Start with the mechanism, because it explains everything else. On the day you moved in, a clerk walked the house and wrote a report describing every surface, almost always with photographs, almost always with the words “clean” or “as new” against the kitchen and both bathrooms. Those are full prices. What 1 May 2026 changed for a Prestwood move-out
The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can give two months’ notice at any point instead of waiting for a fixed term to run out.
