The first thing a Princes Risborough clerk does in the bathroom is tilt the chrome shower head against the window light, because the chalk under the Chilterns leaves a milk-pale film on it within a fortnight and that film is the easiest deduction they write all week. So end-of-tenancy cleaning here has to be built for the person filling in the check-out report, not for a quick once-over: checklist-led, deposit-focused, priced at £30 per hour per cleaner with a 48-hour re-clean guarantee measured against that report. A two-bed semi runs £243. Ring 0333 555 2076 and we will price your HP27 address in about three minutes.
Last updated June 2026. We cover the whole HP27 footprint: the Market Square and High Street core, Bell Street, Wycombe Road, Aylesbury Road, Mill Lane and Summerleys Road, out to Monks Risborough, Whiteleaf and Longwick. This page sits inside the county directory at End of Tenancy Cleaning Buckinghamshire.
What the check-in report marks, and why it sets the bill
Begin with the document, because it is the whole game and most tenants never read it twice. On the day you moved in, a clerk walked the property and wrote a report describing every surface, usually with photographs, usually with “new” or “as new” against the kitchen and the bathroom. Those words were true that morning, because the place had just had a professional clean. At check-out a clerk walks it again, line by line. Anything materially worse than the check-in entry, past fair wear and tear, comes off your deposit. You are measured against a professional standard, which is exactly why a mop and a spare Saturday rarely clears it.
The money is not vague. On the Princes Risborough check-outs we get called in to rescue, the deductions land in a familiar shape: the oven, the bathroom scale, the grease behind the hob, the gaps under the appliances, the carpets, and marks on painted skirting. Tenants here mostly run those numbers after they have failed the walk and lost the first round, which is a pity, because the first round is the cheap one to win. A clerk who has paced HP27 for years knows where the build-up hides in a 1930s semi, and looks there first.
Two laws sit behind all this and pull against each other. The Tenant Fees Act 2019 means your landlord cannot write professional cleaning into the contract as a condition, so nobody can force you to book us. Damp and mould, though, are a landlord obligation under the Homes Act 2018, not a tenant failing. Where we find genuine damp behind a wardrobe or in a cold north-facing corner, we photograph it and write it down, so the charge lands where it belongs and not on you.
The chalk under the Chilterns, and what it does to a bathroom
Princes Risborough sits at the foot of the chalk escarpment, with the Whiteleaf Cross cut into the hill above the town, and that chalk is the reason the water is so hard. The supply here is Thames Water, drawn off the Chiltern chalk, and it runs close to 300 mg/l of calcium carbonate, which is firmly in the hard to very hard band. You can check your own postcode on the Thames Water quality pages. What that number means in practice is scale: a chalky bloom on the shower head, the screen, the mixer base, the kettle and the toilet rim that comes back within days of a wipe.
The clerk knows this better than anyone, because every HP27 property they inspect shows it. They run a thumbnail down the tap. They look at the shower screen edge-on against the light. They pull the shower head in close. Scale that has set into chrome is not a cloth-and-spray job, and in the older High Street and Market Square stock the fittings are sometimes original chrome or brass, which rules out the brute-force descalers a new-build would shrug off. We take it back on a measured acid soak at the right dwell time, then polish, and on the period fittings we go gently and leave the patina alone.
Grout is the other line between a pass and a charge. We scrub it rather than wipe it, and where it is honestly past saving, which happens in a long family tenancy, we photograph the state before we touch it so a clerk cannot bill you for wear that was already grey at check-in. That dated photo has settled more disputes than any argument. The protected deposit schemes all run free adjudication on a contested deduction, whether the Tenancy Deposit Scheme, mydeposits or the DPS, and a tenant with a full photo set rarely loses.
That dated photo has settled more disputes than any argument.
A market town where the stock changes street by street
Princes Risborough is a small Chilterns market town, and the housing is a real spread, which is the whole reason one cleaning method does not pass all of it. The wide High Street runs down to the triangular Market Square, with the Grade II* Market House at its centre, the one John Grubb reworked in 1824 over a frame that goes back to the seventeenth century. Around it sit the listed townhouses and cottages: there are about forty-two listed buildings inside the town centre alone. A flat carved out of one of those, with original lath-and-plaster and painted timber windows, gets a careful hand pass, not a wet spray that pulls the paint film. Nothing aggressive goes near historic plaster.
South of the High Street, Bell Street keeps its run of older cottages and the eighteenth-century Particular Baptist Chapel, with Victorian and Edwardian terraces threading off towards Wycombe Road. These are the period terraces where the clerk checks the picture-rail line and the window runners, and where original quarry tile or encaustic floor in a hallway needs a pH-neutral solution rather than anything harsh. The Manor House, the red-brick seventeenth-century house just off the square that the Rothschilds gave to the National Trust in 1925, sets the tone for how this part of town reads on a report: the features are named individually, so the clean has to match them individually.
Then the belt that fills most of our HP27 rota. The 1930s pebble-dashed semis run out along Aylesbury Road and Mill Lane towards Monks Risborough, family lets, three years of children and a dog and a working kitchen behind most front doors. The chrome in the family bathroom and the cooker hood baffle are the two line items a clerk plans for on a property like that, not the carpets and not the windows. Newer estates and infill sit on the edges, around Summerleys Road and the station approach, where much of the recent housing growth has gone, and those flats come with cleaner inventories but tighter expectations on appliance gaps and grout. The town runs on commuter and family lets, with Princes Risborough station into Marylebone in about forty minutes on the Chiltern Main Line, three direct trains an hour and the Aylesbury branch off it, so tenancies turn over to the rhythm of the railway and the school year.

We work the lot. Whiteleaf up the slope, the Longwick Road west, the Phoenix Trail end of town, the Monks Risborough streets feeding the halt. If your address is HP27 and it is not on a list we mention, ring anyway and we will quote it.
What a hand-back clean actually covers in HP27
Every booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what these clerks actually flag. The shape of it is the kitchen first, because that is where most of the deposit goes. The oven is cleaned rather than wiped: racks out to soak, the interior, fan, element and seals all done by hand, and the brown film between the panes lifted where possible. The cooker hood baffle is the fast fail on an HP27 walk, so it comes out of its housing, goes into a hot soak for the time it genuinely needs, and gets brushed clear before it goes back. Three years of family cooking bonds an amber grease layer onto those slats that no spray will lift. The hob, control knobs, extractor canopy, every cupboard inside and out, the appliance gaps pulled forward where access allows, the sink and taps and drainer descaled because the chalk never misses them, the tile grout, the floor: all of it.
The bathrooms get the scale work described above and then the rest in plain order, the toilet done properly inside and under the rim and behind the pedestal, the screen both sides with its tracks and sealant bead, the bath and the underside of the taps, the extractor vent, the floor into the corners. Bedrooms and reception rooms are the slow, dull, deposit-saving work: skirtings by hand in every room, the tops of built-in wardrobes, window cills and reveals and painted timber frames worked on a barely-damp cloth, the picture-rail line on the landing, radiators behind and under as well as on top, walls spot-wiped with a sensible line drawn because nail holes are a decorator’s bill and not yours to scrub. Hard floors get the right product for the material, original boards under a lifted carpet a wood-safe finish, the older quarry-tile vestibules a pH-neutral hand-scrub.
Two jobs often sit alongside the core clean rather than inside it, so it is worth booking the right one. Carpets that a tenancy writes in as professional hot-water extraction are the carpet cleaning add-on on the same visit, at £29 a bedroom, £36 a living room, or £94 for two bedrooms and a living room. A heavy oven on its own, if that is all the agent pulled you up on, is standalone oven cleaning, £77 for a single, £110 for a double, £143 for a 90cm range. The same teams handle the painted timber casements on the Bell Street and Wycombe Road terraces as window cleaning when the inventory asks for the exterior glass, and original parquet or quarry tile as a floor cleaning pass. It ends with a torch-lit final walk to catch what daylight hides on skirting tops and the chrome line, photographed before and after, every room.
It helps to keep four things apart, because people muddle them and book the wrong service.
- Check-in inventory report
- The document the clerk writes on day one, with photos, describing every surface. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of tidy.
- End-of-tenancy clean
- Built to pass that inventory and get a deposit back, with the property empty and the 48-hour re-clean guarantee on it, charged at £30 per hour per cleaner.
- Deep clean
- A reset for a home you are keeping, lived-in, with no formal standard to hit. Also from £30 an hour.
- Regular domestic clean
- Ongoing maintenance on a weekly or fortnightly visit, from £23 an hour, the same cleaner kept on the home.
The licensing question, and what 1 May 2026 shifted
Buckinghamshire Council has run as a single unitary authority since April 2020, and on licensing the position here is light. There is no selective licensing in Princes Risborough, or anywhere else in the county, so an ordinary family let needs no licence to operate. What does apply is mandatory HMO licensing under Part 2 of the Housing Act 2004, for a property with five or more occupants forming two or more households who share a kitchen or a bathroom. The council charges for one of those in two stages, around £500 for a new application and £400 to renew, with the licence running up to five years. The rules sit on the Buckinghamshire Council HMO pages.
HP27 has few HMOs, because the town is mostly family lets, owner-occupied semis and a long tail of listed cottages, so for most tenants the licence side barely registers. The conservation-area constraint is the part that bites: a heritage timber-window repair on a listed High Street property can run well into the hundreds for a single frame, and a junior clerk who finds a painted cill clouded with mineral dust will reach for that figure if your cleaning paperwork is thin. From late 2026 every private landlord in England also has to register on the new Private Rented Sector database, a record-keeping change rather than a cleaning one.
The bigger recent change was the law itself. The Renters’ Rights Act 2025 came in on 1 May 2026. Section 21 no-fault eviction is gone, every assured shorthold tenancy in England has converted to a rolling periodic tenancy, and a tenant can now give two months’ notice at any point in the year. Here is the part people get wrong: the cleaning side of a move-out did not change at all. The Tenant Fees Act still applies, the check-in benchmark still applies, the deposit maths is what it was the week before. What changed is timing. Lets that used to end on a fixed date now end whenever notice runs out, which makes move-outs more frequent and less predictable, so the slot you want goes sooner than it used to. Book earlier than you think you need to.
The cleaning side of a move-out did not change at all.
What it costs, and the sum nobody runs in time
Princes Risborough sits at our standard county rate, with no Chilterns surcharge for the postcode. A studio hands back at £156 and a one-bed flat at £207. A two-bed semi or terrace is £243. A three-bed semi on Aylesbury Road or Mill Lane is £339, and a four-bed, whether that is a High Street townhouse or a larger Wycombe Road Edwardian, is £425. Where a full hand-back is overkill, a part job runs at £30 per hour per cleaner. Every price is fixed at the booking call and does not move at the door, and it includes the kit, the products and the travel inside the area. A long tenancy with heavy wear, a pet household or a place left for years costs more, and we say so on the phone, not after.

| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat | 3-4 hours, 1 cleaner | £156 |
| One-bed flat | 4-5 hours, 2 cleaners | £207 |
| Two-bed semi or terrace | 5-6 hours, 2 cleaners | £243 |
| Three-bed Aylesbury Road or Mill Lane semi | 6-8 hours, 2 cleaners | £339 |
| Four-bed High Street townhouse or Wycombe Road Edwardian | 8-10 hours, 2-3 cleaners | £425 |
Now run the sum the deposit makes you run. A two-bed at £243 against a deposit of a couple of thousand pounds is not really a decision. Every booking carries a 48-hour re-clean guarantee: if the agent flags a cleanliness issue inside 48 hours, we come back and redo it free, as long as you tell us in the window and nobody has moved in. The guarantee is the point, because a failed check-out is not a small thing to shrug off. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. That figure is really the whole job: money that stays with the tenant instead of the landlord.
Booking it round the conservation area
Booking is plain. Ring 0333 555 2076 or email office@monstercleaning.com with the postcode, the bedroom count and your check-out date, and we price it in about three minutes. We confirm the fixed quote on the call, talk through the carpet add-on and oven type, and sort the awkward bits: parking on the narrow High Street, key handover through Tim Russ or JNP, a gravel drive up at Whiteleaf. You get a written confirmation with the start time and the team lead’s name.
On the day the property should be empty, furniture out and rubbish cleared, so the team can reach every surface. A two-bed semi is usually two cleaners; a four-bed townhouse or larger Edwardian is two or three, and the conservation-area properties want a bit more lead time because we put more people on them. We work to the checklist, photograph every line on completion for the deposit file, and the inventory clerk attends within 48 hours. If they flag something on our list, we are back free. If they flag something outside it, a pre-existing chip in a painted cill or a curtain yellowed with age, that is an inventory dispute, and we back you up with our photographs. Shelter’s guidance on deposits walks through the steps if it ever goes that far.
Questions we get asked
How much does end of tenancy cleaning cost in Princes Risborough?
Studio £156, one-bed £207, two-bed £243, three-bed Aylesbury Road or Mill Lane semi £339, four-bed High Street townhouse or Wycombe Road Edwardian £425. There is no Chilterns premium on the postcode; HP27 is our standard county rate. Carpet shampoo and oven add-ons are priced on top. The price is fixed at the booking call and does not move at the door.
Do you work with Tim Russ, Bonners and Babingtons and JNP in Princes Risborough?
Yes. Tim Russ at 1 High Street, Bonners and Babingtons at 78 High Street and JNP all cover the conservation-area High Street, the Bell Street and Wycombe Road terraces, the Aylesbury Road and Mill Lane semis and the newer flats around Summerleys Road and the station. The 57-point agent-approved checklist matches what their clerks read on the walk, and we can do key handover through the agent where that is easier.
Who supplies the water, and why does hard water matter for the deposit?
Princes Risborough is supplied by Thames Water off the Chiltern chalk, close to 300 mg/l calcium carbonate, which is hard to very hard. Chrome shower heads, screens, mixer taps and kettle elements scale up within days, and a generic spray will not shift the haze once it has set. We carry a proper descaler and the right dwell time, and we go gently on original chrome or brass in the older stock. Hard-water scale is one of the most common single fails on an HP27 check-out.
Will the clean clear the cooker hood baffle filter?
Yes. The baffle comes out of its housing, goes into a hot soak in the kitchen sink for the time it needs, and gets brushed back to clear before it goes back in. Three years of family cooking bonds an amber grease layer onto the slats that no spray-and-wipe will lift. It is the single fastest fail on a walk round a Princes Risborough semi, and the single fastest pass when it is done properly.
Has Buckinghamshire Council brought in selective licensing here?
No. Buckinghamshire Council, a unitary authority since April 2020, has not introduced selective licensing in Princes Risborough or anywhere else in the county. Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies to a property with five or more occupants in two or more households sharing a kitchen or bathroom, at roughly £500 for a new application and £400 to renew. The town has few HMOs because it is dominated by family lets and owner-occupied semis.
Does the property need to be empty?
Fully empty is strongly preferred. Furniture left behind blocks access and leaves uncertainty at the check-out walk. One piece left for the next tenant can be worked around, but the more that stays, the less complete the clean can be, and the clerk marks what they cannot see behind.
How do you handle the listed cottages on the High Street and Market Square?
With a careful hand pass and the right products, and no surcharge for the conservation area. Lath-and-plaster ceilings are worked from a step on a barely-damp cloth with nothing harsh on the historic plaster, painted timber window frames are wiped along their length rather than sprayed, and original quarry tile or encaustic floor gets a pH-neutral solution. Where paint is already loose we leave it and flag it on the report so the clerk does not price it as our damage.

Is the price fixed or hourly?
Fixed, not hourly, for a full hand-back. The price you are sent after the booking call is the price at the door, and it includes the 57-point checklist and the 48-hour re-clean guarantee. A four-bed that ends up taking the full day because the cooker hood and the bathroom chrome both need the long descaling soak still hands back at the quoted figure. Only a part job, where a full clean is overkill, is charged by the hour at £30 per cleaner.
What if the clerk flags something on the walk?
We are back inside 48 hours under the re-clean guarantee, no charge and no quibble, provided you tell us in the window and nobody has moved in. The flagged item is re-worked and the clerk re-walks it. The guarantee is there if a clean is queried, and we log our original photos against the checklist so we know exactly which line they were reading.
Do I need to be there for the clean?
No. Most clients drop a key with the agent or leave a coded key safe at the property. Tim Russ and JNP on the High Street both run secure key handover, so you can be at work or already moved on. We send a written check-out report by email when we leave, with photos of every line on the 57-point checklist.
How quickly can you book me in?
Usually 48 to 72 hours’ notice across Princes Risborough, Monks Risborough, Whiteleaf and Longwick, and same-week work is normally fine. End-of-month is the pinch, because the Renters’ Rights Act has made move-outs less predictable and the last few days of the month fill fast, so give a listed High Street property a little more lead time since we put more cleaners on it.
Are you insured, and who are you?
Yes. We are Monster Cleaning Ltd, trading since 2014, with public liability and employers’ liability cover in place. The insurance certificate is available on request and can go to the clerk before the walk if they ask for it.
