The report that decides your deposit was written the day you moved in
Start with the mechanism, because hardly anyone does, and it is the whole game. When you moved into your flat off Hertford Road or up in one of the Snell’s Park blocks, a clerk walked it and wrote a report describing every surface, usually with photos, often with the words “new” or “as new” against the kitchen and bathroom. Those words were true that day, because the place had just had a professional clean. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, past fair wear and tear, is chargeable against your deposit. You are being marked against a professional clean. That is why a mop and a spare Sunday rarely gets you there.
The money is not abstract. On the Edmonton Green DIY check-outs we get called in to rescue, the deductions fall in a familiar shape: the oven, the grout and scale in the bathroom, the gaps behind the fridge and washer, marks along the skirting, and carpets in the terraces. Put a few of those together against a deposit capped at five weeks’ rent and the sum makes itself. Most tenants only do that sum after they have tried, failed the check-out and lost the first round. It is nearly always that way round, which is a pity, because the first round is the cheap one to win.
Two things sit behind this in law and pull in opposite directions. Your landlord cannot make a professional clean a contractual condition, so nobody can force you to book us. Damp and mould, though, are the landlord’s job to fix, not a tenant cleaning failure. Where we find a black bloom growing from a blocked bathroom trickle vent or in a cold corner behind a wardrobe, we photograph it and note it, so a repair charge does not land on the tenant dressed up as dirt.

Hard water is the second examiner in an N9 bathroom
Edmonton sits in London’s hard-water belt. Thames Water supplies N9, and the water here runs to roughly 265 milligrams of calcium carbonate per litre, which is firmly in the hard band. That one fact loses more deposits in these flats than almost anything except the oven. Scale sets on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it.
The clerk knows exactly where to look. They run a thumbnail down the tap. They hold the shower screen edge-on against the window light. They pull the shower head in close. Scale that has crusted into chrome is a slow job, not a spray-and-go one. We work it with a proper descaler and a soft cloth, twice on the shower screens in the small en-suite layouts you get in the Joyce Avenue blocks, and we rinse it back so there is no film left to catch the light. Limescale on the kettle-hard taps in the older Park Lane terraces takes longer again, because the fittings there are sometimes original and will not take a brutal acid.
Grout is the other one. The tile line behind the taps and along the bath is the difference between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it. Where it is genuinely past saving after a long let, we photograph the state before we touch it, so a clerk cannot bill a tenant for wear that was already there at check-in.

The kitchen, where most of it goes wrong
The oven is stripped, not wiped. Racks soak, the door glass is split apart so the brown film between the panes comes out, and the cavity, fan, element and seals all get done. The hob rings and knobs come off and get washed, gas in the estate flats and induction in the newer infill near the station, each handled its own way. The extractor housing, the one that bakes brown over a gas hob, comes off where it comes off and the filter is soaked or swapped. Every cupboard inside and out. Fridge and freezer once you have defrosted them. Then the part nobody does week to week: the appliances come out so the gaps behind and under the fridge and washer are cleaned, and the washing machine drum, drawer and door seal are scrubbed. Sink, taps and drainer descaled, because the water never gives that a miss. Tiles, grout, skirting, floor last.
Bathrooms, the other place clerks linger
Scale off the taps, shower head, screen and tiles first, careful on any original chrome. Then the rest in plain order: the toilet done properly, inside, under the rim, the base, cistern and hinges, and behind the pedestal where only the clerk looks; the shower screen both sides with the tracks and sealant bead; bath, overflow and plughole; mirrors and cabinets, and behind them; the extractor vent and, above all, the rubber seal at the top of the casement window, which is where the dark mould ring grows on a bathroom nobody ventilated. Bedrooms, living rooms and the rest
Inside every wardrobe, drawer and built-in cupboard. Skirting, door frames, doors, handles. Light fittings, switches, and the ceiling roses in the older terraces, which hold years of dust. Window sills, reveals and frames inside. The skim-line mark behind beds and sofas, the dark band just above the skirting that gets missed if you only clean what you can see. Radiators behind, under and on top. Walls spot-wiped for marks, with an honest line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. Then the shared bits that matter on the estate blocks: the intercom panel, the front-door architrave scuffed by the walkway, the stair handrail, cobwebs out of the ceiling corners. Carpet vacuumed end to end. Shampoo is a separate add-on. Every room photographed before and after, and that photo set is the evidence you keep.
Estate flats, towers and terraces: the stock changes street by street
Edmonton Green is the densest, highest-churn corner of the borough, a shopping-centre town with a big private rented sector on top of a lot of post-war social housing. The property under your feet decides the clean, so we work three kinds of stock here and they do not overlap much.
First, the post-war estate flats. The Joyce Avenue and Snell’s Park blocks off Fore Street, built through the 1950s and early 1960s, are small-plan walk-ups: the failure points are the extractor over the gas hob, the tight en-suite shower screen, and the walkway scuff on the front-door frame. Those two estates, 795 homes in blocks up to fifteen storeys, are being demolished in phases and rebuilt as around 2,000 new homes, over half of them affordable. Enfield’s planning committee approved the scheme on 16 July 2024 and residents backed it in a 2021 ballot. We clean both sides of that line: end-of-tenancy work on the original flats before people move, and move-in cleans on the new blocks as they hand over.
Second, the three towers above the shopping centre. Grampian House, Mendip House and Pennine House are 25-storey slabs, completed in 1972 to Frederick Gibberd’s redevelopment plan for the town centre. Two of them, Mendip and Pennine, now need significant structural strengthening to meet current safety rules, so their future is uncertain, but flats in them still turn over and still need cleaning to the same clerk standard as anywhere else. Lift access from the precinct is straightforward once the goods lift is booked.
Third, the terraces. The Edwardian and interwar streets off Park Lane and Lyndhurst Road towards Lower Edmonton throw up grout grime, chipped skirting and original cast-iron radiators carrying decades of scale. These are the jobs we win on slow work, not clever work.
Edmonton Green ward sits inside Enfield’s borough-wide selective licensing scheme, which runs to the end of August 2026. A replacement scheme covering 17 wards was approved by the council’s Cabinet on 22 April 2026 and starts on 1 September 2026, running for up to five years. What it means for a move-out is simple: licensed landlords are held to a higher bar on condition, and their clerks track that expectation upward. One more thing shifted the timing rather than the clean. The Renters’ Rights Act 2025 went live on 1 May 2026, abolishing Section 21 and converting assured shorthold tenancies to open-ended periodic ones. The cleaning obligations at the end did not change at all. What changed is that people can leave on two months’ notice at any point, so in a high-churn place like this the move-outs get more frequent and less predictable. Book earlier than you used to.
