The kitchen, where Radlett deposits are won and lost

The oven is stripped, not wiped. The door glass comes apart so the brown film between the panels is removed, the racks and runners go in to soak, and the back panel is scraped to clean metal along with the roof of the cavity, the fan and the seals. On a roll-top bath in one of the older period houses, the feet and the underside get done too, which is easy to skip and easy for a clerk to spot.

Bedrooms, living areas and the rest of the house

Inside every fitted wardrobe and built-in cupboard, the skirting, the picture rails, the door tops, the light fittings, the switches and sockets, the window glass and the reveals, and a full vacuum into the edges and under anything that moves. On the big Loom Lane and Newlands Avenue houses there is a lot of skirting and a lot of glass, so we crew those jobs with the time and the cleaners they actually need rather than rushing one person round a six-bed. Then everything else throughout: internal windows and sills, paintwork spot-cleaned, banisters and stair spindles, radiators including the backs, cobwebs off the ceilings and the cornicing, every door and frame, and the hallway and stairs vacuumed last on the way out. Watling Street to the green belt: how the stock changes street by street

The village core around the Watling Street parade is different again: some period housing, conversions and flats, mixed in among the independent shops and restaurants that give the village its centre. Then there is the band of newer flats within walking distance of Radlett station, popular with commuters doing the Thameslink run to St Pancras and the City, where the jobs are smaller and quicker but the corporate-style inventory can be stricter than a private landlord bothers with. Out past the centre the lanes run toward Aldenham Country Park and its reservoir, Battlers Green Farm and the contested former Handley Page aerodrome land, and on toward the M25. Carpet shampoo is an add-on where the inventory calls for it: £36 a bedroom, £43 a living room, or £115 for the carpet through a whole two-bed, done on the same visit.
