If you have lived through a school run on Amersham Road during a wet October morning, you already know the front-bay steel casements take longer to dry than the rest of the property put together. Monster Cleaning has done end of tenancy work across Hazlemere since 2014 – 1950s detached on Cedar Avenue, 1930s semis on Holmer Green Road, the 1960s Manor Farm infill, and modern executive new-build pushing toward the Holmer Green fringe. We cover HP15 7 in full and the immediate HP15 6 fringe out toward Widmer End. Phone 0333 555 2076 or email [email protected]. Two-bed semi from £243, full agent-approved.

Last updated April 2026. We cover HP15 7 across Hazlemere village and the immediate HP15 6 fringe out to Widmer End and the Holmer Green boundary, with same-week turnaround on most postcodes. See the wider Buckinghamshire end of tenancy hub for our county-wide coverage, and High Wycombe end of tenancy for the town centre two and a half miles down the A404.

Why Hazlemere Deposits Get Deducted

Hazlemere sits on the chalk ridge two and a half miles north-east of High Wycombe, on the A404 at the crossroads with the B474 toward Penn, inside Buckinghamshire’s unitary council. Average sold prices on streets like Amersham Road ran near £567,000 over the last twelve months on Land Registry data, with detached on Cedar Avenue and Brackley Road regularly above £700,000 and the executive new-build pockets near the Holmer Green boundary tipping £900,000 (ONS housing data for Buckinghamshire). Rentals run around £1,700 a month for a three-bed terraced house, and £2,400 to £2,800 for a four-bed detached on Cedar Avenue. The wider Buckinghamshire monthly private rent in February 2026 was £1,463, so a Hazlemere let comes in materially above county average and the deposit at check-out is rarely under five thousand pounds.

The dominant archetype is the 1950s detached on Cedar Avenue – solid red brick to the ground floor, render or weatherboard to the gable, modest front bay in steel-framed casement, hipped tiled roof, original cast-iron rad runs in the principal rooms, and a re-fitted kitchen done at some point in the last two tenancies. There is a parallel band of 1930s semi-detached on Holmer Green Road and Brackley Road carrying a more typical inter-war pebble-dash profile, a thicker post-war and 1960s infill across the Park, Brackley, Hill and Manor Farm developments that came in through the late 1960s and 1970s, modern executive new-build pockets pushing north toward the Holmer Green boundary, and a small clutch of older Edwardian houses on the Hill Avenue side and around the original village core near Holy Trinity Church.

Then there is the water. Hazlemere sits on the southern Chiltern Hills chalk aquifer and is supplied by Thames Water across HP15 7, with hardness measured at around 290 mg/l calcium carbonate, classed as hard (Thames Water hardness checker). Mineral scale on shower screens, kettle elements, toilet rims and chrome taps comes back inside ten days. The smaller en-suites on the Cedar Avenue 1950s detached, where ventilation is limited and the screen sits damp between uses, build a hard line at the water level. HP15 7 inventory clerks photograph it first.

Renters’ Rights Act 2025 – what changed on 1 May 2026

Section 21 no-fault evictions were abolished a week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026: rolling periodic tenancies replace fixed-term ASTs, Section 21 is gone, and any Section 21 notice served on or before 28 April 2026 has to be acted on by 1 August 2026 or it lapses. The inventory walk now carries more weight than ever, because possession routes are narrower and the deposit dispute is the main remaining lever for unrecovered cleaning costs. The protected schemes – Tenancy Deposit Scheme, mydeposits, and Deposit Protection Service – all run free ADR adjudication when a deduction is contested.

HP15 7 clerks are stricter now.

Buckinghamshire Council’s licensing position in HP15 7

Buckinghamshire Council has not introduced selective licensing across HP15 7 or anywhere else in Hazlemere. The council lists ten Article 4 Directions in force across the unitary – covering land at Upton, Iver, Boarstall, Edlesborough, Seer Green, Coleshill, Great Horwood, High Wycombe (Kingshill Road, Four Ashes) and Aylesbury – but none sits inside Hazlemere parish (Buckinghamshire Council Article 4 register). The 2024 Four Ashes direction down the A404 toward town is the closest active scheme. Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies to qualifying properties; Hazlemere has very few HMOs because the village is overwhelmingly family lets and owner-occupied detached and semi-detached. From late 2026 every private landlord nationally has to register on the new Private Rented Sector database under the Renters’ Rights Act 2025.

Practical effect for an HP15 7 tenant: the licence side is light. The inventory side is not. A parquet refinish on a damaged 1950s entrance hall runs £380 to £650 from a contractor, and that is the figure a junior clerk leans on if the cleaning paperwork is not solid.

What is particular about cleaning a Hazlemere 1950s detached

Three things, in the order they cost cleaners time. First, the original oak parquet in the entrance hall. Most 1950s Cedar Avenue detached still carry the original 1953-1958 oak parquet block, often with a fitted runner laid over it. The runner creates a UV-bleached strip down the middle once it is lifted, and the edges accumulate dragged grit. The clerk lifts a corner inside the first thirty seconds. We hand-clean with a barely damp microfibre and a pH-neutral wood-safe solution, lift grit from the joins with a soft brush, treat any pet-claw scratches with a colour-matched wax stick on a quote cleared with the landlord, and dry-buff. A wet mop swells the joins. Second, the steel-framed casement bays. The 1950s Cedar Avenue and 1930s Holmer Green Road detached and semi-detached carry slim steel-framed casements in the front bays, often with a single-glazed pane in the upper opening light and a secondary aluminium frame retro-fitted in the 1980s. Chalk-aquifer water leaves a faint white tide line at the lower edge of the steel. We hand-wipe, treat the tide line with a hard-water descaler at low concentration, and dry-buff. A wet sponge brings up rust spots within a fortnight if the section is chipped. Third, the hand-grease line at dado height on the back staircase. The larger Cedar Avenue four-beds run a secondary staircase from the kitchen up to a converted loft bedroom, and three years of children running up and down with school bags leaves a darker grease line at hand-rail height. We work it with a degreaser-light solution and a clean microfibre, hand-rolled in short strokes, building the lift up over multiple passes.

Streets and inspection patterns across Hazlemere

We work the whole HP15 7 patch and the immediate HP15 6 fringe out to the Widmer End and Holmer Green boundaries. The streets and zones we book most often, and what the inventory clerks tend to flag in those particular streets:

  • Cedar Avenue – the spine of the 1950s detached belt, highest concentration of family-let four-beds, parquet entrance hall is the universal flag here
  • Holmer Green Road – 1930s pebble-dash semi-detached running north toward the Holmer Green boundary, bay-window timber casement, often has the original 1933-1938 tile fireplace surround retained in the front reception
  • Brackley Road – mix of 1930s and 1950s detached around the original Brackley Farm development, larger gardens, strong family-let pattern
  • Manor Road – 1960s and 1970s Manor Farm infill, smaller plots, brick-veneer detached and semi
  • Park Parade – the village shopping parade itself with flats above the shops; the Co-op, Hursts and JNP all sit here, and the flats above run as one-bed lets with shared stair access
  • Amersham Road – the A404 spine running north-east through the village, larger detached set back from the road, mixed inter-war and post-war
  • Hill Avenue – older inter-war and Edwardian detached on the rising ground south of the crossroads
  • Brimmers Hill – mixed stock running toward Widmer End, late inter-war and post-war detached
  • Roberts Ride, Marys Mead, Lower Lodge Lane and Upper Lodge Lane – the cluster of post-war and 1970s closes feeding the Park Farm side
  • Green Street and Rose Avenue – smaller post-war and 1980s pockets feeding the southern fringe
  • The streets feeding Cedar Park School (formerly Cedars First and Park Middle merged 1999) and Hazlemere Church of England School (opened 1847)
  • The conservation cluster around Holy Trinity Church (1845, the tall bell-tower landmark with traditional flint-faced cottages nearby) and the village pond

Inventory clerks across HP15 7 tend to flag, in this order: oak parquet under fitted runners on Cedar Avenue, steel casement lower-edge tide line on the 1950s detached, original tile or brick fireplace surrounds on the Holmer Green Road semis, secondary back-staircase grease line on the larger four-beds, and shared-stair finger-grease on the Park Parade flats. If your address sits a few streets outside this list, ring the office.

End of tenancy cleaning in Hounslow by Monster Cleaning
A recent end of tenancy cleaning our team finished in Hounslow.

What is included in our Hazlemere end of tenancy clean

The 57-point agent-approved checklist runs underneath every clean. End of tenancy is the hand-back clean. Deep is for staying. Regular is for keeping it tidy. The work below is the first one – the HP15 7 specifics (oak parquet, steel casement, secondary-stair grease line, hard-water descale on Thames Water chrome) worked into the standard sequence broken out by area of the property.

Kitchen

  • Oven full strip – racks lifted out and soaked separately, door inner glass cleaned between the panes (the line item every HP15 clerk photographs)
  • Hob, extractor hood and splashback – fan housing pulled where access allows, baffle filter pulled and degreased
  • Inside, outside, top, behind and underneath every cupboard; drawer runners hand-wiped
  • Fridge and freezer defrosted, washed inside and out, door seals scrubbed where mould blooms in the corner
  • Dishwasher filter pulled, salt reservoir checked, body wiped, door seal cleaned
  • Washing machine drawer and door seal – the rubber gasket where Thames Water 290 mg/l hardness leaves a grey scale line
  • Sink, taps and waste descaled with a proper acid soak and rinsed twice
  • Behind the cooker – cooker pulled out, floor and side of unit cleaned, slid back
  • Tile grout brushed clean, splashback polished, bin washed inside and out
  • Kitchen window inside and out; steel-framed casement section hand-wiped, never wet-sponged at the lower corners

Bathrooms and en-suites

  • Bath, shower tray, screen and tiles – acid descale on shower head and screen runner, dry-buffed
  • WC bowl, rim, hinge bolts, base, behind the pan
  • Sink, taps, plug, overflow – chromework polished after the descale
  • Mirror, cabinet, shaver socket, extractor grille – grille pulled, dust load brushed off, refitted
  • Tile grout scrubbed; pinkish bacterial film in the en-suite grout line on the Holmer Green Road semis worked separately
  • Towel rail, heated rail and the radiator behind it – hand-wiped on the back face
  • Floor mopped last after dust settles, edges done by hand, finished dry

Bedrooms and living areas

  • Wardrobes inside and out, drawer runners, rails wiped
  • Skirtings, picture rails and dado where present (the older Hill Avenue Edwardian retains them; the 1950s Cedar Avenue profile typically has skirting only)
  • Steel-framed casement bays hand-wiped, lower-edge tide line treated with a hard-water descaler, dry-buffed; secondary aluminium frame wiped where retro-fitted
  • Original oak parquet in the entrance hall – hand-cleaned with a pH-neutral wood-safe solution, grit lifted from joins with a soft brush; pet-claw scratch wax-stick on quote where requested
  • Original 1933-1938 tile or brick fireplace surrounds on the Holmer Green Road semis – dusted, hand-wiped with a pH-neutral solution, buffed dry
  • Light fittings, switches, sockets, thermostat – faceplates cleaned, finger-marks removed
  • Internal doors both sides, hinges, handles, top edge, kickplates
  • Carpet vacuumed in two directions; spot-treat marks (full carpet shampoo is a priced add-on)
  • Hard floors mopped, edges hand-wiped, finished dry
  • Curtains shaken; nets washed if requested
  • Behind beds, sofas, bookcases; cast-iron radiator backs hand-wiped between fins

Throughout

  • Hand-grease line on hallway and back-stair dado-height walls – degreaser-light solution, hand-rolled in short strokes, never sprayed onto wallpaper
  • Main staircase, banister, spindles, under-stair cupboard cleared and wiped
  • Secondary back staircase from kitchen up to the converted loft bedroom on Cedar Avenue four-beds – separate full clean
  • All internal doors, frames, architraves; 1950s timber catches dust on the moulding edge
  • Loft hatch and accessible loft ladder where present, dusted and wiped
  • Inside-glass on every window, frames wiped, locks dusted
  • Final walk-through with a low-angle torch to catch what daylight hides on skirting tops

What it costs in Hazlemere

Pricing is fixed-price not hourly, with the 57-point agent-approved checklist and the 48-hour re-clean guarantee included. No VAT add-on, no fuel surcharge across HP15 7 or HP15 6. Studios start at £156, one-beds at £207, two-bed semis at £243, three-beds at £339, four-bed detached at £425, with five-bed executive detached on the Holmer Green fringe quoted from £450. Hourly bespoke runs at £30 per cleaner. Carpet shampoo is £36 per bedroom, £43 per living room, £115 whole-2-bed. Single oven is included in standard EOT and listed at £77 standalone, double oven at £110, range cooker 90cm at £114. The Hazlemere pricing runs at our mid-tier Buckinghamshire rate above standard-area pricing because the village sits on the Wycombe-fringe commuter belt and the 1950s detached take longer to work properly.

For comparison, the National Living Wage moved to £12.71 an hour from April 2026 (gov.uk minimum wage rates).

“My husband took a three-year corporate posting at the Wycombe office and we ended up in a four-bed 1950s detached on Cedar Avenue. Two children at Cedar Park School, the school run on the lane that runs past Holy Trinity, the lot. The house had a beautiful original oak parquet entrance hall – which we had not really seen for two and a half years because we put a long fitted runner over it the week we moved in to protect it from the kids’ boots and the dog. The clerk JNP sent in had been doing the HP15 7 round for nearly a decade. He lifted the corner of the runner inside the first thirty seconds of the walk-through and there was a UV-bleached strip down the middle of the parquet, dragged grit pushed under the runner edge by feet, and three pet-claw scratches we had not realised the dog had managed. Monster came on a Tuesday morning, three cleaners, full day on the floor. The team leader hand-cleaned the parquet with a wood-safe solution, lifted the grit out of the joins with a soft brush, treated the three pet-claw scratches with a colour-matched wax stick on a quote we cleared with the landlord first, and dry-buffed the whole hall. Inventory passed first time, full £5,200 deposit back on the Friday. The clerk specifically named Karol’s team in his report.” – Helen and Andrew, Cedar Avenue, HP15 7

How booking works

  1. Phone 0333 555 2076 or email [email protected] with postcode, bedroom count and move-out date.
  2. We confirm a fixed quote on the call. Carpet add-on, oven type, parquet condition, back-stair access, and any quirks (key handover at JNP on Park Parade, narrow lanes around the village pond, gravel drives on Cedar Avenue) get talked through then.
  3. We email a written confirmation with the start time and the team lead’s name.
  4. The team arrives, usually two to three cleaners. They work to the 57-point checklist. Photos taken on completion if you want them for the deposit file.
  5. Inventory clerk attends within 48 hours. If they flag anything on our checklist, we come back free.

Frequently Asked Questions

How much does end of tenancy cleaning cost in Hazlemere?

From £207 for a studio, £207 for a one-bed flat above a Park Parade shop or a coach-house annex on Cedar Avenue, £243 for a two-bed semi on Holmer Green Road, £339 for a three-bed, and £425 for a four-bed 1950s detached on Cedar Avenue or Brackley Road. Five-bed houses on the Holmer Green fringe start at £450 and are quoted on size. Carpet shampoo and double-oven add-ons are priced separately.

How long does the clean take?

A two-bed Holmer Green Road 1930s pebble-dash semi takes us six to seven hours with two cleaners. A three-bed Cedar Avenue 1950s detached runs eight to nine. A four-bed Cedar Avenue or Brackley Road detached is a full day with three cleaners. A five-bed executive house on the Holmer Green fringe with multiple reception rooms and an en-suite or two is a full day with three or four cleaners. We do not rush by the clock; we work to the checklist.

Do you guarantee my deposit back?

We cannot guarantee the deposit because the inventory has many lines we do not touch (paint, wear and tear, the landlord’s furniture, scuffs on stairwell walls). What we guarantee is the cleaning side: if the inventory clerk flags any cleaning issue within 48 hours of our visit, we come back at no charge and put it right. 97% of our jobs pass the inventory first time. If you do dispute a deduction, the deposit schemes at tenancydepositscheme.com, mydeposits.co.uk and depositprotection.com handle ADR adjudication free of charge.

End of tenancy cleaning in Barnet by Monster Cleaning
Barnet: another job wrapped up by our cleaners.

Are you insured?

Yes. Public liability cover is in place at £5m. We are Monster Cleaning Ltd, Companies House number 9919639, trading since 2014. Insurance certificate available on request.

Do I need to be there for the clean?

No. Most of our Hazlemere clients drop a key with the letting agent on Park Parade – JNP at 25 Park Parade and Hursts in the same parade run secure key handover – or use a coded key safe at the property. We send a written check-out report by email when we leave.

Do you bring all the cleaning products?

Yes. Everything from the proper hard-water descaler we use on Thames Water chrome, to the wood-safe pH-neutral solution we use on original 1950s oak parquet, and the soft-bristle brushes for original 1933-1938 tile fireplace surrounds. You do not need to leave anything behind.

What if my landlord uses a specific inventory company?

Tell us the firm when you book. We have worked with most of the inventory clerks who rotate through JNP on Park Parade and Amersham Road, Hursts on Park Parade, Hamptons covering HP15 from Burkes Parade Beaconsfield, Chancellors out of High Wycombe, Connells on White Hart Street and Wye Residential, and we know which ones lean strict on which categories. We brief the team accordingly.

Can you clean a property while it is still partly furnished?

Better if it is empty, but we work around stored furniture if it is confined to one room. We cannot shampoo carpets under furniture, and the inventory clerk will see the difference, so be aware.

Do you handle original 1950s oak parquet entrance halls?

Yes. The original 1953-1958 oak parquet block in the Cedar Avenue 1950s detached is the single most-flagged hallway line item in HP15 7. Most tenancies put a fitted runner over the parquet, which protects the centre but creates a UV-bleached strip down the middle once it is lifted, and the edges accumulate dragged grit. We hand-clean with a barely damp microfibre and a pH-neutral wood-safe solution, lift grit out of the joins with a soft brush, treat any pet-claw scratches with a colour-matched wax stick on a quote cleared with the landlord first, and dry-buff. A wet mop swells the joins. If the parquet has accumulated UV bleaching over multiple tenancies, we tell you so you can flag it as pre-existing rather than have it land on your inventory report.

Do you handle steel-framed casement bays?

Yes. The slim steel-framed casements in the front bays of the 1950s Cedar Avenue and 1930s Holmer Green Road stock need careful work – hand-wipe with a damp microfibre, treat the lower-edge tide line with a hard-water descaler at low concentration, and dry-buff. A wet sponge brings up rust spots within a fortnight if the section is chipped at the corners. Where a secondary aluminium frame has been retro-fitted, we wipe the aluminium down separately.

What about the back-stair grease line in the larger Cedar Avenue four-beds?

The secondary back staircase from the kitchen up to a converted loft bedroom on the larger Cedar Avenue four-beds builds a darker grease line at hand-rail height, the result of three years of children running up and down with school bags. We work it with a degreaser-light solution and a clean microfibre, hand-rolled in short strokes, building the lift up over multiple passes. A generic kitchen spray lifts the wallpaper paper off.

What about hard-water mineral scale on chrome shower fittings?

Hazlemere water comes through Thames Water from the southern Chiltern Hills chalk aquifer at around 290 mg/l calcium carbonate, classed as hard. Chrome shower heads, screen runners, mixer taps and kettle elements need a proper acid soak with the right dwell time, then a polish. Our team carries the lot. If your existing cleaner has been using a generic kitchen spray, the scale will not lift; that is why hard-water inventory fails on this point so often.

End of tenancy cleaning in Richmond upon Thames by Monster Cleaning
Fresh from a end of tenancy cleaning in Richmond upon Thames.

Has Buckinghamshire Council introduced selective licensing or an Article 4 in HP15 7?

No selective licensing scheme covers Hazlemere. Buckinghamshire Council lists ten Article 4 Directions in force across the unitary – including a 2024 direction at Kingshill Road, Four Ashes, High Wycombe – but none of them sits inside HP15 7 or anywhere else in Hazlemere parish (Buckinghamshire Council Article 4 register). Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies to qualifying properties; Hazlemere has very few HMOs because the village is overwhelmingly family lets. From late 2026 every private landlord nationally has to register on the new Private Rented Sector database under the Renters’ Rights Act 2025.

Do you cover the conservation cluster around Holy Trinity Church?

Yes. The cluster of older flint-faced cottages around Holy Trinity Church (the 1845 landmark with the tall bell-tower at the heart of the village) and the village pond gets the same standard treatment as the rest of HP15 7, with a slightly more careful approach on the older Edwardian and pre-1900 cottage stock on Hill Avenue and the original village core streets. There is no surcharge for the older stock. We hand-treat any encaustic tile or original lime-plaster wall finishes and avoid abrasive chemicals on softer historic surfaces. Shelter publishes a clear plain-English guide to tenant rights and deposit disputes if you need it.

What is the 48-hour re-clean guarantee?

If the letting agent or inventory clerk flags any cleaning issue within 48 hours of our visit, we send a team back at no extra charge to put it right. We have had to use it on roughly 3 in 100 jobs since 2014.

How quickly can you book me in?

Usually 48 to 72 hours’ notice across Hazlemere. Same-week work is normally available; same-day depends on whether a team is finishing nearby in High Wycombe, Holmer Green or Tylers Green.

Where are you based and do you cover all of Hazlemere?

Monster Cleaning is registered at 255 Upper Richmond Road West, SW14 8QS in London, with operational teams across the Wycombe-fringe Buckinghamshire patch. We cover the whole HP15 7 footprint – Cedar Avenue, Holmer Green Road, Brackley Road, Manor Road, Park Parade, Amersham Road, Hill Avenue, Brimmers Hill, Roberts Ride, Marys Mead, Lower Lodge Lane and Green Street.
