If you’ve cleaned a Francis Road one-bed above a working cafe before, you know the kitchen extractor over the gas hob is going to be the line item the inventory clerk reaches for first. Two years of fryer grease pulled up through your floor and out of your hood at the same time will not lift with a household spray. The clerk pops the baffle out, holds it to the light, and you watch your deposit reduce in real time. The rest of this page is the working detail behind a hand-back clean on the Leyton stretch between Leyton High Road and Lea Bridge Road, the gentrified pedestrian section of Francis Road that residents started calling Leyton’s village high street about ten years ago.

Last updated April 2026. Monster Cleaning Ltd has booked end-of-tenancy work across Waltham Forest since 2014, and Francis Road has sat on the weekly run since the pedestrianisation went in. The wider Waltham Forest end of tenancy hub covers borough-level pricing and council policy.

End of tenancy cleaning on Francis Road E10 6 starts at £156 for a studio and £207 for a one-bed flat above the cafes and shops, fixed price, with the 48-hour re-clean guarantee included.

Why a Francis Road deposit gets clipped

Average private rent across Waltham Forest reached £1,753 a month in March 2026, up 1.9% on the year before, against a London-wide figure that climbed 4.1% over the same period (ONS Private Rent and House Prices, March 2026). Francis Road and the Capworth Street side streets sit at or slightly above that mean. A current one-bed above one of the parade shops lists at £1,500 to £1,650; a two-bed Capworth Street upper-floor split runs £1,800 to £2,050; a three-bed Norlington Road late-Victorian terrace conversion goes for £2,100 to £2,400. Five-week deposits sit behind every tenancy and the agent has the headroom to challenge a borderline clean.

The street itself is the story. Francis Road runs east-west between Leyton High Road and Lea Bridge Road, a late-Victorian residential and shopping parade put up in the 1880s and 1890s as Leyton spread south and east during the railway boom. The mid-section was pedestrianised under the Waltham Forest Mini-Holland scheme around 2017, and the change tipped a quiet local parade into something gentrified. Independent shops and cafes moved in across 2014 to 2024: bakeries, an independent bookshop, a wine bar, hot-food kitchens, a record shop, a butcher. The flats above the parade are the original 1880s and 1890s upper-floor lets. The side streets running north and south (Capworth Street, Crawley Road, Norlington Road, Murchison Road, Lindley Road, Newport Road) carry late-Victorian and Edwardian two-storey terraces, mostly converted into upper and lower flats over the last forty years. The new infill near Leyton Midland Road station along Marshall Road and Adelaide Road is post-2010 modern build; that’s a different stock.

Then there’s the water. Thames Water serves E10 from the Coppermills treatment works on Coppermill Lane, drawing from the chalk-fed aquifer that feeds the whole of E10, E17 and E5. Hardness across the postcode tests in the 280-290 mg/L band, classified hard to very hard (Thames Water hardness data). On a Capworth Street one-bed used by a single professional for two years, scale climbs back on the chrome shower head, the screen runner, the mixer-tap base and the kettle every fortnight. Generic kitchen spray will not lift the line. We use a measured weak-acid soak with proper dwell time, then a buff. We carry the kit.

Renters’ Rights Act 2025 and the deposit lever in E10

Section 21 no-fault evictions are gone. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025, with rolling periodic tenancies replacing the old fixed-term assured shorthold from 1 May 2026. None of that changes the deposit-return route at the back end of a let. Your protected deposit still has to come back inside ten days of agreement, and the agent still has to evidence any cleaning deduction with photographs against the check-in inventory. The Act stopped landlords requiring a paid-for professional-clean receipt as a tenancy clause; what landlords can still do is deduct from the deposit if the property comes back dirtier than the check-in inventory recorded. Disputes go to one of the three approved schemes: Tenancy Deposit Scheme, mydeposits, or the Deposit Protection Service. Free advice is at Shelter.

Leyton ward, Cathall ward and the £895 selective licence

Francis Road sits inside Leyton ward, with the eastern Norlington Road end touching Cathall ward. Both wards are inside the Waltham Forest selective licensing scheme that ran live on 1 May 2025 and continues to 30 April 2030. The fee is £895 per privately rented home let to a single household or two unrelated sharers, and the scheme covers nineteen of the borough’s twenty-two wards (only Hatch Lane, Highams Park North and Endlebury sit outside it, per the Waltham Forest selective licensing scheme). A licensed Francis Road landlord has a written compliance file the council can audit, and the agent walks the property with a tighter checklist than they did pre-scheme. The agent’s incentive to recover the licence cost from your deposit has gone up. A let to three or more unrelated sharers needs an HMO licence on top.

What’s particular about cleaning a Francis Road flat

Three things matter most.

First, the kitchen extractor over the gas hob on the flats above the cafes. The hood baffle and the inside of the housing pull a fat load that sits behind the filter mesh and onto the inner wall of the duct. Cafe heat from below adds to the build. We pull the baffle, soak it separately in a hot degrease, scrub the inner housing with a separate cloth and a non-caustic degrease, and re-fit. Second, the picture-rail dust line on Capworth Street and Crawley Road conversions. The original picture rail in the front room of an 1890s terrace catches a fine dust line along the top edge, and the line behind the meeting rail of the rear-window frame collects a separate London-grime stripe. The clerk reads both. Third, the original timber back-elevation window frames on the Norlington Road and Murchison Road terraces. Bottom rail, meeting rail, inner sill, catch — each gets a separate hand-wash. The Capworth Street conversions hide a quirk too: the back-addition kitchen extension on most has a low-pitched roof and the half-landing window above it picks up condensation along the bottom rail in winter. We dry-buff that line on every job whether the bathroom looks dry or not.

“Two years on a one-bed above a coffee place on Francis Road, just my partner and me, both freelance — he does motion graphics for a studio off Old Street, I shoot product photography out of a small studio on Lea Bridge Road. The thing that worried us was the kitchen extractor over the gas hob. The cafe below cooks hot food until five most days and the rising heat had pulled a fryer grease film up through our floor for the whole tenancy. The hood was directly over our two-burner gas. We had degreased it twice ourselves with the spray from the supermarket and got nowhere — the baffle filter still came out yellow when you held it to the light. Monster came on a Wednesday morning, started at half-eight and finished by half-three. The team lead pulled the baffle, soaked it in a hot tub of degrease for forty minutes, scrubbed the inner housing with a non-caustic kit, and re-fitted the baffle clean. The duct flap got dusted out separately. Petty Son emailed the deposit release the following Tuesday and the full £1,550 went back through TDS without a deduction.” – Sasha and Theo, ex-tenants, one-bed above Francis Road cafe, E10 6

End of tenancy cleaning in Waltham Forest by Monster Cleaning
A recent end of tenancy cleaning our team finished in Waltham Forest.
  • Francis Road parade itself — the pedestrianised mid-section between Leyton High Road and Lea Bridge Road, 1880s and 1890s upper-floor flats above the cafes, bakeries, the wine bar, the bookshop and the small independent kitchens
  • Capworth Street — running north-south across the parade, late-Victorian and Edwardian two-storey terraces converted into upper and lower flats; original picture rails in front rooms still common
  • Crawley Road — parallel to Capworth Street, similar 1890s terrace stock, mostly upper-floor splits and lower-floor lets
  • Norlington Road — the longer street running south to Lea Bridge Road, late-Victorian three-storey terraces with original timber back-elevation window frames in the upper bedrooms
  • Murchison Road — short residential turning off Francis Road, 1890s terraces, mostly two-bed family lets
  • Lindley Road and Newport Road — small residential turnings, 1890s terraces, mostly upper-floor flat conversions
  • Marshall Road and Adelaide Road — modern infill near Leyton Midland Road station, post-2010 build, different cleaning profile (no period detail, more glass and laminate)
  • Flats above Francis Road parade shops — 1880s and 1890s purpose-built upper-floor lets, accessed by a separate side door, often with a steep stair return up to the kitchen and front room
  • The Mini-Holland pedestrianised mid-section parking restriction is permit-only loading with a stand-down before nine in the morning; we coordinate the van pull-in by phone with the team lead

The clerks rotated through Francis Road by Petty Son and Prestwich (1908) on Hoe Street, Foxtons Walthamstow at 234 Hoe Street, Spicer and Son on Hoe Street, Bairstow Eves Walthamstow at 171-173 Hoe Street, and Hunters Leyton each have their own emphasis but the failure pattern repeats. On a Francis Road one-bed above a cafe the kitchen extractor baffle is the line item that gets photographed first, because the cafe heat from below pulls a fryer grease film through the hood housing that a generic kitchen spray will not lift without the baffle out and a separate hot soak. The picture-rail dust line on a Capworth Street or Crawley Road upper-floor conversion is the second; clerks check the top edge of the rail running the length of the front room because nobody reaches the line without a steady ladder. On the Norlington Road three-storey terraces the inner sill of the original timber back-elevation window collects a black London-grime line the Petty Son clerk specifically photographs, and the meeting rail and catch on each frame get a separate inspection. On the Murchison Road two-storey family lets the original cast-iron fireplace soot residue and the bathroom tile-grout pattern are the consistent failures. The modern infill on Marshall Road and Adelaide Road has a different fingerprint set: laminate floor scuff, sliding-door track dust, integrated-fridge filter pull. We have run check-outs against the same Leyton clerk panel since 2014.

What’s included in our Francis Road end-of-tenancy clean

One tight checklist, applied room by room. The visible structure inside the team’s job sheet is room-by-room; the bullets below are the headline scope. End of tenancy is the hand-back clean. Deep is for staying. Regular is for keeping it tidy. The work below is the first one.

Kitchen

Oven cavity inside out, racks soaked separately in a hot degrease, glass door inner and outer panes including the gap between them (the line agents fail people on most often), gas hob with bezel and trim, hob grates lifted and soaked. Extractor canopy mesh filter pulled, baffle separately soaked in hot degrease for proper dwell time, housing inner wall scrubbed with a non-caustic kit, duct flap dusted, bulb checked, then the baffle re-fitted clean. Fridge-freezer fully defrosted, shelves and drawers washed, seals scrubbed. Integrated dishwasher filter pulled and rinsed. Washing machine drawer and door seal where the hard-water grey scale builds up. Cupboard interiors, exteriors, tops, behind and underneath, with drawer runners wiped. Quartz or laminate worktops polished streak-free, taps and waste descaled with a measured scale solution, splashback grout brushed where splash hits, kettle base descaled, behind the kettle wiped, switches and sockets dusted, kickboards and floor edges done.

Bathrooms

Weak-acid soak on chrome shower head, screen runner, mixer-tap base and the mineral build on the spout, rinsed twice and polished separately. Bowl, rim, hinge, base and behind the WC, plus the floor under the cistern. Basin and bath descaled inside and out including overflow. Tile grout scrubbed where shower water hits, mirror and cabinet polished, extractor grille cleaned. Surface mould wiped from silicone, grout and bath edge; ingrained mould flagged on the report as a re-silicone landlord job, not a tenant deduction. Half-landing window bottom rail dry-buffed where condensation has set in over winter on the back-addition rear elevations.

Bedrooms and living

Wardrobes and chest-of-drawers emptied, wiped inside and out, rails and runners cleaned. Bed-frame bases lifted, behind beds and under-bed clear. Picture rails wiped front and edge — every Capworth Street, Crawley Road and Norlington Road conversion’s front-room rail gets the top-edge dust line lifted with a soft-headed brush on a steady ladder. Skirtings, dado where present, scuff line above the staircase wall. Original cast-iron fireplace dusted and burnished where the parade flats and Murchison Road terraces still have one, hearth tile cleaned, soot residue lifted from the inner mantel return on the period stock. Original timber back-elevation window frames on Norlington Road and Murchison Road: bottom rail, meeting rail, inner sill London-grime line, catch — each frame separately. Carpets vacuumed in two directions; original strip-pine under any lifted fitted carpet has the perimeter residue lifted; full carpet shampoo is a separate add-on.

Throughout

Hallway and staircase including the steep stair return up from the side door on the Francis Road parade flats: skirtings, banister, spindles, dado scuff line, ceiling-corner cobweb, flat upper edge of door tops. Front door inner and outer face wiped, letter-box flap cleaned, original tile path swept and rinsed where applicable to the side-street terrace stock. Internal doors both sides, hinges, handles, top edge, architrave; original Victorian door furniture polished separately on the period stock. Light switches, sockets, thermostat, doorbell wiped front and edge. Curtains shaken; nets washed where requested; blinds dusted slat by slat. Behind freestanding furniture: behind beds, sofas, freestanding wardrobes, storage units. Loft hatch frame and ladder rungs wiped where present; low-light final pass with a torch to catch what daylight hides.

What it costs on Francis Road

Studios start at £156. One-beds £207. Two-beds £243. Three-beds £339. Four-beds £425. Add £36 per bedroom for carpet shampoo, £43 for the living room, £115 for whole-flat carpet on a two-bed. Single oven is £77 if booked standalone (it is already inside the standard end-of-tenancy scope), £110 for a double, £114 for a 90cm range cooker with the chrome trim treatment. Hourly bespoke runs at £30 per cleaner where a full end-of-tenancy is overkill. Pricing is fixed not hourly, the 57-point checklist is applied on every job, and the 48-hour re-clean guarantee is included. No VAT add-on, no fuel surcharge, no premium for the Mini-Holland pedestrianised parking, the steep parade-flat stair access, or the listed-stock care that some of the side-street conversions need. External upper-floor windows on the Francis Road parade flats and the larger Norlington Road three-storey terraces get quoted on site because reach over the back-addition kitchen roof varies.

For comparison, the National Living Wage rose to £12.21 per hour in April 2025 and is moving to £12.71 from April 2026 (gov.uk minimum wage rates). Our £30 hourly rate covers a single cleaner working with full kit, and we usually run two on a Francis Road parade-flat one-bed in tandem rather than alone.

How a Francis Road booking works

  1. Phone 0333 555 2076 or email [email protected] with the postcode, the bedroom count, the move-out date, whether the flat is furnished or unfurnished, and which letting agent is running the inventory.
  2. We confirm a fixed quote on the call. Carpet add-on, oven type, any access quirks (Mini-Holland pedestrianised loading window, the side-door stair return on the parade flats, the steep half-landing on a Capworth Street upper-floor split, the back-addition kitchen rooflines on Norlington Road) get talked through then.
  3. We email written confirmation with the start time and the team lead’s name. You confirm by email and pay a small deposit on a card link to lock the slot. Balance on the day.
  4. We arrive on the booked morning with a team sized for the property. A one-bed above a Francis Road cafe is two cleaners for four to five hours. A Capworth Street two-bed split is two cleaners for five to seven hours. A Norlington Road three-bed is three cleaners for seven to nine hours.
  5. You hand keys back to the agent. If the inventory clerk flags any cleaning issue inside 48 hours of our visit, we come back and re-do that area at no extra cost. That is the 97% first-time pass rate we run, with the £1.2m deposits recovered figure built up across our 300+ letting agents network.

Other services and nearby coverage

Same teams, same patch, same vans. The most-asked Francis Road add-ons are oven cleaning on a heavily-used gas hob and over-loaded extractor and carpet shampoo on the bedrooms in a Capworth Street two-bed conversion sat over original strip-pine.

Borough-level cover starts on our Waltham Forest end of tenancy hub; the sibling neighbourhood page worth checking is Leyton Midland Road end of tenancy for the modern infill stock around the Overground station ten minutes north of the Francis Road parade.

Frequently Asked Questions

How much is end of tenancy cleaning for a Francis Road one-bed above a cafe?

One-beds are £207 flat-rate. That covers the full 57-point agent-approved checklist with a 48-hour re-clean guarantee. Add £36 per bedroom for carpet shampoo, and £77 for a single-oven detail if the kitchen has not been pulled apart for a year or more. The kitchen extractor work on a flat above a working cafe is already inside the standard scope.

Do you cover the kitchen extractor on a flat above a Francis Road cafe?

Yes. The hood over the gas hob on the parade flats pulls a fryer grease film up from the cafe heat below, and the baffle filter and the inner housing carry a fat load no household degreaser will lift. We pull the baffle, soak it in a hot degrease for proper dwell time, scrub the inner housing with a non-caustic kit, dust the duct flap, and re-fit the baffle clean. That is one of the most-pinged items the Petty Son and Prestwich clerk reads first.

Does Waltham Forest selective licensing apply on Francis Road?

Yes. Francis Road sits inside Leyton ward, with the eastern Norlington Road end touching Cathall ward. Both wards are inside the £895 selective licensing scheme that started on 1 May 2025 and runs to 30 April 2030. Only Hatch Lane, Highams Park North and Endlebury wards sit outside the scheme. A property let to three or more unrelated sharers needs an HMO licence on top.

Are professional clean receipts still required by landlords under the Renters’ Rights Act 2025?

No. The Renters’ Rights Act 2025 stopped landlords requiring a paid-for professional-clean receipt as a tenancy clause. What landlords can still do is deduct from your deposit if the property comes back dirtier than the check-in inventory recorded. We give you a dated job sheet and the 57-point checklist you can attach to a deposit dispute if needed.

What does the 48-hour re-clean guarantee actually cover?

If the inventory clerk or letting agent flags a cleaning issue inside 48 hours of our visit, we come back and re-do that area at no extra cost. Cleaning issues only. Not redecoration, not damage repair, not pre-existing wear. About 97% of our jobs pass first time without a callback at all.

Do you tackle scale on Francis Road bathroom fittings?

Yes. The Thames Water supply across E10 runs in the 280-290 mg/L band, classified hard to very hard, with the Coppermills treatment works on Coppermill Lane drawing from a chalk-fed aquifer. Chrome shower heads, screen runners, mixer taps and kettle elements need a measured weak-acid soak with proper dwell time, then a polish. We never scour chrome or use abrasive scouring agents on enamel.

Will the clean handle bathroom mould around silicone seals?

We clean surface mould off silicone, tile grout and bath edge. Ingrained mould inside silicone seals (where the spore has gone behind the seal itself) cannot be cleaned out. That is a re-silicone job, which is the landlord’s call, not ours. We flag it on the written report so it sits in the deposit file as a pre-existing issue.

Can you cover the picture-rail dust line on a Capworth Street upper-floor conversion?

Yes. The original picture rail in the front room of an 1890s Capworth Street or Crawley Road terrace catches a fine dust line along the top edge that nobody reaches without a steady ladder. We bring a soft-headed brush up the rail, lift the line and dust the meeting rail of the rear-window frame separately. The team lead signs the line off on the checklist.

How does the Mini-Holland pedestrianised parking work for your van?

The mid-section of Francis Road has been pedestrianised under the Waltham Forest Mini-Holland scheme since around 2017, with a permit-loading window before nine in the morning. We coordinate van pull-in by phone with the team lead and stand the van back outside the pedestrianised zone for the working day. There is no premium charged for the Mini-Holland access constraint.

Fresh from a end of tenancy cleaning in Waltham Forest.

Do I need to be at the property during the clean?

No. Most Francis Road tenants meet us at the start, hand over keys, leave a contact number, and pick the keys up later. We are insured (£5m public liability) and DBS-checked, and we send a written check-out report by email when we leave.

Are the carpets shampooed as part of the standard end-of-tenancy price?

No. Carpets are vacuumed thoroughly as standard. Hot-water shampoo extraction is an add-on: £36 per bedroom, £43 per living room, £115 for a whole two-bed flat. On the Capworth Street and Crawley Road wool carpets sat over original strip-pine for years, the add-on is almost always worth it.

Can you do a Wednesday or Thursday clean if my check-out is on a Friday?

Yes. Wednesday and Thursday morning starts are our most-booked Francis Road slots precisely because the Petty Son and Prestwich and Foxtons Walthamstow check-out walks rotate on those days. Book early in the week if you can. We hold one Thursday late-afternoon slot a week for last-minute Friday check-outs and it goes fast.

What if the agent disputes part of the deposit anyway?

You contact us and the deposit scheme. We send the dated job sheet, the 57-point checklist, and the photos taken on the day. Across the network behind us we have recovered £1.2m of withheld deposits this way for tenants whose deposits were challenged on the cleaning ground. Run by the 300+ letting agents we work with regularly, the figure stays steady year on year.

Do you also do post-builders cleans on Francis Road shopfronts?

Yes. That is a different scope and a different price (it is a deeper, dustier job). Mention it on the booking call. A shopfront refit on the Francis Road pedestrianised parade is usually a half-day or full-day depending on whether the upper-floor flat above has been touched by the same works.

Do you cover the modern infill on Marshall Road and Adelaide Road too?

Yes. The post-2010 build near Leyton Midland Road station has a different cleaning profile (laminate floor scuff, sliding-door track dust, integrated-fridge filter pull) but the standard pricing tier still applies. A one-bed in the Marshall Road infill is £207 flat-rate. The 48-hour re-clean guarantee runs on those flats the same as on the parade stock.
