Why Hackbridge deposits get deducted

Hackbridge is not what most cleaning ads default to. The housing stock splits three ways, and each side fails the inventory walk on different points. The first cluster is the BedZED development on the corner of Helios Road and Sandmartin Way, completed in 2002 to a Bill Dunster Architects design and Grade II listed in 2024. Around a hundred dwellings, mostly two- and three-bed houses with timber cladding, south-facing sun-spaces, mechanical ventilation with heat recovery (MVHR), and a few units retaining the original composting toilet provision. The second cluster is the inter-war pebbledash semi belt running along Hackbridge Road, Mill Green Road, London Road and the streets behind the church. Two-up two-down 1930s semis, leaded-light front bays on a smaller share of the stock than Cheam, hipped roof line, original picture rails on most. The third is the post-war infill and the modern flats around the regenerated station and the Felnex site, which redeveloped between 2017 and 2022. The water comes through SES Water from the chalk aquifer at roughly 284 parts per million on their hardness chart (SES Water hardness report). That is hard water by any measure, and the scale on the shower screen runners and the chrome taps is the SM6 inventory tell.

Sutton Council launched its borough-wide Additional Landlord Licensing Scheme on 22 March 2026, with an estimated 690 properties caught in the first wave (Sutton Council HMO and licensing page). Mandatory HMO licensing under Part 2 of the Housing Act 2004 remains unchanged at £319.40 per let. The new scheme catches HMOs that fall under the five-person mandatory threshold and brings them into the same fee band, with potential fines up to £30,000 for non-compliance. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026, abolishing Section 21 no-fault evictions and converting fixed-term ASTs to rolling periodic tenancies (Renters’ Rights Act 2025). Practically, on Hackbridge that means the deposit dispute is now the main remaining lever a landlord has for unrecovered cleaning costs, so the cleaning side of the inventory matters more than it did a year ago. What is particular about cleaning a BedZED eco-house

Three things, and they catch every tenant out on the first hand-back. First, the mechanical ventilation grilles. Every BedZED unit on Helios Road has MVHR ducting that pulls stale air from the kitchen and bathroom and delivers fresh tempered air to the bedrooms and the sun-space, with intake and extract grilles set high in each room near the ceiling line. The grille faces are a fine slotted aluminium and they hold a fortnight of grey dust as the system runs continuously. Most tenants do not know the grilles come off the wall on a quarter-turn clip. We pull each grille, soak it in a hot tank, refit it, and run a microfibre over the duct opening behind. The inventory clerks know to look at the grille face on the way out of every room. Second, the south-facing sun-space glazing. The double-height sun-space attached to the kitchen is the design signature of BedZED, and the lower aluminium track of the sliding glazing carries a tide line of condensation residue and limescale where the morning moisture runs down. Generic kitchen spray will not lift it. We use a proper scale remover with the right dwell time, then polish the aluminium dry. Third, the timber cladding around the kitchen and the front entry. Bill Dunster’s design uses untreated softwood cladding inside the entry porch and around the kitchen cabinetry, and aggressive sprays mark the timber permanently. We hand-wipe with a damp microfibre and a pH-neutral solution. The original composting toilet provision in a small number of units is now mostly converted to standard plumbing, but where the original chute and access hatch remain, the access hatch has to be opened, the lower compartment cleaned and the seal wiped. None of those line items appear on a generic end of tenancy checklist. They sit on ours.

The inter-war pebbledash semi belt on Hackbridge Road

Stepping off the BedZED street pattern, the older Hackbridge stock is more conventional. Two-up two-down 1930s pebbledash semis line Hackbridge Road, Mill Green Road, London Road, Corbet Close and the run of streets feeding the station. Hipped or gable roof, pebbledash to the first floor, brick to the ground floor, original timber sashes on a fair share of the unmodernised stock and uPVC casement on the rest. Three failure points repeat. The picture rail in the front reception room collects a soft grey dust strip on the upper face that no tenant ever touches. The cooker hood baffle filter on the older retrofitted kitchens needs to come out and go in a hot tank. The kitchen extractor grille on the exterior wall, vented out under the eaves, accumulates a smoke film on the outside frame visible from the inventory walk through the rear garden.

We open the hatch, clean the lower compartment, wipe the seal, and refit. If your unit was converted, we just clean the standard fitting.

How long does the clean take?

A BedZED two-bed on Helios Road takes us six to eight hours with two cleaners, and the MVHR grilles add about an hour over a standard two-bed flat. A 1930s pebbledash semi on Hackbridge Road or Mill Green Road runs five to seven hours with two cleaners. A three-bed BedZED on Sandmartin Way or a three-bed semi on London Road runs eight to ten with three cleaners. We do not rush by the clock; we work to the checklist.

Do you guarantee my deposit back?
