On a Bury Road house the inventory clerk reaches for the picture rail before anything else, drawing one finger along it at head height, because high-level dust is the line that quietly settles most deposits up here and a quick clean never reaches it. So this is what end of tenancy cleaning in Sewardstonebury has to be: built for the big detached houses on the forest edge, scoped against the actual check-out report, priced at £30 per hour per cleaner and carried by a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover Sewardstonebury and the E4 7 forest fringe, the houses along Bury Road and Mott Street, the West Essex Golf Club boundary and the Gilwell Park side, plus the rest of E4 and the Epping Forest edge. This page sits inside the regional directory at End of Tenancy Cleaning Waltham Forest.

Why an E4 address sits in Essex, not London

Start with the thing that confuses almost everyone who rents up here, because it changes who you deal with at hand-back. Sewardstonebury has an E4 postcode and the post town reads London, but the hamlet is not in the London Borough of Waltham Forest. It is in Essex, in the Epping Forest district, one of the few stretches of the county that fall inside the M25. The boundary runs along the high ground above North Chingford: a few hundred metres south of Bury Road you are in Waltham Forest, and on Bury Road itself you are in Epping Forest District Council territory, with Essex County Council above it.

The Royal Mail has routed the post through Chingford for over a century, which is why the E4 sticks. For a tenant it means two systems behind one address. Your inventory clerk almost always drives in from a Chingford, Loughton or Buckhurst Hill office, while the council that handles housing standards is at Epping. We use the Waltham Forest hub on this site for navigation, because that is how people search for the area, but the housing authority for a Bury Road house is Epping Forest, not the Waltham Forest property-licensing portal.

That licensing point catches landlords out, so it is worth stating plainly. Waltham Forest runs a borough-wide selective licensing scheme that covers most of Chingford. Sewardstonebury is not in it. Epping Forest District Council operates no selective licensing scheme and no additional HMO scheme at all, only the mandatory HMO licence that applies everywhere in England to the largest shared houses. A landlord letting a single family house on Mott Street is therefore under the general Housing Act standards on gov.uk and Epping Forest’s enforcement, not a Waltham Forest licence. It rarely changes your clean, but it changes which office the paperwork comes from.

On Bury Road itself you are in Epping Forest District Council territory, with Essex County Council above it.

The dust nobody cleans until a clerk runs a finger along it

The deductions up here are rarely about one dirty oven. They are about height and scale. A clerk inventorying a five or six-bedroom detached house has more rooms to score, more glass, more skirting, and usually a set of outbuildings the inventory also covers: a double garage, a garden room, sometimes an annexe or a pool house. Every one of those was photographed at check-in and gets compared, line by line, at check-out.

On the older houses, the Edwardian and inter-war stock that backs onto the golf course, the recurring problem is high-level dust. Picture rails, deep coving, the tops of tall window frames, beam ledges in the rooms that have been knocked through. A clerk runs a finger along a picture rail at head height and that single grey line decides whether the room passes. Where there is a woodburner or an open fire in a snug, and many of these houses have one, soot film on the surround and the hearth is the other classic. Cleaning that back properly is slow, careful work with steps, and a general builder’s tidy will not touch it.

It helps to picture the document the clerk is holding. On a house this size it runs to dozens of pages, every room shot in good light, every elevation of glass logged, the garage and garden room photographed separately. West Essex Golf Club has sat on Bury Road since 1900, the course laid out by James Braid, and the houses sharing its boundary are among the oldest and most heavily detailed in the hamlet. More rooms, more original joinery, more lines on the report. The clerk is not hunting for reasons to be generous; they are matching today against those photographs, and anything that reads as a change rather than fair wear becomes a number against your deposit.

The forest itself leaves marks a town flat never gets. Leaf litter and grit walk in on boots through the autumn and stain hall and utility floors. Houses with dogs, and plenty up here have two or three, hold hair in the skirting joints and on the lower stairs. Properties backing onto the fairways pick up a fine grass-and-soil film on the rear glass and the garden-room door runners. A north-facing porch or a cooler outbuilding on the Yardley Hill side can carry a damp bloom in the corners by handover. None of it is dramatic. A clerk who walks the grounds as well as the rooms notes all of it.

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 took effect on 1 May 2026, and it is the largest shake-up of private renting in close to forty years. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant can give two months’ notice at any point rather than waiting for a fixed term to run out.

Here is the part people get wrong. The cleaning side of a move-out did not change. Your deposit still sits in one of the three government-approved schemes. The deposit cap is the same. A landlord still cannot deduct for fair wear and tear, only for cleaning that returns the house to its check-in condition. If the inventory shows the picture rails clean on day one and grey on the day you leave, that gap is chargeable, and on the big houses up here it is the single most disputed line. What actually changed is timing. More frequent, less predictable move-outs mean the slot you want goes sooner, so book earlier than you would have a year ago.

If a deduction is contested it goes to an adjudicator who reads the inventory and the photographs, not opinions, which is exactly why the dated photo set we leave matters. The Tenancy Deposit Scheme sets out how that adjudication works.

The 57 things we go through, room by room

Every booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what these clerks actually flag. The full list comes with the job. Here is the shape of it on a forest-edge house.

End of tenancy cleaning in Waltham Forest by Monster Cleaning
A recent end of tenancy cleaning our team finished in Waltham Forest.

The kitchen, and the range these houses tend to have

The oven is taken apart, not wiped: racks out to soak, door glass split so the film between the panes comes out, interior, fan, element and seals all done. Range cookers are common in these kitchens, so a 90cm range gets the same treatment across every cavity. The extractor canopy is degreased inside and out and the filter soaked or swapped. Every cupboard and drawer, inside and out. Sink, taps and drainer descaled, because the water never gives that a miss. Fridge, freezer and the integrated units cleaned through once you have defrosted them. Appliances pulled out so the floor and wall behind the range, dishwasher and washing machine are done, then put back, and the washing-machine drawer and door seal scrubbed.

Bathrooms, plural, on a house this size

A detached house up here often has four or five wet rooms, not one, and the clerk checks every one. Full descale of tiles, screens, taps and shower heads; grout scrubbed back; any mould bloom dealt with in the cooler north-facing rooms; mirrors and glass finished clear; extractor vents wiped; the floor done last, including the awkward run behind each pan where a clerk reliably points a torch.

Bedrooms, reception rooms and the high-level work

Skirting and switches wiped, fitted wardrobes and built-in storage cleared and cleaned inside, marks lifted off paintwork where they lift without damage, carpets vacuumed through, hard floors washed. The high-level work carries these rooms, so the picture rails, the coving, the tops of door and window frames and any exposed beams in the knocked-through rooms are done by hand, off steps, because that is the line a Loughton clerk goes for first in a period Bury Road house.

Throughout the house and the outbuildings

Every internal window cleaned both sides where access is safe, sills and runners cleared, doors and frames wiped top and bottom, the stairs and landings done properly including the spindles, light fittings and switch plates dusted, and the woodburner or fire surround degreased and the hearth cleaned where the house has one. Garages, garden rooms and any annexe are cleaned to the same standard as the main rooms, because on a Sewardstonebury property they sit on the inventory and they get scored.

Three jobs get muddled, and it pays to book the right one.

Check-in inventory report
The document a clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a vague idea of clean.
End of tenancy clean
Built to pass that inventory and release the deposit, house empty, the 48-hour re-clean guarantee on it, at £30 per hour per cleaner.
Deep clean
A deep clean resets a home you are keeping. Thorough, lived-in, no inventory to match.
Regular domestic clean
A domestic clean is the lighter recurring visit that keeps a place ticking over, from £22 an hour.

What very hard water does to a house with five wet rooms

This corner of E4 sits in Thames Water‘s very hard zone, drawn off the chalk, and that one fact loses more deposits up here than almost anything except the oven. Scale builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk checks for it deliberately: a thumbnail down the tap, the screen edge read against the light, the shower head pulled in close. On a house with five wet rooms that is a meaningful slice of the whole job, so we treat the kettle furring, the screens and the tap bases with a proper descaler rather than a quick smear that just moves it around.

Some surfaces sit outside the descale-and-go work. The older houses keep original chrome that rules out the brute-force products a newer fitting would shrug off, and a tiled hall or a stone hearth wants its own approach. That careful handling is the difference between a screen that reads clean to a clerk and one that still hazes when the light catches it.

The clerk checks the limescale deliberately: a thumbnail down the tap, the screen edge read against the light, the shower head pulled in close.

Bury Road to Mott Street: the run, and the gates

Most of our Sewardstonebury work sits on the spine and the lanes off it. Bury Road the length of it, from the Station Road end up past West Essex Golf Club towards the Sewardstone Road junction. Mott Street, with the larger detached and gated houses. The private drives and named houses set back behind forecourts off Bury Road. The Gilwell Park side, where the road runs past the Scout campsite that has trained leaders since 1919. And the lanes that thin out towards Pole Hill and the Yardley Hill viewpoint, where the houses give way to forest.

Access is a real factor here, more than people expect. Many of these houses sit behind electric gates with a long gravel forecourt, and a few are down unmade private lanes. We need a gate code or someone to let the team in, and on handover day the keys are often already with the agent in Loughton or Buckhurst Hill rather than on site. There is no bus into the hamlet and Chingford station is the better part of a mile downhill, so our teams drive, which on a costed day is the point: we are not waiting on a connection, and we bring the full kit and the steps a high-ceilinged house needs.

Tell us the arrangement when you book. We would rather sort the logistics in advance than lose an hour of a full day stood at a closed gate. We also cover the rest of E4 and the neighbouring Essex and Waltham Forest patches, so a tenancy just over the line in central Chingford, or up the road at Sewardstone on the reservoir fringe, is still our patch. For the suburban streets a mile south, see Chingford.

What it costs, and the maths nobody runs in time

5-bed-plus detached with outbuildingsFull day, 3-4 cleanersQuoted on the room count

Most houses up here are larger than a four-bed, so for a five or six-bedroom detached with a garage, a garden room and five wet rooms we give a fixed figure after we have seen the check-out report or talked the place through. A double garage and a garden room are real extra hours, and we would rather price them honestly than surprise you on the day. Prefer to pay by time? Hourly is £30 per cleaner. Carpet shampoo is an add-on at £36 a bedroom, £43 for a living room, or £115 for a whole two-bed, and on the big reception rooms we quote the larger rooms individually. Oven cleaning is in the package; as a standalone it is £77 for a single, £110 for a double and £114 for a 90cm range, and the ranges are common in these kitchens.

Run the maths the way the deposit makes you. On a Bury Road house the disputed sum at check-out is usually four figures, often a good deal more, so a clean costing a few hundred pounds is the cheapest insurance you will buy that month. We have recovered £1.2m in deposits for tenants over the years, we are on the books of 300+ letting agents across these patches so the local clerks already know our standard, and our first-time pass rate on this work is 97%. That last number is really the point, but the guarantee behind it is what you are buying.

A Mott Street job from the spring

“We handed back a five-bed gated house on Mott Street after six years, two of us and three teenagers, no pets. The landlord’s worry was the woodburner in the snug, the picture rails right through the older half of the house, and a garden room that had become the dog’s, sorry, the kids’ dumping ground. Monster sent four cleaners for a full day, did the rails and coving off steps, scrubbed the soot off the stone surround, and cleaned the garden room and the double garage to the same finish as the kitchen. The clerk drove out from Buckhurst Hill, went over the high-level work and the glass properly, and signed off with nothing held back. We had £3,600 protected and the full amount came back inside two weeks.”
Marianne, Sewardstonebury E4 7, April 2026

That is a fair example of the pattern up here: a long tenancy in a big house kept tidy but never deep-cleaned, where the deposit turned on the high-level dust, the woodburner and the outbuildings rather than anything on the worktop. The clean cost a fraction of what was at stake. It usually does.

Booking it, with the report in hand

  1. Ring 0333 555 2076 or email [email protected] with the address, the bedroom count, the outbuildings and your check-out date.
  2. Send the inventory or check-out report if you have it. On a house this size it genuinely changes the quote and the time we book, and it lets us scope the clean against the exact lines a clerk will score.
  3. We give you a fixed price and a slot, usually a full day with a three or four-cleaner team for the larger detached houses.
  4. The house should be empty when we arrive, furniture out and rubbish cleared, so we can reach the skirting, the rails and the backs of the rooms.
  5. We clean to the 57-point checklist, scoped to your report, garage and garden room included, and we photograph every room before and after so you have a dated record.
  6. If the clerk flags anything on the cleaning, tell us within 48 hours and we come back under the 48-hour re-clean guarantee at no charge.

One honest note on access, because it is the thing most likely to slow a Sewardstonebury day down. Confirm how we get in, whether that is a gate code, a key safe or an agent drop-off in Loughton or Buckhurst Hill, and whether the drive takes a van. Sorting that at booking takes the sting out of the morning.

Questions we get asked

How much is end of tenancy cleaning in Sewardstonebury?

Base prices are £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed detached. Most houses here are larger detached properties with outbuildings, so a five or six-bed is quoted after we see the check-out report or talk it through, because the extra rooms, the garage and the garden room are real extra hours. There is no central-London premium out here.

Is Sewardstonebury in Waltham Forest or Epping Forest District?

For the council it is Epping Forest District, in Essex, even though the postcode is E4 and the post town is London. The boundary runs along the high ground just north of Chingford, and Bury Road sits on the Essex side. We use the Waltham Forest hub on this site for navigation, but the housing authority for these houses is Epping Forest District Council, with Essex County Council above it.

Does any selective or HMO licensing scheme cover my house?

Epping Forest District Council runs no selective licensing scheme and no additional HMO scheme, only the mandatory HMO licence that applies across England to the largest shared houses. A single family house on Bury Road or Mott Street sits under the general Housing Act standards and Epping Forest enforcement, not the Waltham Forest selective licence that covers most of Chingford a mile south.

What actually gets deducted from deposits on the houses around Bury Road?

The most disputed line is high-level dust: picture rails, deep coving and the tops of tall window frames in the older part of the house, the bit a clerk runs a finger along at head height. Woodburner soot on the surround and hearth, oven and range internals, hard-water scale across multiple en-suites, and dog hair and forest grit on the lower stairs are the others. We scope the clean directly against those.

Do you clean the garage, garden room and other outbuildings?

Yes, and on a Sewardstonebury house you need it. The check-in inventory photographs the double garage, the garden room, any annexe and any pool house, so the check-out clerk scores them too. We clean them to the same standard as the main rooms and price them in from the start rather than treating them as an afterthought.

Did the Renters’ Rights Act 2025 change my deposit?

No. It came into force on 1 May 2026 and ended Section 21 evictions, but the deposit cap and the protection schemes are unchanged. A landlord still cannot charge for fair wear and tear, only for cleaning that returns the house to its check-in condition. The practical effect up here is on timing: move-outs are less predictable now, so book the slot earlier.

How long does a Sewardstonebury house take to clean?

A typical five or six-bedroom detached with a garage and garden room is a full day for a three or four-cleaner team. We do not try to squeeze one of these into a half-day, because the high-level work off steps and the multiple wet rooms take the time they take, and a rushed job is what fails a check-out.

End of tenancy cleaning in Waltham Forest by Monster Cleaning
Fresh from a end of tenancy cleaning in Waltham Forest.

Do you treat the hard-water limescale in the bathrooms?

Yes. This corner of E4 is in Thames Water’s very hard zone, around 300 parts per million off the chalk, so the screens, tap bases, shower heads and tiling get a proper descaler rather than a quick wipe. On a house with five wet rooms that is a meaningful part of the day, and it is one of the first things a clerk checks.

Can you clean the woodburner and the fire surround?

Yes. Soot film on the surround and hearth is one of the most common deductions in the snugs and reception rooms up here, so degreasing the surround and clearing the hearth is part of the standard clean wherever the house has a burner or an open fire. Flag it when you book and we bring the right products.

The house is behind electric gates down a long drive. Is that a problem?

No, as long as we know in advance. Many houses up here sit behind gates with a gravel forecourt, and a few are down unmade private lanes. Give us the gate code or arrange for someone to let the team in, and tell us whether the drive takes a van, so we are not stood at a closed gate while the costed day runs down.

Do you offer a guarantee if the clerk is not happy?

Yes. We carry a 48-hour re-clean guarantee. If the check-out clerk flags anything on the cleaning, tell us within 48 hours and we return and put it right at no extra charge. Our first-time pass rate on this work is 97%, and on a tight rural handover, where the clerk drives out from Chingford or Loughton and there is no slack to come back twice, that window matters more than it would in town.

Can you work to the check-out report?

Yes, and we prefer it. Send the inventory or check-out report and we scope the clean line by line against it. Our 57-point agent-approved checklist mirrors what the major clerks score, which is why we pass first time on the large majority of jobs and why a well-documented house rarely ends in a dispute.

Do you cover Sewardstone, Chingford and the rest of E4?

Yes. We cover Sewardstone on the reservoir fringe just up the road, the suburban streets of central Chingford a mile south, the rest of E4 and the neighbouring Essex and Waltham Forest areas. We work with 300+ letting agents across these patches, so the local clerks already know our standard.
