two grounds sitting almost side by side. Manchester United’s stadium, the one people still call the Theatre of Dreams whatever the scoreline says, and Emirates Old Trafford a short walk along the Brian Statham Way side, home to Lancashire County Cricket Club and to Ashes Test cricket when England plays it here. That proximity does real, measurable things to the local letting market. It also has almost nothing to do with most of the streets a few hundred metres back from the grounds. Those are just ordinary Trafford terraces getting on with an ordinary Tuesday.

Fixture weekends push short-let and Airbnb-style demand into the streets off Warwick Road and Sir Matt Busby Way in a way few other Manchester postcodes see, and match-day Saturdays close most of the roads either side to non-resident parking. We schedule M16 jobs for those weekends around the fixture list rather than into it. A three-cleaner van cannot get within four streets of a property when tens of thousands of people are walking the other way.

Away from the ground the housing does three distinct things. Bay-fronted Edwardian terraces from roughly 1900 to 1912 run along Seymour Grove, Ayres Road and the streets off Northumberland Road, mostly let as family homes now, with a smaller share split into flats. The 1930s brought pebbledash semis along Talbot Road and Brian Statham Way, most still on original floorboards under the carpet. Since around 2015 a cluster of glass-fronted flats has gone up around Trafford Bar Metrolink stop, and that is the newest and smallest of the three bands, mostly one and two-bed lets rather than family homes.

The next change is already on paper, not yet on the ground. Manchester United published a masterplan in 2026 for the wider Old Trafford Regeneration around Trafford Wharfside, including a roughly 100,000-seat stadium designed by Norman Foster around 350 metres from the current ground, with delivery pencilled in for somewhere between 2031 and 2035. Nothing about that changes a hand-back clean today. It is simply the reason estate agents on Chester Road keep bringing it up to anyone who asks.
