What the inventory clerk actually finds in a Rusholme kitchen
Most end of tenancy pages open with limescale. This one cannot, because Rusholme barely has any. The clerk walking a M14 check-out is not running a thumbnail down a tap looking for scale. It has changed shape over the years. Fewer old-school curry houses than at its 1980s peak, more Middle Eastern, Afghan and Persian kitchens sitting alongside the South Asian ones, but the density and the reputation are both still real. Most of the houses directly off that stretch, along Platt Lane, Dickenson Road and Thurloe Street, are bye-law Victorian terraces built two-up-two-down and let room by room to students at the university end.
Walk east and the housing changes completely. Victoria Park, designated a conservation area by the council back in 1972, was laid out from the 1830s as a private estate of grand villas for professional Manchester families, and by 1850 around fifty of them were up, home to a genuinely mixed set of residents that included Prussian and Chinese merchants alongside the mill owners. Several of those villas are university halls now, Hulme Hall and St Anselm Hall among them, and the rest are split into flats or offices. Whitworth Park and the Whitworth art gallery sit on the northern edge, Platt Fields Park and Platt Hall on the south-east, and Birchfields Park, on Birchfields Road, sits between the two.
Two different check-outs come out of that split. A Curry Mile-side terrace is a grease-and-turnover job. A Victoria Park villa flat, with the cornicing and the sash windows still in, wants a gentler hand and more time on the woodwork, because a scratched original architrave costs more than a missed skirting board ever will.

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic one, with two months’ notice available at any point in the year rather than only at a fixed end date.
