On a Pondcroft Road semi the inventory clerk goes straight for the leaded bay in the front room, because the chalk bloom where the putty meets the lead came is the one mark a quick wipe never shifts, and it is worth about £40 against your deposit. That is the kind of detail an end of tenancy clean in Knebworth has to be built around. We work to a 57-point agent-approved checklist, we charge £30 per hour per cleaner on part jobs and a fixed price by property size on full ones, and every booking carries a 48-hour re-clean guarantee measured against the check-out report itself. Ring 0333 555 2076 for a price in about three minutes.
Last updated June 2026. We cover the SG3 postcodes across Knebworth, Old Knebworth, Datchworth and the Woolmer Green fringe, and out toward the Stevenage and Welwyn boundaries. This page sits inside the county directory at End of Tenancy Cleaning Hertfordshire.
How the check-out report quietly decides your deposit
Start with the document, because that is the whole game and almost nobody reads it twice. When you moved in, a clerk wrote down the state of every surface, usually with photographs, usually with “new” or “as new” against the kitchen and bathroom. Those words were true that day, because the place had just been cleaned to a letting standard. At the end of the tenancy a clerk walks it again and compares it line by line. Anything materially worse than the move-in entry, past fair wear and tear, can be charged against your deposit. You are not being marked against tidy. You are being marked against a professional clean, and that gap is where a free Saturday with a mop falls short.
The money is not abstract here. Knebworth deposits mostly sit between £1,500 and £2,500, capped at five weeks’ rent under the Tenant Fees Act, and the deductions land in a familiar shape: £40 to £60 on the oven, £60 to £120 on bathroom limescale and grout, £50 to £100 for the gaps behind the cooker and fridge, more if there are carpets. Most tenants only add those numbers up after they have tried the clean themselves, failed the check-out, and lost the first round. It is nearly always that way round, which is a shame, because the first round is the cheap one to win.
One Putterills-let tenant on Station Road put it plainly to us last spring.
“I scrubbed that flat for two days and still got pulled up on the shower screen and the oven door glass. Monster came in for one morning, did both, sent me the photos, and the clerk signed it off the same week. I wish I had just rung them first.”

What 1 May 2026 changed for a Knebworth move-out
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Existing assured shorthold tenancies have converted to periodic ones, so a tenant can now give two months’ notice at any point rather than waiting out a fixed term, and a landlord needs a stated ground to take a property back. You can read the official position on the gov.uk Renters’ Rights Act pages.
Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies, so no landlord can make a professional clean a contractual condition. The check-in benchmark still applies. The deposit maths is exactly what it was the week before. What changed is timing, and timing is what bites in a commuter village.
Knebworth runs on the King’s Cross and Moorgate line, and the lets here turn over with the school year and the job market. Let tenants leave on a rolling two months instead of a fixed end date and the move-outs spread out and get harder to predict. If anything, the clerks have tightened up: the new statutory weight on deductions means the agents around Station Road now document the hand-back in more photo detail than they did in 2024, not less. The practical takeaway is dull but it pays for itself. Book the clean earlier than you used to, because the end-of-month slot you want will be gone if you leave it.
The cleaning side of a move-out did not change at all. What changed is timing.
From the garden village to the Wimpey estate, street by street
Knebworth is really two settlements and three eras of building, and the clean changes with each one. The deduction patterns track the housing stock far more than they track the tenant, so it helps to know which band your property sits in before the clerk arrives.
The Edwardian garden-village core
Victor, Lord Lytton brought in Edwin Lutyens in 1904 to lay out a garden village around the new station, and Thomas Adams, who was running Letchworth Garden City at the time, took the project on from January 1909. By 1910 the contractors had built much of Pondcroft Road, Milestone Road, Westland Road and the older end of Station Road, with more on Park Lane and London Road. Soft red brick, low eaves, leaded casements, picture rails, parquet in the wider hallways. These get inspected against an Edwardian standard, not a new-build one. The clerk’s first-pass list is the picture-rail dust line, the lath-and-plaster ceiling shadow, the parquet edges where the doormat sits, and the chalk bloom on the leaded bay. We bring a non-acid descaler for the leaded panes, because anything acidic eats the lead came, and a steam wand for the parquet edges that nothing else lifts.
The inter-war detached on Park Lane and Oakfields
Between the wars the village filled in with 1930s detached houses, a fair number with metal Crittall windows on the bays and tile fireplaces in the front room. The Crittall corners are the giveaway. They corrode a green-blue if the previous tenant let the bay sweat through winter, and a clerk knows exactly where to look. We run a soft pad on the corner, treat any bare steel, and polish the catch rather than repaint.
The post-war and Wimpey estates
After the war the council built west of Gun Road Gardens. The 1970s brought the Wimpey estate of roughly 180 to 200 homes, the Haygarth flats and Sayer Way; the early 1980s added the Rialto estate of about 100, and a second Wimpey estate of around 125 went up near the station in the late 1980s, sized for the King’s Cross commute. This is most of our weekly Knebworth flow: three- and four-bed family homes, modern brick, kitchens retrofitted, bathrooms post-2000. The work is more standard than the period stock. The faults are the extractor canopy grease, the bath sealant against the tile, and the shower-screen mineral tide.
Old Knebworth and the house
Up the hill, the original hamlet around St Mary’s church and Knebworth House is a different world again. Knebworth House is a Grade II* listed Tudor Gothic pile, the Lytton family seat since 1490, famous beyond the village for the rock concerts in the park. The Old Knebworth Conservation Area holds thirty listed buildings, one Grade I, one Grade II* and twenty-eight Grade II, so a hand-back on a listed Park Lane cottage follows the schedule of condition the freeholder writes rather than a tickbox checklist. We read it on the day, agree the scope, and keep anything aggressive away from original timber, plaster and glazing.

A Hamptons tenant who left a 1930s Park Lane house last summer summed up the difference between the bands.
“Our place had the original Crittall windows in the bay and a tiled fireplace the agent had listed by name. Two cleaners, the best part of a day, and they knew not to take anything harsh to the metal frames. Hamptons came back with a clean check-out and the full deposit, no deductions.”

What Stevenage-zone water does to a Knebworth bathroom
Knebworth sits in the Affinity Water supply, fed from the Stevenage treatment works, and the water here is genuinely hard. Recent zone readings put it around 370 mg/l calcium carbonate, well into the very hard band and roughly two-thirds above the England and Wales average. You can check the figure for your own postcode on the Affinity Water hardness page. What it means in practice is that chrome tides up faster than tenants expect, and a wipe with a cloth does nothing to set-in scale.
The clerk checks for it directly. They run a thumbnail down the tap and look at the shower screen edge-on against the light. Scale that has bonded into the chrome is a slow job, not a quick one. We descale the shower head, the mixer, the bath spout and the basin tap on every booking with a weak acid rated for chrome and ceramic, and we treat glass screens separately so the toughened glass does not streak. On the leaded bays in the garden-village stock we drop the acid entirely and use a non-acid descaler, because the lead came will not survive anything stronger.
Grout is the other line between a pass and a deduction. We scrub it rather than wipe it, and where it is honestly past saving in a long tenancy we photograph the state before we start, so a clerk cannot bill you for wear that was already there at check-in. That dated photo has settled more disputes than any argument has.
That dated photo has settled more disputes than any argument has.
The 57 things we work through, room by room
Every Knebworth booking runs to a 57-point checklist, built over a decade of local check-outs and tuned to what these clerks actually flag. The full list comes with the job, or we walk you through it before we start. Here is the shape of it.
The kitchen, where most of the deposit goes
The oven is stripped, not wiped. Racks go in a soaking tank, the door glass is split apart so the brown film between the panels comes out, and the interior, fan, element and seals are all done. After that the rest of the room: hob and burners off and washed, extractor degreased and the filter soaked or swapped, every cupboard inside and out, the fridge and freezer once you have defrosted them, the dishwasher filter and seals, the washing-machine drum, drawer and door seal, which is the first thing a clerk opens. Appliances pulled out so the gaps behind the cooker, fridge and machine are cleaned, then put back. Worktops, splashback, sink and taps descaled, tiles and grout scrubbed, the plinth strip along the bottom, the floor pulled back where it lifts.
Bathrooms, the other place it goes wrong
Limescale off the taps, head, screen and tiles first, then the rest in plain order: toilet inside, under the rim, the base, the cistern and the hinges; bath, taps and the underside of the taps, overflow and plughole; shower screen both sides with the tracks and the sealant bead; mirrors and cabinets and behind them; the extractor cover pulled and wiped; the floor into the corners, behind the loo and under the basin pedestal. Re-sealing a bath is a handyman job rather than a cleaning one, so where a sealant bead is mouldy through we clean it to a usable state and tell you straight.
Bedrooms, reception rooms and the rest
Inside every wardrobe, drawer and built-in cupboard. Skirting, door frames, doors, handles and finger plates. Light fittings, shades, switches and the ceiling roses, which in a garden-village front room hold years of dust. Window sills, reveals and frames inside, with slow careful work on the leaded bays and the Crittall frames. Radiators behind, under and on top. Walls spot-wiped for marks, with a sensible line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. Then the parts people forget: the stairs and banister, cobwebs at the ceiling line, the airing-cupboard shelves and the immersion tank, the cupboard under the stairs, the meter cupboard floor and the boiler casing front. A final walk-through, photographed before and after, every room. That photo set is the evidence you keep.
What it costs, and the sum nobody runs in time
Pricing is our standard tier. Knebworth carries no village premium, despite the postcode, because the deposits genuinely sit at the £1,500 to £2,500 mark and an honest day’s work on Edwardian and 1930s stock does not need a margin uplift. The figures below are the full price, all in, with kit, products and travel inside the patch included. No booking fee, no SG3 surcharge, no premium for a Park Lane address.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat | 3-4 hours, 1 cleaner | From £156 |
| 1-bed flat (station-side Wimpey, Haygarth) | 4-5 hours, 2 cleaners | From £207 |
| 2-bed flat or terrace | 5-7 hours, 2 cleaners | From £243 |
| 3-bed house (Wimpey, Rialto, Pondcroft Road) | 6-8 hours, 2 cleaners | From £339 |
| 4-bed house (Park Lane, Old Knebworth) | Full day, 2-3 cleaners | From £425 |
| Carpet shampoo add-on | Same visit | From £36 a bedroom, £43 a living room |
| Oven add-on | Same visit | £77 single, £110 double, £114 range |
Those durations assume a property in normal lived-in shape. A long tenancy with heavy wear, a pet household, or somewhere that has not had a deep clean in years takes longer, and we say so on the phone rather than on the invoice. Part jobs and odd-shaped properties are charged at £30 per hour per cleaner. Carpet add-ons run £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed; oven add-ons are £77 single, £110 double, £114 for a 90cm range.
Run the sum the way the deposit makes you. A two-bed at £243 to protect a £2,000 deposit is barely a decision. Every booking carries the 48-hour re-clean guarantee: if the clerk flags a cleaning issue in writing within three working days of the hand-back, we are back inside 48 hours to put it right, free, provided nobody has moved in and the property is as we left it. Our first-time pass rate across these jobs sits near 97%, and the guarantee covers the rest. There is a reason the agents here know us by name.

That last figure is the point of the job. Over the years since 2014 the work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions, working with 300+ letting agents across the country and the Putterills, Hamptons, Chandlers and Fine & Country branches around the Knebworth patch. That is money that stays with the tenant.
Where North Herts licensing actually leaves you
North Hertfordshire District Council runs the mandatory HMO licence only, for houses let to five or more unrelated people across two or more households. It has not brought in selective licensing anywhere in the district, has no additional HMO scheme, and there is no Article 4 direction over Knebworth. So a private single-let flat or family house on Pondcroft Road, Park Lane or the Wimpey estate needs no council licence to let. If you share a converted house with four other tenants, ask your landlord whether the property is licensed, because the duty falls on them, not you, and a clerk will sometimes note the licence reference on the inventory.
The layer that does carry weight locally is conservation, not licensing. The Old Knebworth Conservation Area covers the older hamlet, the listed cluster around Knebworth House and the Lytton estate frontages, and a freeholder on a listed property usually writes the cleaning standard into the schedule of condition. We have done hand-backs inside that boundary and the rule is simple: read the schedule, agree the scope, no power-washing or bleach near original fabric, no steam close to historic glazing.
Booking it, and the month-end squeeze
Knebworth bunches its move-outs. The commuter families time the move to the school year, so late June and late August run hot, and the last few days of any month are tight. Ring early for those windows. The steps are simple.
- Ring 0333 555 2076 with the postcode, the bed count, the hand-back date and any add-ons. Price in about three minutes. Mention anything the move-in report marked “new” or “as new”.
- We come back the same day with a fixed quote, the slot we can hold and the team size. Allow 7 to 10 days for an end-of-month slot, 3 to 5 days mid-month.
- The property is empty when we arrive. Furniture out, belongings gone, rubbish cleared. We bring our own kit, water and ladders, and you do not need to be there: the agent, the landlord or a key safe will do.
- We invoice on the day and send a finished-photo set, room by room, so you have a record before the clerk walks through.
- The check-out happens. Anything flagged in writing inside 48 hours, we come back and fix it free.
One honest note on access. Old Knebworth and the lanes out toward Datchworth and Woolmer Green are narrow, and parking a van at a listed cottage can be awkward, so tell us the arrangement when you book and we will plan around it.
End of tenancy against the other cleans people muddle
Three jobs get confused, and it is worth booking the right one.
- End of tenancy clean
- The hand-back clean, billed by property size to a fixed quote, worked to the letting-agent checklist with the property empty, and carrying the 48-hour re-clean guarantee. This is the one this page is about.
- Deep clean
- For a home you are keeping. You are still living there, you want it lifted top to bottom, and it is billed by the hour or by quote with no formal standard to hit. Some Knebworth tenants book a deep clean six weeks before the hand-back to spread the work, which can be the cheaper route over two bookings.
- Regular domestic clean
- Ongoing upkeep, the same cleaner each visit, billed per visit from £22 an hour weekly or £24 fortnightly. That is the domestic cleaning service, a smaller scope than either of the above.
If you need more than the hand-back clean we run the sister services across SG3 too: stand-alone oven cleaning from £77 if that is all the agent flagged, carpet cleaning from £36 a room, upholstery cleaning for furnished lets, and window cleaning for the exterior glass an inventory sometimes asks for. Neighbouring areas worked from the same team include Stevenage, Welwyn Garden City and Hertford.
Questions we get asked
How much does end of tenancy cleaning cost in Knebworth?
A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed. Oven cleaning is £77 single, £110 double, £114 on a 90cm range. It is a fixed quote with no SG3 surcharge and no surprise extras.
How long does the clean take?
A one-bed flat takes a two-cleaner team about three to four hours. A three-bed Wimpey or Rialto house runs six to eight hours with two of us on it. A four-bed Park Lane house with original parquet, leaded bays and a Crittall front-room window runs a full day. We tell you straight when we quote how long we are holding the slot for.
Do you guarantee my deposit back?
No one can promise a deposit return, because deductions can be raised for damage, missing items or rent arrears that have nothing to do with cleaning. What we guarantee is the cleaning standard: a 97% first-time pass rate, the 48-hour re-clean guarantee, and more than £1.2m in deposits we have helped tenants recover since 2014. If a cleaning issue is flagged in writing within three working days, we come back free.
Do I need to be there for the clean?
No. Most Knebworth bookings are agent-let, so Putterills or Hamptons holds the key and lets us in. We can also collect a key from a neighbour or a key safe. We email a finished-photo set on the day, so you have your own record before the clerk arrives.
What if my landlord uses a particular inventory firm?
Tell us the firm when you book. We have worked with most of the inventory clerks across SG3 and the standard they write to is the same agent-approved checklist we run. Where a clerk has a quirky line item, say checking inside the cistern or behind the freezer drawer, we add it on the day at no extra cost.

Do you clean the leaded bay windows on the garden-village houses?
Yes. The Edwardian semis on Pondcroft Road, Milestone Road and Station Road have leaded casements and bays, and the chalk bloom that comes off hard water sits where the putty meets the lead came. We use a non-acid descaler with a soft brush, panel by panel. An acid cleaner would eat the came in one go, so we never put one near leaded glass.
What about the Crittall metal windows on the 1930s houses?
Yes, those too. The Crittall corners on the Park Lane and Oakfields detached corrode a green-blue if the bay has been left to sweat. We work a soft pad on the corner, treat any bare steel, and polish the catch and the handle. The frames come up cleanly without anyone having to repaint them.
Why is the limescale so bad here?
Knebworth is on the Affinity Water supply from the Stevenage works, and the water runs around 370 mg/l calcium carbonate, classed very hard. Chrome fittings scale up far faster than they would in a soft-water area, so the taps, shower head and screen need proper descaling rather than a wipe. We do that on every booking with a weak acid rated for chrome and ceramic, and treat glass screens separately to avoid streaking.
Has North Herts brought in selective licensing for SG3?
No. North Hertfordshire District Council runs the mandatory HMO licence only, for houses let to five or more people across two or more households. There is no selective licensing scheme, no additional HMO scheme and no Article 4 direction over Knebworth, so a single-let flat or family house needs no council licence to let. The one extra layer locally is the Old Knebworth Conservation Area, which adds a schedule of condition on listed properties rather than a licence.
Do you cover Old Knebworth and the listed cottages?
Yes. We have done hand-back cleans inside the conservation-area boundary, on the Lytton estate frontages and the listed Park Lane cottages. The work follows the schedule of condition the freeholder writes rather than a generic checklist. We read it on the day, agree the scope, and keep anything aggressive away from original timber, plaster and historic glazing.
What happens if the landlord disputes the clean after a re-clean?
It goes to the deposit scheme adjudication, whichever one holds your money: the Tenancy Deposit Scheme, mydeposits or the DPS. Our invoice, the dated photo report and the re-clean record are all admissible evidence, and a tenant with a full professional-clean paper trail rarely loses. Shelter’s deposit guidance walks through the steps.
How quickly can you book me in?
Same-week is normal and same-day happens. End of month and end of school term are the tight windows, because the Knebworth flow runs higher in late June and late August when the commuter families time the move to the school year. Ring 0333 555 2076 and we will tell you the next slot we can hold.
