Hand a Sandhurst house back and the check-out clerk heads for the bathroom first, taps and shower glass, long before a carpet gets a second look. The water out here does that. We are Monster Cleaning Ltd, an end-of-tenancy firm working right across GU47, from Little Sandhurst through the centre and College Town out to Owlsmoor, billed at £30 per hour per cleaner with a 48-hour re-clean guarantee written against the clerk’s own report. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover the whole of GU47, taking in Little Sandhurst, central Sandhurst, College Town and Owlsmoor, plus the lanes down to the River Blackwater. This page sits inside the county directory at End of Tenancy Cleaning Berkshire.

Why does the clerk start in the bathroom here?

Because the water gives the game away. South East Water supplies GU47 from the chalk under this corner of Berkshire, and it runs hard, around 300 mg/l as calcium carbonate. On a mixer tap or a shower screen that means scale you can see inside weeks, not months. A clerk who works Sandhurst knows it, so the first ten minutes go on the wet fittings while the carpets wait. That is where deposits quietly slip in this town.

It helps to know how the money actually moves. A deposit in England sits in one of three government-backed schemes, and it does not come back on a handshake. It comes back when the landlord or the agent agrees the property matches the check-in inventory, fair wear and tear set aside. The gap between “looks clean to me” and “matches the inventory” in Sandhurst is nearly always the same short list, and most of it traces to that supply. You can read the deposit rules on gov.uk and your wider tenant rights at Shelter.

The clerk is not being awkward. The deposit is real money the agent has to account for, so the inspection is meant to find faults rather than wave you through. The answer is not to argue. It is to hand back a property that reads on the day the way it read at check-in, and to have the evidence to prove it.

Watch what they do with the scale and you understand why a wipe round will not pass. They run a thumbnail down the tap. They look at the shower screen edge-on against the light, where a film you cannot see flat shows up at once. They pull the head in close and check the threaded joint behind it. Left a few weeks the supply here stops leaving a film you can rub off and starts leaving an etched, cloudy layer that an ordinary bathroom spray will not shift, which is the whole reason we carry a proper scale remover rather than a kitchen cleaner. The en-suite gets the same treatment as the main bathroom and never a lighter pass, because a clouded en-suite screen in one of the newer houses off Owlsmoor Road is one of the most common single reasons we see a deposit queried in this town.

What 1 May 2026 changed for a Sandhurst move-out

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault eviction is gone, existing assured shorthold tenancies have converted to periodic ones, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term. It is a genuine shift in who holds the timing.

What it did not touch is the clean. The check-in benchmark still applies. The deposit maths is what it was the week before. If anything the change pushes the other way in a commuter and garrison town like this: more tenancies running month to month, turning over on shorter notice, means check-out inspections happen more often, not less. The adjudicator still rules on evidence, the inventory, the check-out report, the photographs. A property handed back grubby still loses money however the possession rules have moved. A property cleaned back to the inventory still wins.

The rules on possession moved. The standard at check-out did not.

Bracknell Forest licensing, and the shared service behind it

Sandhurst sits in Bracknell Forest, a unitary borough, and the rented-housing side is run through the Public Protection Partnership, the shared regulatory service Bracknell Forest operates with Wokingham and West Berkshire. Bracknell Forest has not brought in any selective licensing area, and it runs no additional HMO scheme either, so most single-household lets in GU47 are unlicensed. The rule that bites is mandatory HMO licensing, which catches a house of five or more people forming two or more households who share a kitchen or bathroom.

That matters at hand-back. A licensed HMO is inspected against the licence conditions as well as the inventory, so a shared house off Owlsmoor Road or near College Town is held to a tighter standard than the two-tenant let next door. We clean both to the same checklist. If yours is a licensed HMO, say so when you book and we set aside the hours the room count needs. The borough’s rented-homes pages are on bracknell-forest.gov.uk.

End-of-tenancy clean
The hand-back clean, measured against the check-in inventory and aimed squarely at getting the deposit back. It reaches inside appliances, inside cupboards and the parts of a house nobody touches day to day.
Deep clean
For a home you are staying in. Thorough, but not judged against an inventory and not built around a deposit.
Regular clean
Maintenance for an occupied house, keeping it ticking over week to week.
Domestic clean
Our ongoing service for lived-in homes, booked weekly or fortnightly with the same cleaner kept on the property.

The 57 things, room by room

Every booking runs to a 57-point agent-approved checklist, tuned over years of local hand-backs to what this town’s clerks actually flag. The full list comes with the job. Here is the shape of it, and the one block worth reading line by line:

  • Oven stripped inside, racks soaked, the glass split apart so the brown film between the door panels comes out, then the trays and the seals.
  • Extractor hood off and the filter degreased through the mesh, not just wiped on the face, because two years of cooking turns that grease hard and amber.
  • Hob, splashback and the grout behind it, then every cupboard and drawer cleaned inside and out and the carcass tops wiped down.
  • Cooker pulled out where it moves, and the gap beside a freestanding cooker in an older Little Sandhurst kitchen cleaned, since that is exactly where a torch goes.
  • Shower screen taken back to clear glass with a dedicated scale remover, no milky film left, then rinsed.
  • Chrome descaled on the mixer, the riser rail, the head and every threaded joint where scale collects, until it reads bright again.
  • Tiles and grout scrubbed, the sealant line tackled where a poorly ventilated Sandhurst bathroom tends to go black, the tap waste and overflow cleared.
  • Skirtings, picture rails where the older houses carry them, door tops and frames, switches and sockets, and the radiators including the backs.
  • Inside fitted wardrobes and their tracks, windows cleaned inside with the sills, frames and reveals, carpets vacuumed to the edges.
  • Airing cupboard slats and floor, and the loft-hatch surround, both flagged constantly here because tenants never think to clean what only the clerk opens.

That is ten of the fifty-seven, weighted towards the kitchen and the bathroom because that is where Sandhurst deductions cluster. After the bathroom the kitchen takes the most time, and the two faults that come back most often are the oven door glass and the hood filter. The inner pane between the oven door panels collects a brown film that a domestic clean almost never gets fully clear, and the metal mesh of an extractor filter holds grease that has gone hard over a couple of years of cooking. A quick pass shifts neither. We split the door, soak the racks, and degrease the filter through the mesh, because those are the two a clerk reaches for once the bathrooms are done.

The rest of the list covers the hallway, the stairs and every banister spindle, the internal glass, cobwebs off the ceiling lines, and a final pass on the floors so nothing tracks back over clean ground. The airing cupboard and the loft-hatch surround sit on the checklist for a plain reason: the clerk is the only person who ever opens them, so the dust and the marks from stored boxes are still there when nobody has thought to clean them. In a furnished let near the academy we also clean behind and under freestanding furniture and inside the fitted wardrobes, where months of dust sit unseen until the pieces are moved for the check-out.

The clerk is the only person who ever opens the airing cupboard, which is exactly why it is on the list.

The stock changes as you cross the town

Sandhurst grew out of four older settlements, Little Sandhurst, central Sandhurst, College Town and Owlsmoor, stitched into one town by estates that went up from the late 1950s through the 1980s. On top of that sits a layer of 1990s and 2000s detached and four-bed housing on private closes, plus a thinner band of older houses that survived along the roads from when the railway arrived in 1849. The clerks know the type they are walking into and inspect to suit.

In the post-war and 1980s semis the kitchen goes first, behind and beside the cooker, the extractor housing, the splashback grout, then the scale on every wet fitting. In the newer detached houses off Owlsmoor Road the bathrooms are the battleground, shower screens, glazed tiling, chrome and the en-suite, which clerks check precisely because tenants skip it. In the older houses along the main roads it is the dust on picture rails, deep skirtings and the tops of tall windows that loses money, alongside the same scale. We have done enough hand-backs across these streets to know where each type fails before we walk in.

This is a commuter town as much as a garrison one, and that shapes the lets too. Sandhurst station, signed Sandhurst (Berks) on the railway, sits on the North Downs Line that Great Western Railway runs from Reading down through Guildford and Redhill to Gatwick, so a fair share of tenants here are out of the house all week and back at weekends. A place that is barely lived in can still fail a check-out, because dust settles, the kitchen tap furs up whether anyone cooks or not, and the bathroom scale builds on its own. We see plenty of houses that the tenant swears are spotless and the clerk marks down on the fittings alone.

The military and relocation lets are their own case. Tied to the Royal Military Academy in College Town, which has trained Army officers on this site since the college moved here from Marlow in 1813, they turn over fast and often furnished, so the clerk checks inside wardrobes and behind anything freestanding. The academy is the thing the town is known for, and its churn is a real part of our week. Down the other edge of the town the lanes run toward the River Blackwater, which marks the Hampshire boundary, and the older houses along the through roads there carry the picture rails and deep skirtings that catch dust the way the newer estates never do.

“We were in a furnished two-bed near College Town for about fourteen months, a posting that ended sooner than we planned. It looked spotless to us, but I had not clocked the shower: the glass had gone cloudy and the chrome was furred white, and the check-in photos had it all bright. Two cleaners spent a long stretch on that one room, took the screen back to clear glass and the chrome back to a shine, and the clerk passed it first time. Full deposit back, no deductions.”
Hannah, former tenant, College Town GU47, April 2026

If you would rather we worked to time on a part-job or a top-up, that is £30 per cleaner an hour. The hard-water descaling is included in a Sandhurst clean, not billed on top, and there is no call-out fee inside GU47. The quote you are given is the figure you pay, unless the property is clearly worse than described when we arrive, in which case we tell you before we start rather than after. A long let with heavy wear, a pet household or a house that has not had a deep clean in years takes longer, and we say so on the phone instead of letting it appear on the invoice.

Here is the sum people run too late. A three-bed at £339 against a deposit several times that is not really a decision, yet most tenants only do the arithmetic after a DIY check-out has already failed and the first round is lost. That round is the cheap one to win. Across the books we hold a 97% first-time pass rate at check-out, we have helped recover £1.2m in deposits for tenants, and we sit on the approved or preferred lists of 300+ letting agents. A clerk who has seen our work before tends to inspect it faster, which is rather the point of paying for it.

An Owlsmoor job from the spring

A landlord rang us about a 2000s detached house on a close off Owlsmoor Road, three beds, an en-suite plus the family bathroom, handed back after a four-year let with a dog in the house. The tenant had cleaned it themselves and it looked fine at a glance. The clerk had already pencilled in the two shower screens and the carpets.

We sent two cleaners for most of a day. Both screens came back to clear glass, the chrome was descaled through the en-suite and the main bathroom, and the carpets had a shampoo on the same visit to deal with the dog. The kitchen got the full strip, oven glass split and cleared, hood filter degreased. The check-out came back clean, the deposit was settled without a deduction, and the agent has used us twice since. None of it was clever. It was the slow, dull work done in the order a Sandhurst clerk checks.

What turned that job was partly the cleaning and partly the record. We photograph the wet fittings and the oven before we start and again at the end, so a clerk comparing the house to the check-in pack has a dated set to look at rather than a memory. Where grout or a screen is genuinely past saving, which happens at the end of a long let, that before shot stops a tenant being charged for wear that was already there on the day they moved in. A clerk cannot bill for what the photographs show was grey at check-in, and the well-documented jobs rarely get an argument in the first place.

Booking it, and the right clean to book

Booking is quick.

  1. Ring 0333 555 2076 or email [email protected] with the GU47 postcode, the number of bedrooms and your check-out date.
  2. We give you a fixed price against the standard tiers and tell you how long the visit takes. If it is a licensed HMO, give us the room count so the hours are right.
  3. We send a team that cleans to the 57-point agent-approved checklist. Most Sandhurst houses are a single visit.
  4. If the clerk flags anything our checklist covers, we return inside the 48-hour re-clean guarantee and put it right at no extra cost.
  5. You hand back a property that matches the check-in pack, and the deposit conversation is short.

One steer before you book. An end-of-tenancy clean is the one measured against the inventory, so if a landlord or agent is expecting the property back, that is the clean you want. Book a deep clean for a hand-back and the clerk will find the gap, and then you are paying twice. If you are staying put, a domestic clean or a deep clean is the better fit.

Add-ons and the towns next door

End of tenancy is the main job, but a hand-back here often pulls in extras. The two that come up most are a specialist oven deep-clean and full carpet cleaning, both common where a furnished military let or a family house with pets is involved. If the inventory names sofas or mattresses, our upholstery cleaning covers them, and where the check-out asks for exterior glass that is window cleaning folded into the same visit.

We work across the borough and along the Blackwater valley, and the full county town list sits on the Berkshire directory linked at the top of this page. We also cover the neighbouring Crowthorne end-of-tenancy page, the Bracknell end-of-tenancy page up the A3095, and Wokingham further into the borough. Camberley sits just over the Surrey border, a short run across the Blackwater, so if your next place or your last one is on that side, ring us with the postcode and we will tell you whether it is on our patch.

Questions we get asked

How much does an end of tenancy clean cost in Sandhurst?

On the standard tiers it is £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed house. Those are the figures you pay, not a starting teaser. The hard-water descaling that GU47 needs is part of the job, not a surcharge, and there is no call-out fee inside the postcode.

Do you guarantee the clean if the check-out clerk fails it?

Yes. Every Sandhurst job runs to a 57-point agent-approved checklist and carries a 48-hour re-clean guarantee. If the clerk flags anything our checklist covers, we come back inside 48 hours and put it right at no extra cost, provided the property is still as we left it and nobody has moved in.

Why does hard water matter so much for a Sandhurst hand-back?

South East Water supplies GU47 from chalk, and the supply runs hard at around 300 mg/l. Scale builds on taps and shower glass in weeks rather than months, so a clerk here checks the wet fittings early. We descale every tap, screen and riser rail back to the way the check-in photos showed them.

Which parts of Sandhurst do you cover?

All of GU47: Yorktown Road and the centre, the High Street, College Town towards the academy, Owlsmoor up to the railway, and Little Sandhurst west of the centre. We also cross the Blackwater for jobs near the Camberley border and run over to Crowthorne and the Wellington College side.

Do you clean licensed HMOs in Sandhurst?

Yes. Bracknell Forest has no selective or additional licensing, so most single-household lets in GU47 are unlicensed. The scheme that applies is mandatory HMO licensing, which catches houses of five or more people in two or more households. Tell us the room count when you book a shared house so we set aside the hours the inspection needs.

How long does a Sandhurst end of tenancy clean take?

A studio or one-bed is usually a half-day for two cleaners. A three or four-bed house is most of a day. Bathrooms thick with scale add time, which is the main reason we ask for the bedroom count and the property type up front rather than guess on the phone.

Do I need to be there while you clean?

No. Most clients leave keys with us, with the letting agent or with a neighbour, and we let ourselves in. Tell us the arrangement when you book. If you want a key drop near the centre or out at Owlsmoor we can usually work around it.

End of tenancy cleaning in Kingston upon Thames by Monster Cleaning
Fresh from a end of tenancy cleaning in Kingston upon Thames.

Is carpet cleaning included in the price?

No, carpet shampoo is a separate add-on: £36 a bedroom, £43 a living room, or £115 for the carpeted area of a two-bed. The end-of-tenancy price already includes a thorough vacuum to the edges. We add the shampoo where the inventory asks for it or where pets have been in the house.

Can you clean a military or relocation let at short notice?

Often, yes. Lets tied to the Royal Military Academy turn over fast and sometimes furnished, so we keep some short-notice slots back. Ring early with the date. On a four-bed furnished house the more notice you can give, the better the slot we can hold for you.

What happens if the property is worse than you were told?

We tell you before we start, never after. You get a revised figure and a decision is yours to make. We do not quietly pad the invoice. If the place matches what you described on the phone, the quoted price is the price you pay.

Do you bring your own products and equipment?

Yes. We arrive with everything, including the dedicated scale remover the Sandhurst water calls for. You do not need to leave anything out. All we need is access and the water and power left on at the property.

How do I keep the deposit conversation short?

Hand the place back so it matches the check-in inventory and its photographs. That is exactly what a clean to our checklist is built to deliver. Keep the invoice too: it is useful evidence if a deposit-scheme adjudicator is ever asked to rule on a dispute.

Do you cover the areas around Sandhurst as well?

Yes. We work across Bracknell Forest and along the Blackwater valley, taking in Crowthorne, Owlsmoor and College Town, with Camberley just over the Surrey border. The full town list sits on the Berkshire end-of-tenancy hub linked higher up the page.
