Why a Southbury deposit slips through your fingers

Start with the water, because it loses more Southbury deposits than anything except the oven. Affinity Water supplies EN1, not Thames, and its own hardness checker puts this postcode at around 338 mg/l calcium carbonate, which it grades as very hard. That is not trivia. The third is everything at height and everything behind. Dust on the picture rails in the older Enfield Town terraces. The strip of floor behind the fridge and the washing machine. The licensing quirk that makes the clerk look harder

Enfield has a procedural quirk that catches landlords more than tenants, and it is worth saying plainly because it changes how carefully an agent reads a check-out. The council runs one of the largest selective licensing schemes in London. The current scheme is due to end in August 2026, and Enfield has consulted on a five-year replacement covering seventeen wards, proposed to start in September 2026, with the cabinet decision expected in spring 2026. Southbury sits inside the licensed area.

Why does that reach your deposit? A licensed landlord is held to property-condition standards and has their conduct on a council record, so they are far less willing to swallow a cleaning cost at hand-back. What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy has converted to a periodic one, so a tenant can give two months’ notice at most points rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The deposit cap is the same, the check-in benchmark is the same, and the standard you clean to is the same as it was the week before. What changed is timing. Southbury already turns over a lot of family lets, and rolling notice makes those move-outs more frequent and less predictable, so the month-end pile-up gets worse, not better. The dull, money-saving takeaway: book the clean earlier than you used to, because the slot you want disappears first.

The toilet is done inside and out, with the limescale ring under the waterline removed rather than smeared over. Three kinds of Southbury home, three different check-outs

Southbury is an odd ward to clean, because it is really three kinds of home strung between Enfield Town, Ponders End and the A10. The work changes with the stock, and a clerk is told to look for different things in each.

The interwar semis and terraces

The bulk of it. Bay-fronted 1920s and 1930s semis and terraces on the roads behind the Great Cambridge Road, off Carterhatch Lane and around towards Bell Lane and Brick Lane. Long family tenancies, gardens, side-return kitchens, and decades of build-up in the places nobody cleans between tenants: behind the cooker, the tops of the units, the grout, the picture rails. These are won on the dull, slow work, not on anything clever.

A note on access, because it shapes how we plan a Southbury job. The station sits on the Southbury Loop, now the Weaver line of the London Overground, running into Liverpool Street via Edmonton Green and round to Cheshunt past Turkey Street, in zone 5.
