Beeches Avenue takes its name from the beech trees along it, and Little Holland House, the Grade II listed Arts and Crafts home that Frank Dickinson built by hand on Beeches Avenue between 1902 and 1904, still sets the tone for the road.

This is what separates the Beeches from Carshalton on the Hill up the slope, where the stock leans towards plainer 1930s semis and a few newer flats. Down here you get bigger detached and semi-detached houses with their original features largely intact, which is exactly why people pay to live in them, and exactly why they are a headache at check-out. The features that sell the house are the features that show dirt. A clerk walking through with daylight behind them sees the lot.

Take the picture rails. They run round every room at head height and they collect a fine grey fur of dust along the top edge that nobody sees until the light catches it. Original tiled hearths chip, and the chips trap soot. What the clerk actually flags first
