Start with the figure that matters. Apply the Tenant Fees Act five-week cap to the rents around here and most Cazenove tenancies sit on a deposit of £2,500 to £3,800. Cazenove is one of the most heavily rented corners of Hackney. What Cazenove ward actually is

Cazenove is a small ward. It runs to about 0.76 square kilometres on the west side of Upper Clapton Road, and at the 2021 census it held 15,332 people, which makes it one of the denser pockets of housing in the borough. The name comes from Cazenove Road, the long street that cuts east to west through the middle of it. To the north it meets Clapton Common and Stamford Hill; to the west it runs into Stoke Newington; to the east the ground falls away towards the River Lea.

This is not the same place as the wider Stoke Newington rental market, and it pays to be clear about why, because the cleaning follows the difference. Cazenove is one of the four northern Hackney wards, with Lordship, New River and Springfield, that hold the borough’s Charedi community, and that community is concentrated tightly along Cazenove Road and the streets running up to Stamford Hill. The result is a rental stock that turns over to a different rhythm and a kitchen standard that most cleaning firms outside N16 never have to think about. We will come back to that.

For a cleaner the geography is straightforward. Almost the whole ward is reachable on foot from Stamford Hill station on the London Overground Weaver line, the maroon one, which runs out of Liverpool Street up the Lea Valley towards Enfield Town and Cheshunt. The 67, 76, 149 and 243 run the Stamford Hill and Stoke Newington High Street spine, and the 73 sits on the A10. Parking is the part nobody enjoys. Controlled zones cover most of the ward through the day, the side streets off Northwold Road are tight, and a Friday job near a school run can cost you twenty minutes just finding the van a home.

The ward proper borders Springfield, Stamford Hill West, Stoke Newington and Hackney Downs, and the eastern edge drops down towards Springfield Park and the River Lea. The park itself falls away to the Lee Navigation towpath, and the rentals nearest it, up around Upper Clapton, are the ones where we get the late-summer end of tenancy run rather than the pre-festival one. It is a small ward but it is not all one thing, and the cleaning calendar shifts street by street depending on who is renting.

Period stock, and where the deductions hide

Most of the ward sits inside the Northwold and Cazenove Conservation Area, which Hackney Council designated on 4 October 2010. Almost all of it went up in a thirty-year burst between roughly 1865 and 1895, on land held by the Tyssen-Amhurst family, who controlled the building tightly enough that the terraces share a family resemblance without being identical. Charles Weeks put up 48 houses on Cazenove Road in 1878 alone, and William Osment laid out Osbaldeston Road, Forburg Road and Chardmore Road through the 1880s.

What that means in 2026 is that nearly every flat you can rent in Cazenove is a Victorian conversion or a purpose-built mansion block of the same age. Original sash windows. Ceiling roses and picture rails. Cast-iron fire surrounds. Stripped pine floorboards. An inventory clerk photographs and itemises every one of those features at check-in, and checks every one of them again at check-out, which is exactly why a clean that ignores them fails. The Renters’ Rights Act 2025 scrapped Section 21 no-fault eviction, turned assured shorthold tenancies into rolling periodic ones, extended Awaab’s Law into the private rented sector, and put every landlord into a new Ombudsman scheme and a national database. For tenants that is a clear gain. It had one awkward side effect at check-out, though. Agents who can no longer churn tenancies quickly have started pushing harder on dilapidations and end-of-tenancy charges, because the clean is the biggest line they can still legitimately deduct against. Hackney licensing, and why Cazenove is in the front line

From 1 May 2026 Hackney runs two property-licensing schemes that bear directly on Cazenove rentals. The borough-wide additional HMO licensing scheme covers any house lived in by three or more people from two or more households, at an application fee of £1,400. On top of that, a renewed selective licensing scheme covers 17 of Hackney’s 21 wards, and Cazenove is one of them. It applies to any privately rented home let to a single household or two unrelated sharers, the fee is £925, and the scheme runs to 30 April 2031, as set out in the Gazette designation notice.

What moves a quote is condition and add-ons, not postcode. Carpets, upholstery, ovens and windows can all be booked as standalone jobs as well: see carpet cleaning, upholstery cleaning, oven cleaning and window cleaning. If you are staying put and just want the flat refreshed, a deep clean is the right job rather than an end of tenancy.

It helps to know what a clerk reaches for. The agencies that manage most Cazenove lettings work to a fairly consistent flagging pattern. The deductions we see most often in N16 6 are cornice and ceiling-rose dust in the tall conversion flats, limescale on original taps, grease behind the hob and in the extractor, soot on cast-iron fire surrounds, and grime in the gaps of stripped pine boards. After that it is scale on bathroom silicone, grit in sash runners, finger marks on white-painted architraves, dust on wardrobe tops, and rings inside the WC bowl below the waterline. Bin and recycling left at the kerb gets flagged too, because Hackney now charges for bulk collection and the clerk deducts the cost.

Two more are worth flagging because tenants rarely think of them. The first is the communal door fittings and shared landings: Cazenove recorded 1,243 anti-social behaviour incidents over the recent five-year council monitoring period, and clerks now look harder for spillages on shared landings and damage to communal door furniture in the conversion houses. The second is the front of the building, the brickwork and the step, which gets noted on the terraces facing Stoke Newington Common where the frontage is part of the conservation-area character.
