Half a mile from the Royal Marsden, and the deposits show it

Most end of tenancy cleans we do in Belmont are within a ten-minute walk of the hospital. The Royal Marsden Hospital and the cancer-research site at 15 Cotswold Road sit at the top of the hill on the old hospital land, and the people renting around them are clinicians, lab staff, radiographers and the families who follow a twelve-month contract. A landlord at that level expects the flat back the way the check-in photographs showed it, down to the hinge pins on the kitchen cupboards. There is more coming to the top of the hill, too. The council’s London Cancer Hub plan is slowly turning the old hospital land at Cotswold Road into a research and life-sciences quarter, sitting right against the Metropolitan Green Belt and the Downview and High Down prison sites. For renters that means demand around the hospital is not going to soften, and the agents know it. The flats nearest Cotswold Road and Brighton Road see the keenest competition, the shortest void periods, and the sharpest check-outs, because a landlord with a queue behind you has no reason to overlook a greasy oven.

The branch line that built Belmont

Belmont station opened in 1865 under a different name. It was called California, after a pleasure ground and a pub on the hill, and it kept that name until 1 October 1875 when the railway renamed it Belmont. The line is the Epsom Downs branch, built double-track to carry race crowds up to the Downs, electrified back in 1928, and it sits in London fare zone 5. Southern runs it now, under the Govia Thameslink Railway banner.

Service is sparse, and that shapes how people live here. Off-peak you get two trains an hour up to Sutton and two down to Epsom Downs, with the Victoria service running via Norbury. A 2023-funded upgrade is meant to take the branch to four trains an hour, which the agents talk about as if it will lift rents on its own. For now, a sparse timetable means tenants cluster near the station, the flats closest to the platform turn over fastest, and the check-out diary is busiest the week a rotation ends.

The branch was built for the races, not for commuters. Crowds heading up to the Epsom Downs racecourse needed moving in bulk, so the Victorians laid it as a double track when a single would have done for a sleepy hill village, and that early over-provision is the only reason the four-trains-an-hour upgrade is even possible now. The race trade faded, the suburb stayed, and the timetable has barely changed in a generation. Tenants here learn the gaps in it the way they learn the bin day.

Why does an old railway matter to a cleaning quote? Because it sorted the housing stock. The streets that grew up around the station between 1890 and 1935 are nearly all period: bay-fronted terraces, Edwardian semis with tiled porch floors, and 1930s mansion flats. That is the stock that throws the most check-out traps, and it is the reason a Belmont clean takes longer than a same-size new-build over in Worcester Park. The hill is the other reason, frankly. A Victorian terrace on Queens Road or Station Road has deep skirting profiles, picture rails that collect dust, and pine or parquet under a later carpet that needs a timber-safe clean rather than a wet mop. The Edwardian semis around Belmont Rise and Homeland Drive bring stained-glass door panels, tiled porches and cast-iron fireplaces that landlords love to itemise. The 1930s mansion flats round The Crescent, Chipstead Close and Gatton Close have window runners choked with old paint and dust, and tiled bathrooms where the grout has gone grey. Then the dry detail through the rest of the flat. Carpets vacuumed in both directions and edge-detailed, with hot-water extraction available as an add-on. Pine and parquet floors swept, spot-treated and polished with a wood-safe solution, no wet mopping. Skirting, picture rails and cornicing dusted and wiped. Window runners, sills, frames and the inside of the glass cleaned. Stained-glass panels and vestibule features cleaned without abrasives. Cast-iron fireplace surrounds, grates and hearth tiles done with iron-safe products. Radiator tops and the gap behind them vacuumed. Built-in wardrobes emptied, interiors wiped, runners cleaned. Add-ons are priced on their own so you only pay for what the inventory needs. A carpet steam clean is £36 a bedroom, £43 for a living room, or £115 for a whole two-bed flat. An oven-only deep clean is £77 for a single, £110 for a double and £114 for a range. If you book the clean with a carpet job and a removals van together, a bundled quote usually comes in below the sum of the parts.

Renting after the 2025 Act, and Sutton’s licensing clampdown

The rules around your tenancy changed in 2025, but the rule about your deposit did not. The Renters’ Rights Act 2025 ended no-fault Section 21 evictions, moved fixed terms onto periodic tenancies, and capped rent rises to once a year with a route to challenge them. What it left untouched is deposit protection. Sutton has also been tightening up on shared houses, and that lands squarely on Belmont. The council brought in a borough-wide Article 4 Direction on 22 February 2025, stripping the automatic right to turn a family house into a small HMO without planning permission. The period terraces around Brighton Road and The Crescent are exactly the stock landlords eye for that conversion, so the ones already let as shared houses are under closer watch from the council residential enforcement team.

On top of that, Sutton’s additional HMO licensing scheme went live borough-wide on 22 March 2026, with a grace period for applications running to 21 September 2026.
