The extras are priced the same way. Oven cleaning is £77 for a single, £110 for a double and £114 for a range, the last of which is common in the bigger Harefield kitchens. The council’s Cabinet agreed a boroughwide additional HMO licensing scheme on 19 February 2026. These dates are confirmed on the council’s own site; if you are about to let a share, check your exact position before August.

The wider law moved too. The Renters’ Rights Act 2025 became law in late 2025 and is rolling out through 2026, ending fixed-term assured shorthold tenancies and moving everyone onto periodic tenancies. End of tenancy cleaning does not vanish under the new regime; if anything a clean check-out matters more, because tenants can move on more flexibly and properties turn over faster. The deposit rules underneath all of it are unchanged: the money is protected, and an unfair cleaning charge can still be challenged through the scheme’s free service or, failing that, the small claims court.


How a check-out inspection plays out here

One thing worth saying plainly: the burden of proof sits with the landlord, not you. If they want to keep money for cleaning they have to show the property was cleaner at check-in than at check-out, with dated evidence on both ends. A vague claim that the place was not up to scratch does not survive adjudication. That is why we time-stamp nothing for show and instead just clean to the inventory standard, because the inventory is what the adjudicator reads. Keep your own check-in photos too, especially of the oven, the bathroom and any carpet, since they are the three areas a clerk almost always photographs.

When tenants do dispute a deduction, the deposit scheme route is free and you have a window of around three months from moving out to use it.
