The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has converted to a periodic one, and a tenant can now give two months’ notice at any point in the year rather than waiting for a fixed term to expire.
