The first thing an Elstree inventory clerk does in one of the Allum Lane houses is lift the front-room rug to read the parquet edge under the bay, then turn and check the lower edge of the leaded lights for the chalk haze that builds every winter. End of tenancy cleaning here has to satisfy the person writing that report, line by line, against the standard the place was let at. So that is what we do: a checklist-driven hand-back clean across WD6, £30 per hour per cleaner on part jobs, with a 48-hour re-clean guarantee measured against the check-out report itself. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover the whole WD6 3 patch: the Elstree village core on the High Street, Allum Lane, Barnet Lane, Elstree Hill South and the Borehamwood-side streets running off Elstree Way. This page sits inside the county directory at End of Tenancy Cleaning Hertfordshire.

How the check-in report quietly decides your deposit

Start with the mechanism, because the deposit turns on it and hardly anybody reads it that way. When you moved in, a clerk walked the property and wrote a report describing every surface, normally with photographs, usually with “clean” or “as new” against the kitchen and bathrooms. Those words were true that day, because the place had just had a professional clean. At check-out a clerk walks it again and compares, line for line. Anything worse than the check-in entry, past fair wear and tear, comes off your deposit. You are marked against a professional clean, which is the bit a mop on a free Sunday rarely reaches.

In Elstree the sums are not small, because the deposits are not small. Rents on the larger Allum Lane and Barnet Lane houses run high, the studio-fringe market keeps pulling in broadcast-industry tenants on good money, and a five-week deposit on a place like that sits in real money the agent has to account for. So the inspection is genuinely picky. The clerks who work this patch, from Statons and Hamptons through Winkworth on the Borehamwood spine, know the local stock and exactly where to put the torch. You turn up with evidence, not optimism.

Two things in law sit behind this and pull in opposite directions. The Tenant Fees Act 2019 stops an Elstree landlord writing professional cleaning into the contract as a condition, so nobody can force you to book us. Damp and mould, on the other hand, are a landlord obligation and not a tenant cleaning failure. Where we find structural damp behind a wardrobe or in a cold bathroom corner, we photograph it so the charge lands where it belongs instead of on you.

What 1 May 2026 changed for Elstree move-outs

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault eviction is gone. Every existing assured shorthold tenancy has rolled over to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting for a fixed term to run out.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still stands. The check-in benchmark still stands. The deposit maths is exactly what it was the week before. What changed is timing: move-out dates can now land in any month and far less predictably, which makes the slot you want harder to call. Book the clean earlier than you would have a year ago.

The cleaning side of a move-out did not change at all. The timing did.

The 57 things we work through, room by room

Every Elstree booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what these clerks actually flag. The full list comes with the job. Here is the shape of it.

The kitchen, where most of the deposit is won or lost

The oven is stripped, not wiped. Racks go in a soak tank, the door glass is split so the brown film between the panes comes out, and the interior, fan, element and seals are all done. The integrated extractor on the newer houses gets lifted and the baffle filter pulled and worked back, with the lower duct mouth wiped through, because that is the line item a clerk pulls and checks every time on a kitchen out near the studios. Hob and burners off, knobs off and washed. Every cupboard inside and out, drawers out and bases done, runners hand-wiped. Fridge and freezer through once defrosted, seals scrubbed clear. Dishwasher filter pulled and the door seal cleaned. The washing-machine drawer out and the door seal worked back, because the chalk supply leaves grey scale in the gasket and it is the first thing the clerk opens. Sink, taps and plughole descaled. Tiles and grout scrubbed. An original quarry-tile floor in a village kitchen is hand-treated on a neutral solution, never pressure-washed.

Bathrooms, the other place it goes wrong

Scale comes off the taps, shower head, screen and tile joints first, on a proper descaler with the dwell time it needs, because that is the Elstree tell. Then the rest, in plain order.

  • Toilet done properly: under the rim, the base, the cistern, the hinge bolts, and behind the pedestal where nobody looks but the clerk
  • Shower screen both faces, the runner lifted out and cleared, the sealant bead included
  • Bath, taps and the underside of the taps; a roll-top with original brass keeps its patina but loses the lime line
  • Extractor vent grille pulled, the dust load brushed off, the housing wiped and refitted, since re-sealing is a handyman job and not a cleaning one
  • Towel rail and the radiator behind it hand-wiped on the back face where a brush will reach

Bedrooms, reception rooms and the period detail Elstree is full of

Skirtings worked along by hand, every room. Built-in wardrobes emptied and wiped, the top shelf cleared, drawer runners done. Window cills, reveals and frames dusted and wiped, and the casement runners on the leaded lights cleared of grit. The front-reception bay is hand-wiped pane by pane on a damp microfibre, never wetter than a wrung-out flannel, with the lower-edge chalk bloom worked off quarry by quarry and nothing sprayed at the lead. The reception fireplace, where an original glazed tile surround and cast-iron grate survive in the inter-war houses, is dusted with a soft brush, wiped on a neutral solution and buffed dry, with any soot ring on the upper tiles taken off slowly rather than with chemicals. Parquet under a lifted rug is vacuumed, then worked back on a hand pass with a wood-safe finish. Cast-iron radiator backs and the gaps between the fins are hand-wiped on the original heating where it survives.

Throughout the house

Picture-rail and dado lines wiped along every wall they run. Hall parquet or original tile vacuumed and mopped, edges by hand. All internal doors, frames and architraves, handles and finger plates, the over-door moulding that catches dust on the older timber. Light switches and sockets, every plate. Stairs, treads, risers and the balustrade spindles by hand, the top of the newel post. The service stair, where one survives on a larger Allum Lane house, gets the same. Loft hatch surround. A cellar or under-stair cupboard floor swept and mopped, the walls wiped to shoulder height. Then a final walk on the agent’s photograph list, every flagged line rechecked against the check-in inventory, with a low torch on the leaded-light lower edges where daylight does not reach.

What chalk water off the Herts aquifer does to an Elstree bathroom

Elstree sits over the Hertfordshire chalk, and its water comes through Affinity Water, drawn almost entirely from that aquifer. It is very hard, comfortably north of 280 parts per million calcium carbonate against a national average closer to 205. That single fact loses more deposits here than almost anything except the oven.

End of tenancy cleaning in Hounslow by Monster Cleaning
A recent end of tenancy cleaning our team finished in Hounslow.

Scale sets on chrome inside a fortnight. Shower heads fur up, screen runners crust over, tap bases and kettle elements haze, and the clerk checks for all of it: a thumbnail down the tap, the screen looked at edge-on against the light, the head pulled in close. A wipe with a cloth does nothing once it has set, and a kitchen spray will not lift it either, which is why hard-water inventory points keep failing across WD6. We use a proper descaler with the dwell time it needs, then a polish, and where a house has original chrome or brass we work it gently rather than reaching for the brute-force stuff a new-build would shrug off. The leaded lights are the other chalk casualty: the lower edge of each diamond quarry blooms soft and white over a few winters, and that comes off only on a slow hand pass.

Scale sets on chrome inside a fortnight here, and a cloth does nothing to it once it has.

Specialist floors sit outside the scrub-and-go work. Parquet in an Allum Lane hall, an original tile floor in a village kitchen, an oak board floor in a larger detached, each takes its own product, which is what the floor cleaning add-on is for. Where an inventory asks for the outside of the leaded windows as well as the inside, that is window cleaning, folded into the same visit.

Elstree street by street, from the village to the studio fringe

Elstree is small, but it is not one kind of house, and the clean changes street by street. We bundle the coverage and the inventory pattern together here, because the stock is what tells the clerk where to look. A timber-framed cottage on the High Street and a modern flat off Elstree Way share a postcode and almost nothing else.

The village core: the High Street and the conservation area

This is the old heart, the tree-lined High Street climbing from the Aldenham Reservoir end up past the parade, much of it inside the Elstree Village Conservation Area. The stock here is period: cottages with low ceilings and old plaster, the odd exposed beam, and a handful of larger houses standing back in their own grounds. The inventory on a place like this names those features one by one, so the clean has to match them one by one, and nothing aggressive goes near old paint, plaster or timber. A scratched original architrave is a bigger deduction than a missed oven. Hertsmere has confirmed HMO activity along this stretch and is bringing in an Article 4 direction to control conversions, so a shared let in the village now needs checking before it changes hands.

Allum Lane, Barnet Lane and Elstree Hill South: the villa belt

Walk up the hill and the houses get grand. The Elstree Village Conservation Area Appraisal describes how the village spread south down Elstree Hill South and east along Barnet Lane between the wars with detached and semi-detached villas in Arts and Crafts and mock-Tudor styles, set back from the road in ample grounds. These are the houses with the leaded-light bays, the parquet halls and the original tile fireplaces, and they are where the slow hand work earns its keep. Several are broadcast-industry lets, which is no surprise given what sits a mile down the road. Statons and Hamptons handle most of this stock, and their clerks read a roughly common protocol on the walk: the rug up to check the parquet, the leaded bay photographed in raking light from inside, the tile fireplace checked for a soot ring, the integrated extractor pulled on the newer kitchens.

The Borehamwood edge: Elstree Way, the station and the modern flats

South and east the village runs into the Borehamwood suburban edge, where the stock turns to post-war semis and modern flats around Elstree & Borehamwood station, which puts you into St Pancras in about twenty-three minutes on the Thameslink. This is also studio country. Elstree Studios on Shenley Road has been shooting since 1926, the BBC Elstree Centre off Eldon Avenue has been home to EastEnders since 1985, and the screen trade has put a steady churn of rental flats on the map down here. These clean faster than the period houses, sit on the standard tiers and book at shorter notice. Winkworth works a lot of this spine. Hertsmere’s private-sector housing team runs the licensing for the whole borough out of the Civic Offices on Elstree Way.

What it costs, and the sum nobody runs until check-out day

Elstree runs on our standard pricing, kit, products and travel included, because the clean is judged on the checklist and not on what the house is worth. A studio is £156. A one-bed flat is £207. A two-bed is £243. A three-bed house is £339. A four-bed Allum Lane or Barnet Lane house is £425, with the larger five-beds quoted on size after a quick survey call. Part jobs, where a full hand-back is not what you want, run at £30 per hour per cleaner. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed flat. A separate oven is £77 single, £110 double, or £114 on a 90cm range. Those figures assume a place in normal lived-in shape; a long tenancy with heavy wear or a pet household takes longer, and we say so on the phone rather than after, so there is no surprise line on the invoice.

Run the sum the way the deposit makes you. A two-bed at £243 against a deposit in the low thousands is not really a decision. Every Elstree booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, as long as you tell us inside that window and nobody has moved in. Our first-time pass rate sits at 97%, but the guarantee is the point, because a failed check-out on a high deposit is not a small thing to shrug off. There is a reason the agents here know us. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions.

Deep clean
A reset of a home you are keeping, lived in, with no formal standard to hit. Top to bottom, but not mapped to an agent’s checklist.
Regular weekly clean
Ongoing maintenance, surfaces, floors, kitchen and bathroom wipe-down, to keep a lived-in home ticking over. A domestic clean starts at £22 an hour.

An Allum Lane job from the spring

“Two years on a 1930s three-bed semi off Allum Lane, my partner and I, both of us working in post-production over at the studios. The leaded bay in the front room had a white tideline along the bottom of every pane that I could not shift, and the original tile fireplace had a soot ring from the wood-burner we used through one cold winter. Monster sent two cleaners for the day, did the carpets on top, and hand-wiped the leaded panes one at a time. I had braced for a deduction and Statons came back with a clean report. Full deposit back the week after, the lot.”
Priya, Elstree WD6 3, April 2026

That job is a fair example of the pattern on the villa belt: a couple of years in, a leaded bay nobody could keep on top of, an original fireplace, and an agent who actually checks. The clean cost a fraction of what was at stake. It usually does. What turned it was not the scrubbing alone but the dated photo set that went out with the report, which is the part most do-it-yourself check-outs never have when the clerk pushes back.

Booking it, and the deposit-return route

Booking is plain. Ring 0333 555 2076 or email [email protected] with the WD6 3 address, the property size and the date of your check-out walk. We send a fixed quote by reply, usually inside a couple of hours on a working day. You confirm, we book a slot, ideally with a buffer the day before the walk. We send three cleaners on a four-bed Allum Lane house, two on a smaller village flat or a modern block by the station, and we work to the 57-point checklist. When we leave you get a photo report against every line, which is your evidence pack if the check-out tries to deduct.

If a deduction does come through and it looks soft, the deposit must sit in one of the protection schemes, TDS, mydeposits or DPS, and the agent has to evidence every cleaning charge with the photographed inventory. Our invoice, the dated photo report and the re-clean record are admissible at adjudication, and a tenant with a complete paper trail rarely loses. Shelter’s guidance walks through the steps. End-of-month slots go first, so the earlier you ring the better.

A hand-back often pulls in more than the core clean. Carpet cleaning is the common one on the villa belt, where the receptions are carpeted and the inventory asks for hot-water extraction. Oven cleaning is in every end-of-tenancy job as standard and also stands alone if that is all the agent flagged. The same teams cover the integrated extractor work on the newer kitchens out by the studios.

We work the patch around Elstree too, which matters when your next place is one stop along the line: the Radlett village up the A5183, and the wider west-Herts towns at Chorleywood, Croxley Green and Chesham Bois. The full county catchment sits under the Hertfordshire end-of-tenancy hub.

Questions we get asked

How much does end of tenancy cleaning cost in Elstree?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Elstree runs at our standard pricing, because a clean is judged on the checklist and not on the postcode. A larger Allum Lane or Barnet Lane detached, or a house with leaded lights and an original tile fireplace, takes longer, so we price those on the call. Carpet shampoo and a separate oven are added on top.

Why is the Elstree price the same as an ordinary area when the houses here cost so much?

Because the work is what costs, not the address. We price on property size and condition, not on what a place is worth. Where a job genuinely runs longer, a five-bed off Barnet Lane, a kept range cooker, leaded windows that need the slow hand pass, we say so on the phone and quote it then. There is no premium tacked on for a WD6 sticker.

How long does an Elstree clean take?

A two-bed flat is two cleaners for most of a working day. A three-bed on the Borehamwood edge runs eight to nine hours. A four-bed Allum Lane house is a full day with three cleaners, longer if the leaded bay and the original tile fireplace both want the slow treatment. We work to the checklist, not to the clock.

Do you handle the old village houses on the High Street?

Yes, and they take a careful hand. The cottages around the village core have old plaster, low ceilings and the odd exposed beam, and several sit inside the Elstree Village Conservation Area. We clean those by hand on a barely damp cloth, no sprays on old plaster, and dust the beams dry because old timber drinks anything wet. Anything structural, loose plaster or loose lead, we leave and flag on the report so it is not read as our damage.

Will the clean shift the chalk haze on the leaded bay window?

Usually, on a hand wipe pane by pane. The lower edge of each diamond quarry on an Allum Lane or Barnet Lane bay picks up a soft chalk bloom from years of winter condensation, and it lifts on a damp microfibre worked quarry by quarry, never wetter than a wrung-out flannel. We do not spray glass cleaner straight at the lead, because the spray loosens the putty bead over a season. Where the lead is already loose we leave it and note it on the report.

What does Affinity’s hard water do to the bathrooms here?

Elstree water comes off the Hertfordshire chalk through Affinity Water, and it is very hard, comfortably north of 280 parts per million calcium carbonate. That means scale on the shower screen, the head, the taps and the kettle within a fortnight, and the clerk checks for it by running a thumbnail down the tap. A kitchen spray will not touch set scale. We use a proper descaler with the dwell time it needs, then polish, on every chrome fitting.

Do you handle original tile fireplaces and cast-iron grates?

Yes. The glazed tile surrounds and cast-iron inserts in the reception rooms of the inter-war Allum Lane and Barnet Lane houses get a soft-brush dust first, then a hand wipe on a neutral solution, then a hand buff dry. A soot ring on the upper tiles is worked off with patience, not chemicals, because a generic kitchen spray strips the glaze and the clerk knows it on sight. The hearth is vacuumed for ash first, then damp-wiped.

Has Hertsmere Borough Council brought in selective licensing in Elstree?

No. Hertsmere has not designated Elstree or anywhere in the borough for selective licensing, so there is no blanket licence to hold on an ordinary let here. Mandatory HMO licensing under the Housing Act 2004 still applies to qualifying houses of five or more people in two or more households, run through the private-sector housing team at the Civic Offices on Elstree Way. The council is also bringing in an Article 4 direction aimed at HMO conversions in the village core, so check before you let a shared house there.

End of tenancy cleaning in Richmond upon Thames by Monster Cleaning
Fresh from a end of tenancy cleaning in Richmond upon Thames.

Do I need to be there on the day?

No. Most clients leave a key with the agent or in a coded key safe at the property. Statons, Hamptons and Winkworth all cover the patch and handle key drop-offs. We send a written check-out report by email when we leave, with a photo against every line on the checklist, which is your evidence if the clerk queries anything later.

Do you also clean the modern flats on the Borehamwood edge?

Yes, and they clean faster than the period stock. The newer blocks off Elstree Way and around the station have regular surfaces, integrated kitchens and no historic plaster to nurse, so they sit on the standard tiers and often book at shorter notice. The integrated extractor and the washing-machine door seal are still the two things the clerk opens first, so those get the full treatment.

How quickly can you book me in for an Elstree move-out?

Usually within a few days across the village, Allum Lane, Barnet Lane and the Borehamwood-side streets. End-of-month slots go first because most tenancies end then, so the earlier you ring the better, and a four or five-bed needs more notice because we send three cleaners. Ring 0333 555 2076 with the postcode and your check-out date and we will tell you what is free.

What if the clerk flags something on the walk?

We are back inside 48 hours under the re-clean guarantee, no quibble and no charge, as long as you tell us inside that window and nobody has moved in. The flagged item is re-worked and the clerk re-walks it. Our first-time pass rate sits at 97%, so a return visit is rare, but the guarantee is there for the few that need it.

Is the carpet shampoo included in the price?

No, it is a separate add-on. Carpet shampoo is £36 per bedroom, £43 for a living room, or £115 for the whole carpeted area of a two-bed flat. On a four-bed Allum Lane house with a dining room and two receptions the carpet add-on usually lands somewhere between those figures depending on the rooms in scope. Tell us which rooms are carpeted when you ring and we fold it into the quote.

Do you bring your own equipment and products?

Yes. Cloths, mops, a vacuum, the hard-water descalers for the Affinity chrome, oven products and the full kitchen and bathroom range, all brought in. You provide access and, if the agent walk needs them, the meter readings. We carry public-liability insurance and can send the certificate by email if a clerk asks for it on the walk.
