‘Five years on Heath End Road, two children at Carrington Junior, and the integrated extractor hidden behind the cabinet panel above the hob had a recirculating filter clogged with five winters of Sunday-roast steam that nothing in our cupboard touched’ – Rachel, ex-tenant, HP10 9, April 2026. Monster Cleaning has done end of tenancy work across Flackwell Heath since 2014 – the 1950s detached on Heath End Road and Hill Top Road, the post-war infill on Sedgmoor Road, the modern executive new-build pockets off Treadaway Hill and the older Edwardian on Daws Lea. We cover HP10 9 in full and the immediate HP10 8 / HP10 0 fringe out to Loudwater. Phone 0333 555 2076 or email [email protected]. Two-bed semi from £243, full agent-approved.
Last updated April 2026. We cover HP10 9 across Flackwell Heath village and the immediate HP10 8 / HP10 0 fringe out to Loudwater and the Wooburn Green boundary, with same-week turnaround on most postcodes. See the wider Buckinghamshire end of tenancy hub for our county-wide coverage, and High Wycombe end of tenancy for the town centre at the bottom of the hill.
“My husband took a five-year posting at the Wycombe office and we ended up in a four-bed 1950s detached on Heath End Road. Two children at Carrington Junior, school run on the lane that runs past the Crooked Billet, the lot. Five years in, the kitchen had been re-fitted by the previous tenants in beech-effect units with an integrated extractor hidden behind a hinged cabinet panel above the induction hob, and not one of us had thought to look behind that panel in five years. The clerk Hamptons sent in had been doing the HP10 9 round for nearly a decade. He opened the cabinet panel on the very first walk-through and the recirculating carbon filter behind it was the colour of wet tobacco. Monster came on a Tuesday morning, three cleaners, full day on the floor. The team leader pulled the filter housing apart, soaked the metal grease tray separately for the full dwell, scrubbed the underside of the cabinet panel and the housing wall behind, and refitted with a fresh filter on a quote we had cleared with the landlord first. Inventory passed first time, full £5,400 deposit back on the Friday. The clerk specifically named Karol’s team in his report.” – Rachel and Mike, Heath End Road, HP10 9

Why Flackwell Heath Deposits Get Deducted
Flackwell Heath sits up on the chalk ridge between High Wycombe and Beaconsfield, in the HP10 9 sector, inside the Wycombe district of Buckinghamshire’s unitary council. Average sold prices across the village ran near £640,000 over the last twelve months on Land Registry data, with detached houses on Heath End Road and Treadaway Hill regularly above £850,000 and the larger executive new-builds off Sedgmoor Road tipping seven figures (ONS housing data for Buckinghamshire). Rentals run between £1,800 and £2,100 a month for a 3-bed semi, and £2,400 to £2,800 for a 4-bed detached on Heath End Road or Hill Top Road. The wider Buckinghamshire monthly private rent in February 2026 was £1,463, so a Flackwell Heath let comes in materially above county average and the deposit at check-out is rarely under five thousand pounds. HP10 9 landlords have got noticeably stricter on inspection standards since values held into 2026.
The housing stock is not a generic Wycombe-suburb mix. The dominant archetype here is the 1950s detached on Heath End Road – solid red brick to the ground floor, render or weatherboard to the gable, modest front bay in steel-framed casement, hipped tiled roof, original cast-iron rad runs in the principal rooms, and a re-fitted kitchen done at some point in the last two tenancies. There is a parallel band of 1930s pebble-dash detached and semi-detached on Hill Top Road and Chapman Lane with a more typical inter-war profile, a thicker post-war infill across the southern fringe through Sedgmoor Road and Magpie Lane, modern executive new-build pockets off Treadaway Hill and Sandy Rise behind larger gardens, and a small clutch of older Edwardian houses on Daws Lea and the lane running down to Wooburn. End of tenancy expectations differ between a 1950s Heath End Road detached and a 1930s Hill Top Road pebble-dash, but the inventory checklist runs the same line items either way.
Then there is the water. Flackwell Heath sits on the southern edge of the Chiltern Hills aquifer and is supplied by Thames Water across HP10 9, with hardness measured at around 280 mg/l calcium carbonate, classed as hard (Thames Water hardness checker). Mineral scale on shower screens, kettle elements, toilet rims and chrome taps comes back inside ten days. The smaller en-suites on the Heath End Road 1950s detached, where ventilation is limited and the screen sits damp between uses, build a hard line at the water level. HP10 9 inventory clerks photograph it first.
Renters’ Rights Act 2025 – what changed on 1 May 2026
Section 21 no-fault evictions were abolished one week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026: rolling periodic tenancies replace fixed-term ASTs, Section 21 is gone, and any Section 21 notice served on or before 28 April 2026 has to be acted on with a possession claim by 1 August 2026 or it lapses. From a tenant’s point of view the deposit-return process is now the cleanest route out – documented inspection, deposit back, you walk. From a landlord’s point of view the inventory walk has more weight than ever, because possession routes are narrower and the deposit dispute is the main remaining lever for unrecovered cleaning costs. The protected schemes – Tenancy Deposit Scheme, mydeposits, and Deposit Protection Service – all run free ADR adjudication when a deduction is contested.
HP10 9 clerks are stricter now.
Buckinghamshire Council’s licensing position in HP10 9
This part is genuinely different from a London borough page. Buckinghamshire Council has not introduced selective licensing across the HP10 9 area or anywhere else in Flackwell Heath. The council currently lists ten Article 4 Directions in force across the unitary – covering land at Upton, Iver, Boarstall, Edlesborough, Seer Green, Coleshill, Great Horwood, High Wycombe (Kingshill Road, Four Ashes), and Aylesbury – but none of them sits inside HP10 9 (Buckinghamshire Council Article 4 Directions register). Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies to qualifying properties (five or more occupants forming two or more households, sharing kitchen or bathroom). Flackwell Heath itself has very few HMOs – the village is overwhelmingly family lets and owner-occupied detached and semi-detached – so the licensing question rarely bites here. From late 2026 every private landlord nationally has to register on the new Private Rented Sector database under the Renters’ Rights Act 2025.
Practical effect for an HP10 9 tenant: the licence side is light. The inventory side is not. An integrated extractor housing strip-down quote runs £220 to £350 from a contractor, and that is the kind of figure a junior clerk leans on if the cleaning paperwork is not solid.
What is particular about cleaning a Flackwell Heath 1950s detached
Three things, in the order they cost cleaners time. First, the integrated kitchen extractor. Almost every 1950s and 1960s detached on Heath End Road and Hill Top Road has had a re-fitted kitchen at some point in the last two tenancies and the most common upgrade is a chimney extractor concealed behind a hinged cabinet panel above an induction hob, with a recirculating carbon filter rather than a ducted vent. Tenants do not generally know the panel opens. Five years of Sunday-roast steam, bacon-day grease and Friday-curry mist drives oil into the carbon filter, the metal grease tray below it, the underside of the cabinet panel itself and the housing wall behind. We pull the filter housing apart, soak the grease tray separately in a hot alkaline degreaser bath for the full dwell time, scrub the underside of the panel and the housing wall, and refit with a fresh carbon filter on a quote cleared with the landlord first. Cleaners who only wipe the visible underside of the cabinet panel leave the filter and tray, and the inventory clerk opens the panel within ten seconds of walking in. Second, the original tile fireplace. Most 1950s Heath End Road detached and a fair share of 1930s Hill Top Road semis still carry the original 1955-to-1965 brick or tile fireplace surround in the front reception, with a cast-iron insert grate and an open flue. Five winters of an open fire bake a soot ring into the upper splay tiles or the hood-brick face, and a black smudge across the hearthstone. Cleaners who default to a kitchen spray on the tile face strip the glaze. We work the surround with a soft brush and a mild pH-neutral solution, hand-buff dry, and lift hearth ash with a vacuum first, then a damp cloth. Third, the steel-framed casement bays. The 1950s Heath End Road and Hill Top Road detached carry slim steel-framed casements in the front bays, often with a single-glazed pane in the upper opening light and a secondary aluminium internal frame retro-fitted in the 1980s. Condensation runs heavy on the inner aluminium and the chalk-aquifer water leaves a faint white tide line at the lower edge of the steel section. We hand-wipe the steel with a damp microfibre, treat the tide line separately with a hard-water descaler at low concentration, and dry-buff. We do not run a wet sponge across the steel because rust spots show up within a fortnight if the section is already chipped at the lower corners.

Streets and zones we cover across Flackwell Heath
We work the whole HP10 9 patch and the immediate HP10 8 / HP10 0 fringe out to the Loudwater and Wooburn Green boundaries. The streets and zones we book most often:
- Heath End Road – the spine of the village, 1950s and 1960s detached running through Flackwell, the highest concentration of family-let four-beds
- Hill Top Road – 1930s pebble-dash detached and semi-detached, inter-war profile, larger gardens
- Treadaway Hill – the steep rise on the eastern edge, modern executive new-build behind larger plots, semi-rural feel
- Chapman Lane – 1930s and 1950s detached, side road off Heath End Road, family-let pattern
- Sedgmoor Road – post-war infill detached and semi-detached, the southern fringe of the village
- Magpie Lane and Whittington Avenue – post-war and 1960s estate pattern feeding the Sedgmoor side
- Sandy Rise and the closes off it – 1990s and 2000s executive new-build detached
- Daws Lea – older Edwardian and inter-war stock running down toward Wooburn Green
- Juniper Drive, Sycamore Rise, Beech Way and Rectory Avenue – post-war and 1970s closes
- Swains Lane and Common Wood Lane – the lanes running off the Heath toward the southern boundary
- The conservation cluster around the Heath itself, the Crooked Billet and the village green
- The streets feeding Carrington Junior School and Carrington Infant School
- The Loudwater fringe on the A40 side – older inter-war detached and post-war stock
If your address sits a few streets outside this list, ring the office. We almost certainly cover it.
What is included in our Flackwell Heath end of tenancy clean
The 57-point agent-approved checklist runs underneath every clean. End of tenancy is the hand-back clean. Deep is for staying. Regular is for keeping it tidy. The work below is the first one – the HP10 9 specifics (integrated extractor, tile fireplace, steel casement, hard-water descale on Thames Water chrome) worked into the standard sequence broken out by area of the property.
Kitchen
- Oven full strip – racks lifted out and soaked separately in a hot alkaline degreaser bath, door inner glass cleaned between the panes (the line item every HP10 clerk photographs)
- Hob, integrated extractor housing, splashback – the hinged cabinet panel above the hob is opened, the carbon filter pulled, the metal grease tray soaked separately for the full dwell, the underside of the panel and the housing wall behind it scrubbed, and the unit refitted with a fresh filter on quote where the original is beyond cleaning
- Inside, outside, top, behind and underneath every cupboard and drawer; drawer runners hand-wiped
- Fridge and freezer fully defrosted, washed inside and out, door seals scrubbed where mould blooms in the corner
- Dishwasher filter pulled, salt reservoir checked, body wiped, door seal cleaned
- Washing machine drawer and door seal – the rubber gasket where Thames Water 280 mg/l hardness leaves a grey scale line
- Sink, taps and waste descaled with a proper acid soak and rinsed twice (the hard-water step the chalk supply needs)
- Behind the cooker – the gap between cooker and worktop where oil pools; cooker pulled out, floor and side of unit cleaned, slid back
- Tile grout brushed clean, splashback polished, bin washed inside and out
- Light fittings, switches and sockets wiped, faceplates polished
- Kitchen window inside and out where reach allows; steel-framed casement section hand-wiped and dry-buffed, never wet-sponged at the lower corners
Bathrooms and en-suites
- Bath, shower tray, screen and tiles – acid descale on shower head and screen runner, rinsed twice, dry-buffed
- WC bowl, rim, hinge bolts, base, behind the pan
- Sink, taps, plug, overflow – chromework polished separately after the descale
- Mirror, cabinet, shaver socket, extractor grille – grille pulled, dust load brushed off, vent housing wiped, refitted
- Tile grout scrubbed where shower water hits, mould-spot patches treated where present, pinkish bacterial film in the en-suite grout line on the Hill Top Road semis worked separately
- Towel rail, heated rail and the radiator behind it – hand-wiped on the back face
- Floor mopped last after dust settles, edges done by hand, finished dry
Bedrooms and living areas
- Wardrobes inside and out, drawer runners, rails wiped, lining replaced if requested
- Skirtings, picture rails and dado where present (the older Daws Lea Edwardian stock retains them; the 1950s Heath End Road profile typically has skirting only)
- Steel-framed casement bays hand-wiped on a damp microfibre, lower-edge tide line treated separately with a hard-water descaler at low concentration, dry-buffed; secondary internal aluminium frame wiped down where retro-fitted
- Original 1955-1965 tile or brick fireplace surrounds – dusted with a soft brush, glazed face wiped with a pH-neutral solution and hand-buffed dry
- Cast-iron insert grate hand-cleaned where requested
- Light fittings – inside the dome, the outside shade, the lampshade lip; ceiling rose where original
- Switches, sockets, thermostat, doorbell button – faceplates cleaned, finger-marks removed
- Internal doors both sides, hinges, handles, top edge, kickplates
- Carpet vacuumed in two directions; spot-treat marks (full carpet shampoo is a priced add-on, particularly worth it on hallway carpet on family lets where wear has compressed the pile)
- Hard floors mopped, edges hand-wiped, finished dry
- Curtains shaken; nets washed if requested
- Mirrors, picture frames, dust-magnet ledges (the picture rail on Daws Lea Edwardian, the over-door surround, top of wardrobes)
- Behind beds, sofas, bookcases and freestanding furniture; cast-iron radiator backs hand-wiped between fins
Throughout
- Hand-grease line on hallway dado-height walls where children’s hands or buggy frames have rubbed – worked separately with a degreaser-light solution, not sprayed onto wallpaper
- Main staircase, banister, spindles, under-stair cupboard cleared and wiped
- Hallway and stairwell skirtings
- All internal doors, frames, architraves; 1950s timber catches dust on the moulding edge
- Loft hatch and accessible loft ladder where present, dusted and wiped
- Inside-glass on every window, frames wiped, locks dusted
- Final walk-through with a low-angle torch to catch what daylight hides on skirting tops, behind the radiators and on the lower casement edges
What it costs in Flackwell Heath
Pricing is fixed-price not hourly, with the 57-point agent-approved checklist applied and the 48-hour re-clean guarantee included. No VAT add-on, no fuel surcharge across HP10 9 or HP10 8. The Flackwell Heath pricing runs at our mid-tier-to-premium Buckinghamshire rate – above the standard London / standard-area pricing because the village sits on the higher-end commuter belt between Wycombe and Beaconsfield and the 1950s detached, original tile fireplaces and integrated kitchen units take longer to do properly.
| Property | From | What that covers |
|---|---|---|
| Studio flat (rare in HP10 9) | £207 | Single open room, kitchenette, one bathroom; usually a converted annex above a Heath End Road garage or coach-house |

| 5-bed and larger | From £450 | The largest Treadaway Hill or Sandy Rise executive detached – quoted on size |
| Hourly bespoke (light EOT or top-up) | £30/cleaner | Where a full EOT is overkill |
Add-ons

- Single oven deep clean (already in standard EOT, listed for reference) – £77
- Double oven deep clean – £110
- Range cooker 90cm – £114
- External window-glass reach for upper-floor steel casements – quoted on site

What your Flackwell Heath letting agent will actually check
The walk-through inside a 1950s Heath End Road detached or a 1930s Hill Top Road pebble-dash follows a pattern. We have watched clerks rotating across Hamptons in High Wycombe, the Frost Partnership office at Flackwell Heath itself on Heath End Road, Connells on White Hart Street, Romans on Easton Street and Knight Frank in Beaconsfield do it for over a decade. They tend to check, in roughly this order:
- The integrated kitchen extractor housing. They open the cabinet panel above the hob within ten seconds of walking in. Wet-tobacco-coloured carbon filter or a bonded grease tray means a fail.
- The oven door inner glass – the gap between the panes where grease seeps in and bakes
- The original tile or brick fireplace – upper splay tiles or hood-brick face for soot ring, hearthstone for ash residue, glazed face for spray-cleaner haze
- The shower screen runner. Thames Water hard-water tide line at the lower track is the HP10 hard-water tell.
- The kettle. Always the kettle. Hard-water area, every time.
- Toilet rim and the hinge bolts – chalk-aquifer water leaves a brown line under the rim within ten days
- The steel-framed casement section in the front bay – lower-edge tide line, rust-spot risk at the corners if a previous cleaner has wet-sponged it
- The pinkish bacterial film in the en-suite tile grout on the Hill Top Road semis
- Skirting tops on the older 1930s Hill Top Road stock – dust load on the upper edge nobody sees from below
- Hallway dado-height walls in family lets – hand-grease line at toddler-hand height, common on Heath End Road four-beds with three-year-plus tenancies
- Behind the cooker – the gap between cooker and worktop where oil pools
- The over-door architrave on internal doors – 1950s timber catches dust on the moulding edge
- Fridge and freezer seals – black mould in the corner of the seal triggers an automatic deduction
- Cupboard interiors, especially under-sink chipboard with historic hard-water rings
- Door tops – the flat upper edge nobody dusts on full-height internal doors
- Light fittings – inside the dome, the outside shade, the lampshade lip
- Cast-iron radiator backs and the spaces between fins on the older 1930s Hill Top Road stock that retains the original heating
- Window locks and handles on the steel casements – magnets for finger grease
- Plug sockets and switches – finger-marks under and around the faceplate
- Carpet edges where buggy wheels or pram wheels have run – mud-line at the skirting edge
How booking works
- Phone 0333 555 2076 or email [email protected]. Tell us the postcode, the bedroom count, and your move-out date.
- We confirm a fixed quote on the call. Carpet add-on, oven type, integrated extractor unit (carbon filter or ducted), and any access quirks (key handover at Frost Partnership on Heath End Road, narrow lanes around the Heath itself, gravel drives on Treadaway Hill) get talked through then.
- We email a written confirmation with the start time and the team lead’s name.
- The team arrives, usually two to three cleaners depending on size. They work to the 57-point checklist. Photos are taken on completion if you want them for the deposit file.
- Inventory clerk attends within 48 hours. If they flag anything that is on our checklist, we come back free. If they flag something outside the checklist – a pre-existing chip in the bathroom tile, a curtain that has yellowed with age – that is an inventory dispute, but we back you up with our photos.
Related services and neighbouring areas
If you are booking the end of tenancy clean, you may also want one or more of these add-ons or sister services. We send the same teams across the same patch:
- Standalone oven cleaning – if the rest of the property is fine and only the oven let you down
- Carpet shampoo and stain treatment – the second most common deposit-deduction line item across HP10, particularly on family-let hallway carpet
- Upholstery cleaning – sofa and armchair fabric, particularly worth doing on landlord-supplied furniture
- Hard floor restoration – if the original 1950s parquet has been brought back under the carpet on the Heath End Road detached
- Window cleaning – external reach on upper-floor steel casements
- Removals – same-day-as-the-clean coordination
- After-builders cleaning – useful when the landlord ran a kitchen or en-suite refit between tenancies, common on the Heath End Road detached
Neighbouring areas we cover for end of tenancy:
- High Wycombe end of tenancy – the town centre at the bottom of the hill, mixed stock
- Hazlemere end of tenancy – the next village north, similar inter-war and post-war pattern
- Tylers Green end of tenancy – the Penn corridor village to the east
- Penn end of tenancy – the village centre on the east side
- Downley end of tenancy – to the west, similar inter-war and post-war profile around the Common
- The full Buckinghamshire end of tenancy hub with every town we cover in the county
To date we have helped recover over £1.2m in deposits across our books, working with 300+ letting agents.
Frequently Asked Questions
How much does end of tenancy cleaning cost in Flackwell Heath?
From £207 for a rare studio annex, £207 for a one-bed flat or coach-house, £243 for a two-bed semi on Hill Top Road or a smaller post-war detached on Sedgmoor Road, £339 for a three-bed, and £425 for a four-bed 1950s detached on Heath End Road. Five-bed properties on Treadaway Hill or Sandy Rise start at £450 and are quoted on size. Carpet shampoo and double-oven add-ons are priced separately. The Flackwell Heath pricing runs above our base London / standard-area rate because the HP10 9 stock is mostly larger 1950s detached on Heath End Road with original tile fireplaces, integrated kitchen units and steel-framed casements that take longer to work properly.
How long does the clean take?
A two-bed Hill Top Road 1930s pebble-dash semi takes us six to seven hours with two cleaners. A three-bed Heath End Road 1950s detached runs eight to nine. A four-bed Heath End Road or Sandy Rise executive detached is a full day with three cleaners. A five-bed Treadaway Hill house with multiple reception rooms and an en-suite or two is a full day with three or four cleaners. We do not rush by the clock; we work to the checklist.
Do you guarantee my deposit back?
We cannot guarantee the deposit because the inventory has many lines we do not touch (paint, wear and tear, the landlord’s furniture, scuffs on stairwell walls). What we guarantee is the cleaning side: if the inventory clerk flags any cleaning issue within 48 hours of our visit, we come back at no charge and put it right. 97% of our jobs pass the inventory first time. If you do dispute a deduction, the deposit schemes at tenancydepositscheme.com, mydeposits.co.uk and depositprotection.com handle ADR adjudication free of charge.

Are you insured?
Yes. Public liability cover is in place at £5m. We are Monster Cleaning Ltd, Companies House number 9919639, trading since 2014. Insurance certificate available on request.
Do I need to be there for the clean?
No. Most of our Flackwell Heath clients drop a key with the letting agent on Heath End Road – the Frost Partnership at Flackwell, Hamptons in High Wycombe town centre and Connells on White Hart Street all run secure key handover – or use a coded key safe at the property. We send a written check-out report by email when we leave.
Do you bring all the cleaning products?
Yes. Everything from the proper hard-water descaler we use on Thames Water chrome, to the alkaline degreaser bath we use on integrated extractor grease trays and the soft-bristle brushes for original 1955-1965 tile fireplace surrounds. You do not need to leave anything behind.
What if my landlord uses a specific inventory company?
Tell us the firm when you book. We have worked with most of the inventory clerks who rotate through Hamptons, the Frost Partnership at Flackwell Heath, Connells, Romans and Knight Frank Beaconsfield across HP10, and we know which ones lean strict on which categories. We brief the team accordingly.
Can you clean a property while it is still partly furnished?
Better if it is empty, but we work around stored furniture if it is confined to one room. We cannot shampoo carpets under furniture, and the inventory clerk will see the difference, so be aware.
Do you handle the integrated kitchen extractor hidden behind the cabinet panel above the hob?
Yes. The integrated extractor concealed behind the hinged cabinet panel above the hob is the single most-flagged kitchen line item in HP10 9. We open the cabinet panel, pull the carbon filter, soak the metal grease tray separately in a hot alkaline degreaser bath for the full dwell time, scrub the underside of the cabinet panel and the housing wall behind it, and refit. If the carbon filter is beyond cleaning – which after five years of family-let cooking it usually is – we source a replacement on a quote we clear with the landlord first. If the housing has accumulated baked-on grease over multiple tenancies, we tell you so you can flag it as pre-existing rather than have it land on your inventory report.
Do you handle original 1950s and 1960s tile or brick fireplaces?
Yes. The original glazed tile surrounds and brick hood faces in the 1950s Heath End Road detached and the 1930s Hill Top Road semis get a soft-brush dust first, then a hand-wipe with a pH-neutral solution, then a hand-buff dry. Soot ring on the upper splay tiles or the hood-brick face is worked off with patience, not chemicals – generic kitchen sprays strip the glaze and the inventory clerk knows it. The hearthstone gets vacuumed first to lift ash, then damp-wiped. Cast-iron grates can be hand-cleaned if requested.
Do you handle steel-framed casement bays?
Yes. The slim steel-framed casements in the front bays of the 1950s Heath End Road and Hill Top Road detached need careful work – hand-wipe with a damp microfibre, treat the lower-edge tide line separately with a hard-water descaler at low concentration, and dry-buff. We do not run a wet sponge across the steel because rust spots show up within a fortnight if the section is already chipped at the lower corners. Where a secondary aluminium internal frame has been retro-fitted in the 1980s we wipe the aluminium down separately.
What about hard-water mineral scale on chrome shower fittings?
Flackwell Heath water comes through Thames Water from the southern edge of the Chiltern Hills aquifer at around 280 mg/l calcium carbonate, classed as hard. Chrome shower heads, screen runners, mixer taps and kettle elements need a proper acid soak with the right dwell time, then a polish. Our team carries the lot. If your existing cleaner has been using a generic kitchen spray, the scale will not lift; that is why hard-water inventory fails on this point so often.
Has Buckinghamshire Council introduced selective licensing or an Article 4 in HP10 9?
No selective licensing scheme covers Flackwell Heath. Buckinghamshire Council currently lists ten Article 4 Directions in force across the unitary – including a 2024 direction at Kingshill Road, Four Ashes, High Wycombe, plus directions covering land at Upton, Iver, Boarstall, Edlesborough, Seer Green, Coleshill, Great Horwood and Aylesbury – but none of them sits inside HP10 9 (Buckinghamshire Council Article 4 register). Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies to qualifying properties – five or more occupants forming two or more households sharing kitchen or bathroom – but Flackwell Heath has very few HMOs because the village is overwhelmingly family lets and owner-occupied detached and semi-detached. From late 2026 every private landlord nationally has to register on the new Private Rented Sector database under the Renters’ Rights Act 2025.

Do you cover the Heath itself and the area around the Crooked Billet?
Yes. The streets around the Heath, the Crooked Billet pub and the village green get the same standard treatment as the rest of HP10 9, with a slightly more careful approach on the older Edwardian and pre-1900 cottage stock on Daws Lea and the lane running down toward Wooburn. There is no surcharge for the older stock. We hand-treat any encaustic tile or original lime-plaster wall finishes and avoid abrasive chemicals on softer historic surfaces. Shelter publishes a clear plain-English guide to tenant rights and deposit disputes if you need it.
What is the 48-hour re-clean guarantee?
If the letting agent or inventory clerk flags any cleaning issue within 48 hours of our visit, we send a team back at no extra charge to put it right. We have had to use it on roughly 3 in 100 jobs since 2014.
Do you take card or only bank transfer?
Card on the day, bank transfer in advance, or cash if that is easier. We send an itemised invoice for the deposit file.
How quickly can you book me in?
Usually 48 to 72 hours’ notice across Flackwell Heath, the Heath End Road / Hill Top Road spine and the Treadaway Hill executive belt. Same-week work is normally available; same-day depends on whether a team is finishing nearby in High Wycombe, Loudwater or Wooburn Green. Phone the office to ask.
Where are you based and do you cover all of Flackwell Heath?
Monster Cleaning is registered at 255 Upper Richmond Road West, SW14 8QS in London, with operational teams across the Wycombe-fringe Buckinghamshire patch. We cover the whole HP10 9 footprint – Heath End Road, Hill Top Road, Treadaway Hill, Chapman Lane, Sedgmoor Road, Magpie Lane, Whittington Avenue, Sandy Rise, Daws Lea, Juniper Drive, Sycamore Rise, Beech Way, Rectory Avenue, Swains Lane, Common Wood Lane and the streets feeding Carrington Junior School and Carrington Infant School.
