Why a W11 postcode does not decide your deposit

Ladbroke Grove the road runs dead straight from Holland Park Avenue in the south up to the Harrow Road, crossing under the Westway about halfway along and giving its name to the Hammersmith and City line station there. It is the spine of the Notting Hill Carnival route every August. It is also a fault line. South of the Westway sits the Ladbroke Estate, all stuccoed crescents and locked communal gardens; north of it, around Golborne Road and the top of Portobello, you find ex-local-authority blocks and large shared houses, and one of the more deprived corners of inner London.

What this means for a tenant moving out is simple. Your end of tenancy deposit does not hinge on which end of W11 you lived in. It hinges on whether the flat matches the check-in inventory when the clerk walks round, and clerks here check properly because the agents who instruct them expect it. We have cleaned both ends of this postcode for years, and the deduction risk is the same grease, the same scale on the taps, the same skipped skirting either way.

A lot of our work up here clusters around the stations. The Hammersmith and City line stops at Ladbroke Grove and at Westbourne Park, with the line running right beside the Westway for that stretch, and most of the flats we clean sit within a ten-minute walk of one or the other. The northern end of Portobello Road, the quieter market end near Golborne rather than the antiques pitch down by Notting Hill Gate, is full of flats above shops. Those come with their own quirks: a single narrow stair up from the street, no lift, and a kitchen the previous tenant has clearly fried in for two years. We have done enough of them to know to bring the long degreaser.

None of which is in the brochure. But it is the difference between a quote that holds and a quote that slips, and after years on these streets we would rather price it right the first time.


The housing up here, street by street

You cannot clean every W11 flat the same way, because the building stock changes within a few hundred metres. Get the type wrong and you under-quote the time, then rush the job. So we sort the work into three rough sorts before we send a team.

It comes down to three kinds of home.

First, the conversions. The Ladbroke Estate crescents, Lansdowne, Stanley Crescent, the Ladbroke Gardens terraces, are tall Victorian stucco houses long since split into flats. These have height. Picture rails, cornicing, deep skirting, sash windows that have been painted a dozen times, the odd original fireplace. Dust settles on ledges a clerk will run a finger along, and the bathrooms are often squeezed into old box rooms where limescale builds in the corners of the screen. End of tenancy on a share is its own animal: communal kitchen, several bathrooms, a kitchen bin store, and sometimes a check-out for one room while the others stay put. The age of the building drives most of the difference. The southern crescents went up in the middle of the nineteenth century, so the fittings are old even where the decor is new: original timber windows, lath-and-plaster walls that mark if you look at them, a back addition tacked on later with its own awkward bathroom. The blocks north of the railway are a century younger and built to a plan, which makes them quicker but no less particular, because the communal-area inventories on ex-council stock can be strict about the front door, the entry phone and the hallway. Newer infill near the canal and around the basin tends to have one good bathroom, an open kitchen, and engineered floors that scratch if you drag a hoover wrong.

Plenty of firms see a Notting Hill postcode and add a nought. We do not, and there is a straightforward reason. W11 is mixed. The grand crescents to the south sit a short walk from some of the most deprived streets in the capital up around Golborne, and charging a premium across the lot would be both unfair and daft. So Ladbroke Grove gets our standard London prices, by property size, fixed before you book.

A studio end of tenancy clean is £156. A one-bed flat is £207, a two-bed £243, a three-bed £339, and a four-bed £425. HMO shares and the Kensington and Chelsea licence

If you are moving out of a shared house up near the station or off Golborne Road, there is a wrinkle worth knowing. The Royal Borough of Kensington and Chelsea runs one of the wider HMO licensing regimes in London, and it changes who is on the hook for the clean.

Mandatory licensing covers the big shares: five or more tenants forming two or more households who share a kitchen or bathroom, as set out in the national rules on houses in multiple occupation. On top of that, the council brought in an additional scheme on 1 June 2023 that reaches much further down. It applies borough-wide to any HMO of three or more people in two or more households sharing facilities, even where mandatory licensing does not bite. Why does this matter at move-out? A licensed HMO is held to clear standards on shared kitchens, bathrooms and communal areas, so the manager has a real interest in those rooms coming back clean. In practice the landlord or agent often arranges the communal clean and recharges it, while you cover your own room. We are used to that split. If a cleaning charge does land that you think is wrong, you do not have to accept it on the spot. Ask the agent for the check-out report and the photos, put them next to the check-in inventory, and look for whether the room was genuinely worse than when you arrived or simply showing fair wear.
