The first thing the inventory clerk does in a Chorlton kitchen is reach up and pull the baffle out of the back-extension extractor hood. Five years of Sunday roasts bond an amber film to every fin of that filter, and on the Edwardian terraces around Beech Road it is the line that fails more move-outs than anything else. Monster Cleaning has run the end of tenancy work across M21 since 2014: a 57-point agent-approved checklist, fixed prices from £156, and a part-job rate of £30 per hour per cleaner, all carrying a 48-hour re-clean guarantee measured against the check-out report. Ring 0333 555 2076 for a price in about three minutes.
Last updated June 2026. We cover M21 0, M21 7, M21 8 and M21 9 in full, plus the immediate edges of M16 and M22. This page sits inside the Greater Manchester directory at End of Tenancy Cleaning Manchester.
What actually fails a Chorlton check-out
Chorlton is not one housing stock. It is three, and the hand-back work is genuinely different on each. The Beech Road conservation area runs the Edwardian and late-Victorian bay-fronted terrace belt: three and four-bed family houses with tiled vestibule entrances, strip-pine boards in the front reception, ceiling roses, picture rails, and a rear back-extension where a galley kitchen looks onto a long thin garden. Wilbraham Road, Mauldeth Road West and the streets off them carry the larger detached and semis, often with leaded front bays and a parquet hall. Then there is the modern apartment infill near the Chorlton and St Werburgh’s Road tram stops, blocks that landed between 2018 and 2024, plus the older flats above the shops on Barlow Moor Road.
Each one fails differently. A Beech Road terrace is an original-floor, tiled-vestibule and extractor job. A Wilbraham Road detached is a parquet, leaded-bay and open-fire job. A tram-stop new-build is a balcony, integrated-appliance and engineered-floor job. What the clerks share is where they look first, and it is rarely the surfaces a quick tidy gets to. The number-one fail across the terrace stock is that extractor baffle. Close behind it sit the oven door inner glass where grease bakes between the panes, the gap between cooker and worktop where oil pools, wax build-up on the strip-pine boards around furniture marks, and soot rings on the cast-iron surrounds where an open fire or a woodburner has been used through a Manchester winter and the back-bedroom radiator never quite dries the chimney breast out.
This is what a Chorlton end of tenancy clean has to be built around: the things a Manchester inventory clerk actually photographs. We work the borough against the check-in report, because that report is the standard your check-out is judged against, and the cleaning line is the easiest deduction to remove from a deposit dispute before it ever starts.
Why soft water changes the whole job here
Chorlton water is soft. Not moderate, soft. United Utilities draws most of the M21 supply from upland reservoirs in the Lake District and the Pennines, and the company itself says the majority of its raw water in the North West is soft or very soft. M21 sits around 35 ppm calcium carbonate at the tap. That is a genuine plus when you live here, and it changes what we pack in the van.
In a hard-water city like London, the inventory fights are about scale: chrome shower heads furred up, kettle elements crusted, tap bases white. Here that is a non-issue. Chrome rebuilds scale so slowly in Chorlton that a wipe keeps it clear, and the descaler in the van gets a light workout. So the heavy lifting moves elsewhere. Grease does the damage in M21: the back-extension extractor, the oven, the splashback behind a gas hob. Original-floor maintenance does the rest, the yellowed wax on a strip-pine reception floor, the doormat grit trapped in encaustic tile grout, the parquet edging that has lifted. And on the period stock, soot from open fires and woodburners marks the cast-iron surrounds and the wall above them.
Grease does the damage in M21, not limescale.
It matters because a team trained on London scale would turn up with the wrong kit and the wrong order of work. We do the extractor baffle in a hot alkaline degreaser bath, the strip-pine by hand with a wood-safe pH-neutral cleaner and a thin wax dressing, and the tile grout joint by joint with a soft brush rather than a power scrubber that strips the seal. The soft water helps on the rinse, but it is the grease and the period detail that decide the report.
Licensing in M21, and what the 2025 reforms moved
Chorlton has a lot of shared houses, so landlords and tenants ask us about licensing more here than in most suburbs. The short answer: Chorlton sits outside Manchester’s selective licensing footprint. Manchester City Council runs selective licensing in named pockets of other wards, Rusholme, Moss Side, Longsight, Levenshulme, Harpurhey, Crumpsall, Cheetham, Gorton and Abbey Hey, Clayton and Openshaw, Miles Platting and Newton Heath, with the newest designation running from 24 May 2025 to 23 May 2030. M21 is not on any of those lists.
On houses in multiple occupation, Manchester operates mandatory HMO licensing only. The council states plainly that it does not currently run an additional HMO licensing scheme, so the licence bites at the mandatory threshold: five or more occupants forming two or more households. A four-share off Albany Road or a converted terrace split into separate lets may or may not cross that line depending on how it is let, which is worth checking with the council rather than guessing. None of this changes the cleaning standard at the end of a tenancy. What it changes is who has standing to deduct against shared-area condition, and most Chorlton check-outs still run against an assured shorthold tenancy under one of the deposit schemes, the Tenancy Deposit Scheme, mydeposits or the DPS.
One change landlords here have felt is timing. The Renters’ Rights Act 2025 went live on 1 May 2026: Section 21 is gone, and existing assured shorthold tenancies have converted to periodic, so a tenant can give two months’ notice at any point rather than waiting for a fixed term to end. The cleaning obligations at the end of a tenancy did not change one line. The effect is churn. Chorlton already turns over fast, with its mix of professional, family and shared lets, and rolling notice makes move-outs more frequent and less predictable. The dull, paying takeaway: book the clean earlier than you used to, because the slot you want will be gone if you leave it to the last week.
- Check-in inventory report
- The document a clerk writes on day one describing every surface, usually with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a vague standard.
- End of tenancy clean
- The hand-back clean, built to pass that inventory and protect the deposit, with the property empty and the 48-hour re-clean guarantee on it. Part jobs run at £30 per hour per cleaner.
- Deep clean
- A top-to-bottom reset for a home you are keeping, lived-in, with no agent guarantee and no inventory framing.
- Regular domestic clean
- Ongoing weekly or fortnightly maintenance, a surface clean with the kitchen and bathroom hit each visit, from £22 an hour.
The 57 things, room by room
End of tenancy is the hand-back clean. The 57-point agent-approved checklist sits underneath every booking; what follows is the customer-facing summary of where it goes, room by room. The full list comes with the job, or we walk you through it before we start.

The kitchen, where most of it is won or lost
The oven is stripped, not wiped. Racks soak separately in hot degreaser, the door is split so the brown film between the panes comes out, and the interior, fan, element and seals all get done. The back-extension extractor hood is next: baffle pulled and bathed in the van, fan housing wiped, vent grille cleared. Hob, burner caps and trims come off and wash separately, and the splashback behind a gas hob is degreased properly rather than smeared. Every cupboard and drawer inside, outside, top and underneath. Fridge and freezer defrosted and washed through, seals scrubbed where mould blooms. Dishwasher filter pulled and the spray arms checked. The washing machine drawer out and scrubbed, and the door gasket cleaned, where a grey film of detergent residue still gathers even with soft water. Sink, taps and waste polished, with a quick descale only where it is actually needed. Tile grout brushed, switches and sockets wiped, the inside of the windows done. Floor mopped last, after the dust has settled, finished dry.
Bathrooms
- Bath, shower tray, screen and tiles, with soap residue stripped and the shower head and screen runner cleared
- WC bowl, under the rim, hinge bolts, base and behind the pan
- Sink, taps, plug and overflow, chromework polished
- Mirror, cabinet, shaver socket and the extractor grille, which loads up brown and is a known fail
- Grout scrubbed where the shower water hits, mould patches treated where present
- Towel rail and the radiator behind it
- Floor mopped, edges done by hand
Bedrooms, reception rooms and the period detail
Wardrobes and drawers inside and out, runners and rails wiped. Skirtings, picture rails and dado rails where the terrace still has them. The original strip-pine boards in the front reception get the wax build-up around furniture marks lifted by hand, then a thin dressing worked in. Encaustic and Minton-style tile vestibules are brushed joint by joint and rinsed twice. Cast-iron fireplace surrounds are dusted with a soft brush and the soot rings worked by hand where an open fire has marked them. Cast-iron radiators get a long-bristle brush between the fins and the back reached. Light fittings and the ceiling rose where original. Switches, sockets, the thermostat and the doorbell. Internal doors both sides, hinges, handles, top edge. Carpet vacuumed in two directions and marks spot-treated, with a full shampoo available as an add-on. Mirrors, frames and the dust-magnet ledges. Behind beds, sofas and freestanding furniture.
Throughout
Stairs, banister, spindles and the under-stair cupboard. Hallway and stairwell skirtings. The loft hatch and accessible ladder where present. Inside glass on every window, frames wiped, locks dusted, with the original timber sash boxes and reveals done by hand where the older stock has kept them. Then a final walk-through with a torch in low light, because daylight hides what gathers on skirting tops, door frames and behind the cast-iron radiators.
Chorlton street by street: the stock keeps changing
We work the whole M21 patch, and the method shifts as the housing does. Pinning it to real streets matters, because the kit and the order of work are not the same a few roads apart.
The conservation belt: Beech Road, Chorlton Green and the streets off them
This is the Edwardian and Victorian terrace heart, and the longest tenancies sit here. Beech Road itself, the small streets running off it, Acres Road, Reynard Road, Cromwell Avenue, Keppel Road, and the 17th-century cottage cluster around Chorlton Green and the old bowling green. Original floors, tiled vestibules, ceiling roses and back-extension kitchens. We win these on the dull, slow work, the hand-finished boards and the brushed grout, not on anything clever. Bridgfords on Wilbraham Road, JP and Brimelow over on Lapwing Lane, and Hunters on the high road all read those failure points first.
The bigger stock: Wilbraham Road, Mauldeth Road West and Barlow Moor Road
Larger Edwardian and inter-war detached and semis, both sides of Wilbraham Road from the high-road junction east toward the Whalley Range boundary, and the family stock down Mauldeth Road West toward Withington. Leaded bays, parquet halls, open fires. Barlow Moor Road mixes Edwardian semis with modern infill as it heads toward Didsbury. These are bigger jobs with more period detail, so they take a longer day and a careful hand near original paint and plaster.
The modern infill: the Chorlton and St Werburgh’s Road tram stops
New-build apartment blocks within walking distance of the Metrolink, plus the older flats above the shops on Barlow Moor Road and toward the Sedge Lynn. These swap period detail for integrated appliances, engineered floors and balconies. Different checklist, same standard. The streets around Chorlton Park and the western fringe by Chorlton Brook and the Chorlton Ees nature reserve round out the patch.
If your address sits a few streets outside this, ring 0333 555 2076 with the postcode. We almost certainly cover it, and we will tell you in about ten seconds.
What it costs, and the maths nobody runs in time
Pricing is the full agent-approved end of tenancy service: fixed price, not hourly, with the 57-point checklist applied and the 48-hour re-clean guarantee built in. No VAT add-on, no fuel surcharge, no extra for an upper-floor flat above the Barlow Moor Road shops. Chorlton does not carry a London premium, so these are the same base figures the rest of our corpus runs to.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat (tram-stop infill or above the shops) | 3-4 hours, 1 cleaner | From £156 |
| 1-bed flat | 4-5 hours, 1-2 cleaners | From £207 |
| 2-bed apartment (Manchester Road or St Werburgh’s Road) | 5-6 hours, 2 cleaners | From £243 |
| 3-bed Edwardian terrace or family semi (Beech Road, Albany Road) | 7-9 hours, 2-3 cleaners | From £339 |
| 4-bed detached (Wilbraham Road, Mauldeth Road West) | 9-11 hours, 3 cleaners | From £425 |
| Part job or light top-up | By arrangement | £30 per cleaner, per hour |
Those figures assume a property in normal lived-in shape. A long tenancy with heavy wear, a pet household, or a terrace whose strip-pine reception floor needs the full hand-finish costs more, and we say so on the phone rather than after. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for a whole two-bed carpeted area. Oven add-ons, where you only need the cooker rather than the full clean, run £77 for a single, £110 for a double and £114 for a 90cm range.
Run the maths the way the deposit makes you. A two-bed at £243 against a deposit north of £1,400 on a Beech Road let is not really a decision. Most tenants only do that sum after they have tried a DIY clean, failed the check-out and lost the first round, which is a shame, because the first round is the cheap one to win. Every Chorlton booking carries the 48-hour re-clean guarantee: if the inventory clerk flags any cleaning issue within 48 hours of our visit, we come back at no charge and put it right, provided nobody has moved in. Our pass rate across Chorlton jobs sits at 97% first time. There is a reason agents here know us. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions.

A Beech Road job from this spring
“Three years in a two-bed on a Beech Road side street, two of us sharing, and the back-extension kitchen was the worry. The extractor over the gas hob had never been touched and the oven was honestly grim. Monster sent two cleaners for the best part of a day, took the baffle out and soaked it, split the oven door and cleared the glass, and hand-finished the pine boards in the front room where our desk had marked them. The Bridgfords clerk walked it two days later and signed off with nothing against the clean. Full deposit back the next week. They even named the team on the report.”
Priya, ex-tenant, Beech Road, M21 9, April 2026
That is a fair example of the M21 pattern: a shared let, a back-extension kitchen nobody had deep-cleaned, an original floor with furniture marks, and an agent who checks. The clean cost a fraction of what was on the line. What turned it was not just the scrubbing but the order of work, the extractor and oven first, the floor by hand, the soft-water rinse last. A team working to a London limescale routine would have spent the day on the wrong things.
Questions we get asked
How much does end of tenancy cleaning cost in Chorlton?
From £156 for a studio, £207 for a one-bed flat, £243 for a two-bed apartment near the tram stops or above the shops, £339 for a three-bed Edwardian terrace or family semi, and £425 for a four-bed Wilbraham Road or Mauldeth Road West detached. Prices are fixed, not hourly, with the 57-point checklist and the 48-hour re-clean guarantee built in. Carpet shampoo and oven add-ons are priced separately. Chorlton does not carry any London premium.
How long does the clean take?
A three-bed Beech Road terrace runs seven to nine hours with two or three cleaners, sometimes longer if the front-reception strip-pine floor needs the full hand-finish. A four-bed Wilbraham Road detached takes nine to eleven hours. Studios and one-beds are usually done in a long morning. We work to the checklist, not the clock.
Is Chorlton water hard? Do I need to worry about limescale?
No. M21 water is soft, around 35 ppm, supplied by United Utilities from upland reservoirs in the Lake District and the Pennines. Chrome and kettle elements barely scale here, so limescale is not the inventory issue it is down south. In Chorlton the fails are grease on the back-extension extractor and oven, wax build-up on original floors, and soot on cast-iron fireplaces. We pack for those.
Do you guarantee my deposit back?
We cannot guarantee the deposit, because the inventory covers lines we do not touch: paint, wear and tear, the landlord’s furniture, scuffs on stairwell walls. What we guarantee is the cleaning side. If the inventory clerk flags any cleaning issue within 48 hours of our visit, we come back at no charge and put it right. 97% of our Chorlton jobs pass first time.
Do you cover Beech Road conservation-area terraces with original floors and tiled vestibules?
Yes, and they are most of what we do in M21. We hand-finish strip-pine boards rather than power-mopping them, and we brush encaustic tile grout joint by joint rather than running a scrubber over it, which strips the seal. If your tenancy carries a heritage clause, tell us at booking so we send a team that has done conservation-area work before.
Does Chorlton fall under any selective or HMO licensing scheme?
Chorlton is not in Manchester’s selective licensing footprint, which covers named pockets of other wards such as Rusholme, Moss Side, Longsight and Harpurhey. Manchester runs mandatory HMO licensing only, with no additional scheme, so the licence bites at five or more occupants in two or more households. The cleaning standard at the end of a tenancy is the same either way. Check the exact position with the council if you let a shared house.
Do you handle HMO common parts in M21?
We do. Shared stairs, hallways, kitchens and bathrooms are priced as standard rooms, and the inventory walk runs the same way as for a single household. With Chorlton’s number of shared and professional lets, this is regular work for us.
Do you bring all the cleaning products?
Yes. Hot alkaline degreaser for the extractor baffle and oven, a wood-safe pH-neutral cleaner and a thin wax dressing for the strip-pine floors, soft brushes for the encaustic tile grout and the cast-iron fireplace surrounds. You do not need to leave anything behind.
Does the Renters’ Rights Act 2025 change anything for Chorlton move-outs?
From 1 May 2026, Section 21 is abolished and existing assured shorthold tenancies have converted to periodic, so tenants can give two months’ notice at any point. The cleaning obligations at the end of a tenancy did not change. The real effect in Chorlton is more frequent, less predictable move-outs, so book your slot earlier than you would have done.

Do I need to be there?
No. Most Chorlton clients leave a key with the agent or in a coded box. Bridgfords on Wilbraham Road and Hunters on the high road both run key safes. We send a written check-out report by email when we leave.
What if my landlord uses a specific inventory firm?
Tell us the firm when you book. We have worked with most of the Manchester-based inventory clerks who walk M21, and we know which ones lean strict on which categories, so we brief the team accordingly.
How quickly can you book me in?
Usually 48 to 72 hours’ notice in Chorlton. Same-day is sometimes possible if a team is finishing nearby on Beech Road, Wilbraham Road or the tram-stop infill, so ring the office to ask. Month-end fills fastest, so give as much notice as you can for the last few days of a month.
Do you cover the new apartment blocks by the tram stops?
Yes. The build-to-rent and new-build flats near the Chorlton and St Werburgh’s Road Metrolink stops are part of the standard round, though the kit list shifts toward integrated appliances, engineered floors and balcony glass rather than period detail.
How do I pay, and do I get an invoice for the deposit file?
Card on the day, bank transfer in advance, or cash if that is easier. We send an itemised invoice on company-headed paper for your deposit file, which is the evidence that settles most disputes before they start.
