Why Loughborough Junction deposits get deducted

Then there’s the water. Thames Water serves the SW9 7 patch at around 296 mg/l calcium carbonate – very hard, top of the London band (Thames Water hard-water guidance). Calcium scale climbs back inside a fortnight if you skip the descaler. Inventory clerks know it. They look for it specifically on chrome shower heads, kettle elements, washing-machine drawers and the lower edge of the bedroom window glass, where condensate runs down and dries white in the bay-front upper flats on Loughborough Road.

Lambeth Council’s selective licensing – what it means at hand-back

Phase 2 of Lambeth’s selective licensing scheme started on 1 September 2025 and runs five years. Loughborough Junction property mostly sits inside the Coldharbour ward, one of the nineteen Phase 2 wards explicitly named in the scheme alongside Brixton Acre Lane, Brixton North, Brixton Rush Common and Vassall (Lambeth Council selective licensing scheme). Practical effect at hand-back: licensed properties carry a paper trail the council references in any subsequent dispute, so clerks walk them harder than unlicensed lets used to be walked. If your move-out is from a licensed three-share house on Loughborough Road or a registered landlord’s two-bed in Kettley House, the inventory carries more weight than it did two years ago. Three things take time, in the order they cost cleaners hours. First, the Hinton Road and Hardess Street arch conversions. These were industrial bays under the viaduct twenty years ago. Many still have exposed brick courses, structural steel beams overhead, and original concrete or polished-screed floors. Brick courses hold particulate dust deeper than painted plaster does. Steel beams gather it on the upper flange where nobody looks. We brush down brick courses with a soft natural-bristle hand brush, dry-vac the dust as it falls, then wipe the steel flanges with a damp microfibre on an extension pole. Second, the Loughborough Estate bathrooms. Many of the LCC-built blocks have small internal bathrooms with a Vent-Axia extractor that’s been running on tired bearings for a decade. When the fan flow drops, condensate sits on the ceiling above the heater and a darker mould patch forms in a ring. We treat with hypochlorite, dwell, rinse, repeat – and if the patch has eaten into the matte paint, flag it on the report so the agent doesn’t pin it on the cleaning. Do you handle HMO common parts under Lambeth’s licensing scheme?
