The two Camberleys, and why the clean is never one job

Camberley grew up around the Royal Military College from 1812, and the housing still tells that story in two halves. There is the older town and there is the M3 town, and a crew that treats them the same misses deductions in both.

The older half runs through Park Street, London Road and the terraces near the station: Victorian and Edwardian stock with cornicing, picture rails, sash windows set in deep reveals, original tiled hallways and the odd cast-iron fireplace. The toilet is done bowl, cistern, base, fixings and behind. Bedrooms, living rooms and the period details

  • Wardrobes and drawers inside, outside and on top, because that top shelf is the first thing a clerk checks with a torch.

The law changed, the handover standard did not

The Renters’ Rights Act 2025 scrapped Section 21 “no-fault” evictions and moved everyone onto a single periodic tenancy. Tenants have stronger footing against unfair deposit deductions now. Licensing works the same way. Surrey Heath Borough Council runs mandatory HMO licensing only, so a property with five or more occupants forming two or more households needs a licence. As of May 2026 the council has not brought in additional or selective licensing across the wider rented stock, though that can change and landlords should check surreyheath.gov.uk directly. For a tenant in a licensed HMO it means extra inspection, and clean condition at the end is part of what keeps the licence in good standing.
