Which floor does an inventory clerk look at first around Clissold Park? What the clerk checks before the coat comes off
Two things decide most check-outs on the streets around the park, and neither of them is the oven. The first is the floor at the street door. The second is the floor everywhere else.
Start with the vestibule, because it is the cheapest failure to avoid and the one nobody sees coming. The 1880s terraces that ring this part of Stoke Newington mostly kept a small geometric tile panel between the outer door and the inner hall door, oxblood and cream and black, sometimes with a buff border round the edge. Wet boots, five years, no attention. The glaze still looks fine from standing height. The grout does not, and the clerk is not standing, they are crouching with a torch, because they already know what they will find.

Normal living does the rest. The finish goes grey, the threshold scuffs, and a line of dust settles against the skirting where no vacuum nozzle has ever reached. If the surface film and the dust load have not been lifted, that gets written up as cleaning rather than wear, and cleaning comes out of your money.

What 1 May 2026 changed for a Clissold move-out, and what it left alone
Two separate things landed at the start of May, and tenants keep merging them into one. They are not related.
The first is national. The first phase of the Renters’ Rights Act 2025 commenced on 1 May 2026: Section 21 is gone, and assured shortholds converted to periodic tenancies. The cleaning consequences are fewer than the internet suggests. Your obligation at hand-back did not change. The standard did not change. What changed is timing. A periodic tenancy ends when the tenant gives notice rather than when a fixed term runs out, so move-out dates have scattered across the calendar instead of clustering on the anniversary, and the deposit route is now the main way a tenancy gets financially settled rather than a sideshow to a possession claim. In practice that has made clerks more careful, not less.
The second is local, and it is the one that actually touches this postcode. Hackney’s selective licensing scheme came into force the same day, running to 30 April 2031, and Clissold ward is one of seventeen wards inside it. Stoke Newington ward, which picks up Church Street and the frontage south of the park, is another. If your landlord lets to a single household or two sharers here, they now need a licence.
Which matters to you for one unglamorous reason: paper. A licensed flat has a file. Clerks know a file exists, agents know the council can pull it, and reports written against a licensed property tend to be longer and more specific than the ones written five years ago. Communal stairwells in the split conversions get walked as their own section by some clerks now. We price those as standard areas and never as an extra.

Chalk in the taps: what the water does to an N16 bathroom
Everything on this side of London is fed from chalk. Thames Water, which supplies every address around the park, says plainly that all the water in its region is hard, and its own scale puts anything above 300 mg/l calcium carbonate in the very hard band. You do not need the number. You need to know what it does on a two-week timescale.

It does this. A white bloom on the shower head. A grey ring round the base of the kitchen mixer. A screen runner gone crusty in the channel. A kettle with a rattling floor. Limescale is the most predictable inventory fail in this borough after the floors, and the reason is boring: a generic kitchen spray does not touch it. You need an acid, and you need to let it sit. Rushed contact time is why a tenant scrubs a shower head for forty minutes, looks at it, and cannot see any difference at all.
The wrinkle here is the period stock. Plenty of the conversions round the park have original or reproduction brass taps, and acid on brass takes the finish straight off, so we swap to a brass polish on those and do it by hand. Same on original tile glaze. The strong stuff is for chrome and enamel only.
Park edge to Church Street: the stock changes in about four streets
People say Stoke Newington as if it were one thing. Walk it and the housing changes faster than that.
The park itself, plus the two parish churches and the Town Hall, sit inside the Clissold Park conservation area, designated in 1969 with the boundaries revised in 2004. Clissold House stands in the middle of it, Grade II* listed, built around 1793 by Joseph Woods for his uncle Jonathan Hoare, and useful mainly as the thing you point at when you are lost.
Queen Elizabeth’s Walk on the east side is the architectural exception. Detached stock brick villas, not terraces. Number 14 is Grade II, a mid-19th-century house built for a nurseryman named Alfred Kendall by 1846, with a full-width glazed loggia carried on ornamental cast iron. Those are whole-house lets when they let at all, and they are cleaned to a different rhythm: nothing wet near the original ironwork, soft brushes on the plaster.
Clissold Crescent curves away south-west off the park in a run of 1880s terraces, almost all now split into upper and lower flats. Lordship Park along the north edge mixes terraced stock with older detached villas. Aden Grove and the streets bleeding towards Newington Green are plainer late-Victorian terraces, more of them intact as houses. And Petherton Road is the odd one, because the borough boundary runs along it: some of its postcodes are Hackney and Clissold ward, some are Islington and Mildmay ward, which means two flats facing each other across the road can sit under different councils and different licensing regimes entirely. When we quote a Petherton Road job we ask for the postcode, not the street.

South of the park, Church Street runs into listed Georgian and Victorian frontages and the Town Hall stretch, where loading is its own small negotiation.

Getting a van to your door, and why Clissold Crescent is the awkward one
This sounds like our problem. It becomes yours on the day, so it is worth ninety seconds of your attention.
Hackney runs a low traffic neighbourhood on Clissold Crescent. It went in as a trial in 2020, the council made the filter permanent after reviewing the traffic and air quality data, and it works with planters physically placed in the road rather than a camera, so only cycles, waste vehicles and emergency vehicles pass through. Nothing else does, whatever a satnav believes. Everything routes round the edges, which here means Albion Road, Green Lanes and Stoke Newington Church Street.
For a team carrying stepladders and eight litres of kit that means a walk in from the nearest legal stop, and we would rather plan that walk than discover it. Tell us the door number and which end of the street you are on. Same for the narrow street-entrance stairs on the taller terraces, and the Church Street loading window near the Town Hall. None of it costs you anything. All of it costs time if nobody mentions it.

Do you handle stripped-pine floorboards?
It is the line item this patch turns on. Oiled, hard-waxed or thinly lacquered boards wear at the doorway pivots and along the bay run, then daylight shows the edge dust the vacuum never reached.
