The northern slice of Brixton runs roughly from the Stockwell border down Brixton Road toward the market and Electric Avenue, taking in SW9 7 and SW9 8 with a fringe into SW2 along Acre Lane. Two tube stations bracket it. Stockwell sits on the Northern and Victoria lines at the top; Brixton, the Victoria line terminus, sits at the bottom by the market. The northern Brixton property mix, block by block

You cannot clean Brixton North to one recipe. The stock is too mixed, and a clerk reads each type differently. Broadly there are four kinds of home here, and the move-out clean changes with each.

First, the big estates. Stockwell Park Estate runs off Stockwell Park Road and Stockwell Park Walk, and anyone local knows it for the 1978 concrete skate park on the corner, the one people call Brixton Beach, which Lambeth refurbished for half a million pounds in 2022. Angell Town sits on the Brixton Road side toward Camberwell, built in the 1970s as deck-access blocks and then largely rebuilt in the early 2000s after a long resident campaign. Cowley Estate is on Cowley Road and Vassall Road; the Loughborough Estate sits deeper in toward Loughborough Junction. A good chunk of these flats were bought under Right to Buy in the 1990s and are now let privately, often through Foxtons or a local independent.

Second, the Victorian and Edwardian terraces. Streets like Mostyn Road, Hackford Road and the roads around Foxley Square were built as houses and long ago split into flats. They come with the features clerks love to itemise: timber sash windows that stick, ceiling roses, cornicing, deep skirtings, and original floors under whatever carpet the landlord laid.

Third, the mansion-block conversions along Brixton Road itself, with communal entrance halls and an entry-phone handset that nobody has wiped in years.

Fourth, the newer build-to-rent flats near the station and the market, post-2018, with push-to-open units and uPVC frames that clean quickly but get inspected to the millimetre because the landlord paid new-build money for them.

The estates carry a lot of history that has nothing to do with cleaning but explains the layout you are dealing with. Angell Town was redesigned in the early 2000s after years of campaigning by residents, so the deck-access walkways gave way to front doors at street level, and the flats behind them range from genuinely refurbished to barely touched since the rebuild. Stockwell Park is mid-regeneration, with old blocks and newer infill side by side. What that means in practice is that two flats a hundred yards apart can have completely different kitchens and bathrooms, so we never assume the layout from the address alone.

Why does this matter to your deposit? Because a Crittall window runner in a pre-war conversion does not clean like the uPVC frame in a 2021 block, and a 1978 estate kitchen carcass holds grease in places a 2022 Howdens unit simply does not have. Where deductions hide in an ex-council flat

The ex-council flats are where most of our Brixton North work sits, and they have their own map of trouble spots. A clerk who has done a hundred check-outs on Stockwell Park or Cowley knows exactly where to point the torch.

The kitchens are the first battleground. Original units from the late 1970s or early 1980s are pressed board with rolled-edge worktops, and dirt packs into the join where the worktop meets the wall. Cupboard hinges go sticky. The gas hob often has years of carbon baked under the pan supports, and if there is no proper extractor, the wall behind the cooker tells the whole story of the tenancy. We take the hob apart, degrease the supports, and clean the splashback back to the tile.

Bathrooms in these flats are usually small, with a bath-and-shower combination, tiling to about two-thirds height, and a ceiling extractor that has not been unscrewed since the block was built. Limescale collects on the screen, the showerhead and the taps; pink staining creeps into the silicone. We descale the lot and treat the seals.

Then there are the details nobody thinks of until the report lands. Storage heaters collect dust in every fin, and a clerk will run a finger along the top. The communal entry handset by the front door of the block is technically the freeholder’s job, but if your check-in inventory logged it as clean, your check-out has to match. We carry the ladder for the heater fins and we wipe the handset, because we have seen both flagged.

Windows are their own argument in the older estate blocks. A lot of the 1970s stock on Stockwell Park and Angell Town still has aluminium or steel-framed windows with runners that hold years of grime, and the drainage holes at the bottom of the frame clog with dirt that a quick wipe never touches. A clerk opens and shuts a window, looks at the runner, and writes it down. We clean the runner, clear the holes, and do the glass on both sides where the flat is low enough to reach safely.

Lambeth’s licensing rules and why they tighten the check-out

Licensing sounds like a landlord problem. It lands on tenants too, because it raises the bar your flat is judged against.

Lambeth runs a borough-wide selective licensing scheme, brought in across most wards in two phases. Phase 1 started on 2 September 2024 in the Streatham and Knight’s Hill wards. Phase 2 followed on 1 September 2025 and runs for five years, to the end of August 2030. Brixton North is one of the Phase 2 wards, listed by the council alongside Brixton Acre Lane, Brixton Rush Common, Brixton Windrush, Stockwell East, and Stockwell West and Larkhall. Across the whole borough only two wards sit outside the scheme, Vauxhall and Waterloo and South Bank.

Under the scheme, nearly every privately let home in Brixton North occupied by a single household or two unrelated sharers has to be licensed, and the licence comes with conditions baked in: working smoke alarms on each storey, a gas safety certificate, electrical safety reports, evidence of the energy rating. A landlord who lets without a licence risks a heavy civil penalty, so the people letting these flats are under real scrutiny. On top of that, an additional HMO licensing scheme covers the borough for homes shared by three or more unrelated people, running until 8 December 2026.

The wider law shifted in 2026 as well. The Renters’ Rights Act 2025 got Royal Assent in late 2025, with the main provisions phased in from 1 May 2026. The headline is the end of Section 21 no-fault evictions, but for someone moving out the quieter point matters more: assured tenancies become periodic by default, so there is no fixed term to break, and your duty to return the flat in check-in condition is unchanged. If anything the new dispute regime leans harder on documented evidence, which means dated photos, receipts, and a cleaning invoice that names the company, the date, the address and the scope.

Deposits still sit in the three protected schemes, and disputes are still decided on the balance of evidence. A clerk’s report carries weight. The room-by-room standard we clean to

The toilet is done bowl, seat both sides, cistern, base and behind. Wall and floor tiles get the grout cleaned and any mould treated. The extractor grille is unscrewed and washed where it comes away, the mirror and shaver socket are polished, and the bath panel is cleaned front and, where it lifts off, behind.

In bedrooms and living areas

Skirtings and architraves are wiped rather than flicked with a duster. In the period conversions on Mostyn Road and Hackford Road we clean the ceiling roses, cornicing and the timber window slides and beads; in the estate flats we do the uPVC and aluminium frames including the drainage holes. Wardrobes, drawers and built-in cupboards are cleaned inside and out. Radiators are done front, back, top and behind, and the storage heaters in the ex-council flats have their fins vacuumed and tops wiped. Light switches, sockets and dimmer plates are degreased, door frames and handles wiped, carpets vacuumed and hard floors washed.

Through the rest of the flat

Hallway floor, walls and light fittings, the entry-phone handset where the inventory covered it, the loft hatch and surround, the inside of the front door with its letterbox and glazing, and any balcony or terrace floor. In maisonettes the internal stairs get treads, risers, handrail and spindles. If your check-in report listed the communal mat or the immediate landing, we clean that too, because the check-out is read line by line against the check-in.
