What the check-in report marks you against

Start with the mechanism, because almost nobody does, and it decides everything. So the job is not “make it nice.” The job is to put the flat back to the line the check-in report drew, and to leave evidence that we did. That is a different discipline, and on this road it turns on a handful of predictable places.


One road, two completely different houses

Stonecot Hill is the rise on the A24 where Sutton runs up to the Merton border by North Cheam, on the old line of Stane Street, the Roman road the modern London Road still follows. The Pyl Brook crosses near here at the spot the old maps called Pylford Bridge, a name now lost. What matters for a clean is that the rented stock splits two ways, and the clerks treat the two differently.

The privately built interwar semis

South and west of the rise run streets of bay-fronted speculative semis that went up in the 1930s, the classic suburban stock of this part of the borough. They tend to keep their original picture rails, deep skirtings, panelled doors and bay windows, and that is a lot of horizontal ledge where dust settles out of a tenant’s eyeline but straight into a clerk’s. The bay reveals and the tops of the rails are where these houses lose money first.

The ex-LCC St Helier cottages

North of the London Road is the western edge of the St Helier estate, the huge cottage estate the London County Council laid out between 1928 and 1936 on what had been lavender fields, to rehouse families out of inner London. The cottage-style houses are plainer and built to a tighter spec, but they have their own faults a clean has to chase: the painted internal woodwork shows every scuff, the kitchens are small so grease concentrates in a tight space, and the original windows have deep reveals and metal frames that trap grime in the corners. St Helier Hospital sits just along from the estate, and a fair number of staff lets turn over here, often at short notice.

Get the archetype wrong and you clean the wrong things hard. A semi needs hours on the high ledges and the bay; a cottage needs the painted woodwork and the metal window frames. We work out which you have on the phone, from the road and the postcode, before we quote.


Softened water that still leaves a mark

Here is a local detail most tenants get backwards. SES Water supplies SM3 from its Cheam treatment works, and Cheam is unusual: the company is obliged to soften the groundwater it draws, to a target of around 80 milligrams per litre. So the tap water on Stonecot Hill is moderately hard, not the very hard water you meet across much of London. People assume that means scale is not their problem. It is, just more slowly.

Over a two-year tenancy a soft mineral film still plates onto everything wet: the kettle, the shower screen, the chrome taps, the inside of the toilet, the glass splashback if the kitchen has one. You stop seeing it. The clerk, walking in cold, sees a dull etched haze on chrome that should be mirror-bright, and that is a photograph on the deductions schedule. There is a second twist worth knowing: when the Cheam softening plant goes down for repair the hardness climbs sharply, as it did in March 2026, so a flat can carry heavier scale than the “softened” label suggests. How Sutton’s 2026 licensing raised the bar

The London Borough of Sutton brought in a borough-wide additional HMO licensing scheme on Sunday 22 March 2026, running for five years. It pulls in shared houses and converted flats that the mandatory national scheme never reached, and a good share of the older, multi-let stock around the London Road is exactly what it targets. There has been real local confusion about whether Section 257 conversions, blocks of flats with a mix of owner-occupiers and tenants, fall inside it; the council’s guidance is published on sutton.gov.uk, and a landlord operating without the licence they need faces an unlimited fine or a fixed penalty of up to £30,000. Sutton has no selective licensing for ordinary single-family lets, so this scheme and the mandatory one are the whole picture.

The kitchen, where the deposit usually goes

The oven is stripped, not wiped: racks soaked, the door glass split so the brown film between the panels comes out, the interior, fan and seals all done. The hob and any gas burners come off and get scrubbed, knobs off and washed. The extractor hood is degreased and the metal filter soaked, including the part the clerk slides out and turns over. Why does the water here cause so many deductions when it is meant to be softened?

How long before the check-out should you come?
