Why the terminus end of HA4 is its own job
West Ruislip is the far west edge of the borough, built around the station on Ickenham Road that is both the western terminus of the Central line and a Chiltern Railways stop up to Marylebone. Walk out of it and the houses are large interwar detached and semi-detached places with proper gardens, mock-Tudor gables, the odd parade of shops, and newer infill where a plot got split. Behind the back fences on the north and west side sit Park Wood, Mad Bess Wood and Copse Wood, the woodland that became England’s first urban national nature reserve back in 1997, with the Lido tucked inside Park Wood itself. These are family lettings, and they are roomy.
Room size is the whole point for a move-out. A clerk checking a compact flat by a Tube station is done in twenty minutes. A clerk checking a four-bed off Wiltshire Lane has a staircase, a landing, two reception rooms, fitted wardrobes in every bedroom and an airing cupboard to work through, and the slower they go the more they find. What 1 May 2026 changed, and what 24 August 2026 will
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and existing assured shorthold tenancies have converted to periodic ones, so a tenant can give two months’ notice at any point rather than waiting out a fixed term. The part people get wrong: the cleaning side of a move-out did not change at all. The check-in benchmark still applies, the deposit maths is the same, an adjudicator still weighs the same evidence. What changed is timing. Move-outs are now less tied to a tidy fixed end date, which means more of them land at awkward, less predictable moments, so booking your clean early is worth more than it used to be.
The bigger local change is licensing, and it lands this summer. Hillingdon has no selective licensing scheme, so an ordinary West Ruislip family let does not need a licence. What it does have, from 24 August 2026, is a borough-wide additional HMO licensing scheme running for five years. That brings smaller shared houses and flats, the ones let to three or four people who would otherwise sit outside mandatory licensing, into the net. Why it touches the clean: licensed HMOs get inspected, so a landlord renewing a tenancy on a licensed HA4 share wants the place handed over to a documented standard between tenants, which is the clean we do and record.

Bathrooms, the other place it goes wrong
Bath, basin, shower tray and screen are taken back through the chalky film to clear glass and bright enamel. Tiles and grout scrubbed, mixer taps and the shower head descaled, scale lifted from around the tap bases and the toilet pan. The toilet is done inside and behind, the extractor vent dusted, the mirror and any cabinet polished, the sealant bead wiped and checked.
Bedrooms, reception rooms and the bits clerks torch
Inside every fitted and built-in wardrobe, shelves wiped, drawer runners cleared, and on these bigger bedrooms the wardrobes are deep, so a back corner with dust or a stray hanger is exactly what gets logged. Picture rails, coving and the ceiling line dusted in the older interwar rooms, light fittings and switches wiped, carpets vacuumed thoroughly and hard floors mopped, skirting cleaned the whole way round. Then everything that runs through the house: internal doors, frames and the tops of doors, handles, the banisters and the full staircase, radiators and the dust off the tops of them, plug sockets, thermostat. Windows cleaned inside, sills wiped, and the tracks and runners on the metal-framed interwar windows cleared of grit and dead flies, which on a property backing the woods is never a token job. Last of all the hallway, airing cupboard, under-stairs cupboard and the loft hatch surround, cobwebs off the corners, then the floors done room by room working back to the front door so nothing gets walked over.
Carpet shampooing and a deeper oven treatment sit outside the standard clean as add-ons, because not every property needs them. If your inventory logged the carpets clean at check-in, say so when you book and we quote the shampoo in. The same goes if there is a 90cm range cooker, which a fair few of the larger HA4 kitchens have.
What gets us re-called, on the rare occasions it happens, is predictable: a thin amber line left in the oven door seal, hard-water haze blooming back on a screen if the house sat empty and damp for a fortnight, grit left in a window track, or a missed back corner in a deep wardrobe. What Affinity Water chalk does to a West Ruislip bathroom
