The checkout standard an SL5 deposit buys

On a four-bedroom let around Brockenhurst Road or Broomhall Lane, the deposit you are trying to get back is often more than £4,000. That single number sets the tone for every Ascot checkout. Deposits in SL5 commonly land between £3,200 and £5,200, because the Tenant Fees Act 2019 caps them at five weeks’ rent and the rents here are high. Above £50,000 a year, the cap rises to six weeks, so executive lets carry even more. When that much sits on whether an oven is clean, the inventory clerk reads the property line by line.

It helps to know what the area is worth. Rightmove’s SL5 figures for the year to April 2026 put the average sold price near £885,000, with detached homes close to £1.48m, semis around £612,000, terraces around £524,000 and flats around £451,000. The housing stock is the other half of the problem. SL5 mixes stucco-fronted Regency conversions near the racecourse, Edwardian villas in Sunninghill, 1930s and mid-century detached homes across North and South Ascot, Victorian cottages on the side streets off the High Street, Berkeley Homes new-builds in Sunningdale, and large private mansions with wine rooms and staff flats off Coronation Road and Titlarks Hill. Two councils, one postcode, and what that changes

Ascot is split down the middle by local-authority boundaries, and that catches landlords out more than tenants. The Royal Borough of Windsor and Maidenhead covers central Ascot, Sunninghill and Sunningdale. Bracknell Forest covers North Ascot, Martins Heron and Warfield. Same SL5 postcode, two different sets of housing rules.

As of April 2026 neither authority runs a borough-wide Selective Licensing scheme or an Additional HMO Licensing designation over SL5, so only mandatory HMO licensing applies, which kicks in at five or more occupiers from two or more households. That position is not fixed. Bracknell Forest’s Policy and Resources Committee looked at the case for an Additional Licensing scheme and a possible Article 4 direction in January 2026, so anyone letting in North Ascot should check the council’s current housing standards guidance before signing a tenant in. On the Royal Borough side, the statutory HMO rules sit on gov.uk.

The bigger change in 2026 came from Parliament, not the councils. The Renters’ Rights Act 2025 commenced on 1 May 2026. Section 21 no-fault evictions are gone, assured shorthold tenancies have become periodic tenancies, and the evidence needed to justify a deposit deduction has tightened. An agent now needs clear, dated, photographic proof that the property came back below the inventory standard and that the damage is not fair wear and tear. Check-in inventory
The dated report and photos a clerk takes at the start of a tenancy. Your checkout is judged against it, so the cleaning standard you owe is whatever the property was on day one, minus fair wear and tear.
Fair wear and tear
The ordinary ageing a home picks up from normal living: faded paint, a worn carpet lane on a stair. It is not chargeable. Dirt, limescale and grease are, which is the whole reason an end of tenancy clean exists.
Selective Licensing
A council scheme requiring landlords to license most private lets in a named area. SL5 has none right now, but Bracknell Forest has reviewed the idea, so it is worth watching.
Mandatory HMO
A house in multiple occupation that must be licensed, currently five or more people from two or more households sharing facilities. The detail is on gov.uk.
Periodic tenancy
The rolling tenancy that replaced fixed-term assured shortholds under the 2025 Act. It changes notice and eviction rules, not the cleaning standard you hand back to.

The race-week squeeze

No other Berkshire town runs to a racing calendar. Ascot does.

Royal Ascot in June and Champions Day in October pull short-let demand that landlords in SL5 7 and SL5 9 build into the year. Plenty of properties shift from a long let to a serviced let for those weeks, with checkouts squeezed into windows of about five days. The pressure is real, and it lands on us. The surfaces that cost people their deposit

We have handed properties back to every major SL5 agency over the last decade, so we know where the deductions come from. In Ascot specifically, it is rarely the obvious dirt. It is the surface a tenant cannot clean properly without the right kit, and the area outside that nobody thinks counts.

Take the oven first, because it is the single most flagged item anywhere. A clerk will photograph the roof of the oven cavity, the fan housing, the inner pane of the door glass and the base tray. They open the extractor hood and check the filters are back in place and grease-free, with the fan blades wiped. They pull out the American fridge on its wheels and look at the gap behind and beneath it. The dishwasher gets the same treatment: filter, spray arms, and the base of the door seal where black mould collects. None of this is visible from across the kitchen, which is exactly why it is missed.

Then there are the materials that punish the wrong approach. Parquet, engineered oak and solid timber are checked for water marks, dulling and the tell-tale damage along the edge where a wet mop has run. Limestone and natural stone floors are checked for acidic staining and for the polish that did not get redone. Silicone sealant around baths and showers is flagged as tenant fault when it has discoloured, unless the check-in noted it that way, so it has to be genuinely cleaned rather than glossed over. Grout lines, shower-screen tracks and hinges, toilet hinges and the floor directly behind the pan, wardrobe tops above eye level, window runners and sash pulleys, the strip of radiator back against the wall: these are the points that turn into a line on the deduction schedule.

Outside earns its own paragraph. In Cheapside and Broomhall, where landscaping is part of the let, the patio, decking and driveway are inspected for moss, black spot and staining, because agents check exterior areas as part of the landlord’s insurance requirement. Executive homes with double garaging get the garage floor checked for oil patches. One tenant on a Brockenhurst Road house with Savills holding the tenancy and a £4,100 deposit got the full amount back inside ten days after we cleaned the oven, the range hood, the limestone hall floor and the landscaped patio; the patio was the part that surprised her, because the check-in had logged moss on the stone and she had not thought about it.
